Excellent hotel with super useful and friendly staff. Clean and not noisy. Quality is great for price. Also possible to park scooter in safe place. Best is room on top level but all are great. Aircon and tv available. Thai Massage downstair during the day

Late January, we stayed two nights at this hotel as we had left Sukhothai earlier than originally intented and our favourite Chiang Mai hotel was fully booked. Stayed at Pat's for a few days to check out Chiang Mai, the staff and the owner were very accommodating, the room with 2 twin beds for me and my friend was spacious and the water was super hot for the shower, a rarity to find in Thailand! Stayed here for one night on the upper floor at the front of the building on a Sunday night. It was great being able to see down the street to the Walking street market although a little noisy until later in the evening when the crowds went home. Comfy beds, helpful staff, fast wifi all made for an enjoyable stay.

We really enjoyed our stay at pats. The girl at the front desk was fabulous. Although because of the wood and concrete flooring we could hear anyone who walked up and down the stairs, even when they were trying to be quiet. Otherwise it was clean and had great location. Just be aware that you'll be up early each morning...

I trusted the recommendations in the internet. They seem to be fake or manipulated. The hotel is for Thailand absolutely overpriced. The location is far away from all attractions. In front is consctruction work ongoing which starts at 7:45 every morning. The breakfast is very limited, they dont offer juice - just some kind of cheap sirus mixed with water....

Greatest place we've stayed in Thailand. Staff is so welcoming and helps you with booking trips, tours and bustickets with no extra charge. Rooms are clean, beds are comfortable and breakfast is really tasty (you can choose between asian, muesli and fried eggs with bacon every day new). The guesthouse is situated in the central of old town, all sightseeings...

This is really good location, very short distance walk to the temples in the old city (Phra Singh 15 min walk & 5 mins walk to Wat Chedi Luang. The Saturday market is a short 10-15 min walk to the left of the boutique, and the Sunday market is almost at the doorstep! A maybe a few seconds walk away!...
