The hotel is cheap, clean and in a great location. Staff are very cold and never smile, the windows are not proper windows that close and the place is very noisy as all rooms face onto the communal / breakfast area. Someone starts sweeping the floor at 7:30 and tourists decend on the breakfast area at 8:00 so don't expect...

We checked in and every thing went smoothly. Its very neat and quite. It really helps you relax and enjoy your stay.The staff are pleasant and always very helpful.The rooms are very neat and comfortable. It was best deal for the price. We booked this hotel and paid well in advance (several months ahead). However, when we arrived at the reception, we were told that there are no available rooms. Just like that! I can't rave enough about the great location of Baan Jaja. Located a short walk from the East gate, there is a good restaurant, cooking school, massage place and even a yoga studio just minutes from this guesthouse. It is also located by the street of the Sunday walking market and other major streets. Everyone at the guesthouse was wonderful....

First of all, any bad reviews I've realized come from people who have way too high of expectations. This is a guesthouse, a step up from a hostel and that's exactly what you should expect.
