well we stayed there 20-25 jan 2016 ..will check out tomorrow...this hotel needs a serious renovation...room i had 204 and 205 was very poor..204 no hot water in shower so shifed to room 205..both rooms poor shower water either hot or cold and its a problem getting the right balance between the two..shower room corners need to be scrubbed the...

But not very good either. The location is fine and it's quiet and clean and reasonably priced. The service is non-existent and the guesthouse looks as shabby as their poorly photocopied black and white business cards. We stayed here for a night and we survived. I wouldn't recommend staying here longer though.

This is a nice and fairly cheap place to stay, unless you prefer luxury. The place is quiet and has a homely feeling to it. Oke, this I absolutely do not recommend! Worn down and lazy owner. ( notice: this is a new owner) The beds are really hard and the shower was terrible, very loud ad night as well. We stayed here 4nights at our trip in chiang mai. Owner was nice and helpful and rooms where clean. Near night market and it has its own closed tiny/small yard/garden what i liked verry much. After visiting the more expensive and "better" hotels in chiang mai i recomend this place if you like peace and quiet. Only minus was that...

This guesthouse is in a great location, not far from the centre of chiang mai down a peaceful road! We were there in songkran so were glad it was slightly away from the main roads when we were tired of grtting soaked! The owners are a lovely helpful family and the daughter and son speak good English! Clean medium sized...

This place was recommended to me by my cousin and I was very happy with it. The beds were ok and rooms were clean and comfortable. Location was perfect for us - go right and turn right into the first lane and you come to one of the best massage places (Fa Lana), keep going and you hit the night...

I stayed at Kim House for about a week at the beginning of July 2006. It is very basic, but set in beautiful surroundings, with tropical plants fringing either side of the walkway from the main road to the building.
