The staff are friendly and very close to the 'party street'. Its actually very good as its close to the street and NOT on the street. Very reasonable price and breakfast good. Not close to all the landmarks but tourist buses can be organised from the hotel. Recommend this as it is much cheaper to do this.

My daughter and I stayed one night here .Beware, Three flights of stairs to climb ,air-con not working, ,No electric jug or tea making facilities.This unclean, noisy, facility is not pleasant to stay at. no breakfast provided but paid for. A .reluctant porter carried one suitcase downstairs only. We were lead to believe this was a 3.5 star establishment ,but...

Tripadvisor has the incorrect name for this hotel - it is now called "Ava 3" - I wrote to them months ago but they haven't yet made the correction. I stayed here for one night when other options were unavailable to me in the Bui Vien backpacker district. The room was small, and the bathroom and fridge were very smelly....

My room was spotlessly clean. The bed was hard, but I still slept well. The bathroom was nice. The restaurant upstairs was really good and had a nice view. There is also a spa in the hotel where you can get a very detailed massage....... if you know what I mean. I honestly love this place. Oh, you can smoke...

Location is good. Easy to move around to find food. Hotel is old. Aircon and water heater is ok. Free wifi, simple breakfast and free laundry. Mattress needs to change as the centre spring has sunk in.

The sign on the outside says Sunny. But this is now the Ava 3. There is a New Sunny Hotel up De Tham closer to the park. I stayed here for five nights. I'm not sure what they did to the place upon the change of ownership but they still have the room with the mushroom (i.e. fungus) growing from...

Good location with small comfortable room and basic breakfast. This hotel is fine for a couple of nights. There is 24 hour salon below hotel that is separate business, so no problem if you need foot massage or manicure in the middle of the night. pleasant place, great location. the rooms are clean but really small. good air con. the water was ok, sometimes hot... The staff was mostly friendly, and breakfast was basic and pretty good. the spa downstairs was not worth the money, and tried cheating us out of more money using 'tip vouchers'. wouldn't recommend. .
