This is an oasis in the middle of a busy city. Beautiful garden, great pool, very friendly, welcoming, helpful staff. They all go out of their way to ensure you are having an enjoyable stay. Nice & big room & they are considerate enough to give us a room playpen for our baby. Compared to Pavillion, it is more family friendly. Spacious compound & nice & big for baby to roam around. Friendly & helpful staffs. However, it can get abit quiet, esp at night. Overall nice experience & would recommend it!

We stayed for 3 nights in April. Very good situated hotel at walking distance from the Royal Palace. In a small street where cars are not allowed, so the garden is a real oasis in the middle of the city. Service is great. Great relaxed place in the heart of PP. Nice colonial style hotel with good, clean rooms and patio/pool covered by trees, so nicely 'cool'. Very friendly staff, good breakfast served at the table and WiFi that works very well. You don't feel the rush of city centre despite being 5 mins from the riverside.

The hotel is not as posh as you could get but it was clean and the food was good. The family room we stayed in had 2 queen beds and a bunk bed. Watch out though, even though the bunk bed is in the room they charge an additional $10 bed that's used. There was one sink in the bathroom...

We recently spent a few nights here and loved it, the staff were friendly and helpful and its in a great location. The rooms were spacious and beautifully decorated, the walls are a little on the thin side though, so expected to hear your neighbours at times. This property is located right next to the PM's house - so access to this hotel is very restricted. No cars are allowed at the Door of the hotel (as Road is blocked due to security). We were thoroughly charmed by our stay at the Kabiki. The staff were friendly and helpful with good English, the location was central and secure. The Kabiki staff were very friendly and accommodating to our family's needs. The location is good, and it's remarkably quiet for being in the city. Lots of shade trees help make it comfortable. We would return.

After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside.
