First impressions were bad - we had arranged to be met at the airport by the guest house's own car but they forgot. We got a taxi eventually but it didn't ruin our stay. there was a slight muddle about my booking at first, but then everything was made well again, by a lovely clean house, very modern yet thought through rooms. Nice staff and excellent location. Great value for money.

Although it is a good location near the Temples it was on a busy main road with traffic all night. We had a wonderful welcome from Lassana with the best welcome drinks - beating even the 4*s. She was a very helpful and knowledgeable lady and went out of her way to feed you excellent information. There was 3 computers...

Stayed at Pat's for 6 nights and absolutely loved it and Chiang Mai! You are well positioned in the city - literally steps away from the Sunday night market - which is very convenient. Any other popular sights are accessible by Song Tows for around 40 BHT, so getting to and from this b&b was very easy. If you are...

We really enjoyed our stay in Chiang Mai. Pats is perfectly located and provides a bit of character along with reasonable rooms. The staff are very friendly and helpful and the food is very good if a little expensive compared to Chiang Mai generally. Other than the shower being more of drizzle than a shower nothing really to fault.

We stayed here for 5 nights in twin room overlooking front street booked direct through website,e mail response very good. Lasana is the manager of this guest house and is the main reason I would reccomend this place.She speaks perfect English and is there 12 hours a day 6 days a week and always happy to help with your travel...

Not the best or the worst hotel I have stayed in, however it ranks up there as one of the most over rated/priced hotels I have ever stayed in. Far better value for money places to stay in a far better location, plain concrete finished walls are not my idea of cosy, the concrete seating area in the small terrace...

We stayed 5 nights in Pats Klangviang and we enjoyed it very much. We booked a private taxi transfer (with a more than 40 years old Toyota oldtimer) from and to Chiang Mai Airport for 250 BHT. Mrs. Lesana is the heart of this little B&B right in the center of the old Chiang Mai and she is really so...
