I have lived in Thailand for 8 months and stayed at many guest houses, hostels, hotels. The royal Guesthouse was my biggest disappointment yet. Good pool, great location, cheap and offers a quick laundry service. The room was very dated but the room was a good size with a small balcony. The social area was very quiet when we were there but it looked like it could host a decent get together. Possibly the loudest air conditioner on planet earth! Shower is pretty terrible...

Great value for money. Swimming pool (slightly eggy), pool table, bar and social area, easy to talk to other travellers. Excellent location, close to all amenities etc. The rooms aren't amazing but you can't complain for 300 baht a night. However....the staff did try and charge us 2x what we paid online for an extra night, so we just booked...

You get what you paid for, and the plus side is to have pool for relaxing. A little bit hard to find. Staff are friendly and kind and you can book a tour or rent a motor bike at the hotel which is very easy.

Thanks so much for the praise. We have (finally) begun renovations. It is only going to get even better from now on. New paint. Swimming pool deck coming soon. So as rooms. We now have live music, BBQ, and other activities. stay tuned. We hope to see you again soon.

Brilliant social area, has a lot of character. This guesthouse is in the heart of Chaing Mai. Close to shops,bars and easy to get to via tuk tuk. Situated off a busy road its charming fairy light drive creates a welcome hello to any weary traveller. This hotel was average. We unexpectedly wound up in a budget room. Fair enough, but we didn't think we would have to rent out towels and bring our own toilet paper. We have a restaurant and bar than serve all-day American breakfast as well as local dishes. Tour booking can be made at the lobby (e.g., one day trekking, elephant riding, bungee jumping). Motorbikes and cars rental is also provided. Although there is no elevator, you will find better views on the higher floors overlooking Doi Suthep temple.
