Great location, helpful staff, excellent AC, clean and comfortable. The thing that sets this place apart is the entrance patio. There is a deep grape arbor for shade and comfort couches for sitting. This is where they greet you and after breakfast you can sit and make plans. It’s a beautiful extension of your space to be. Big breakfast. I would 100% choose to stay here again. I recommend it with out any hesitation.

This was not my kind of place, which I noticed too late. The house is old, which is ok, but on windy nights the windows made a lot of noise. Other guests were rather noisy, too. Luckily, the weather was rather cold, because on a warm night they would have probably stayed up even longer in the front garden. The location of this place was quiet, though. My room was relatively big but there was only one chair which was not very good. There was no good light for reading, and the room was rather cold, The breakfast varied a bit - one morning we got very nice crepe-like local specialties but another morning we were served some kind of minced meat patties (which I prefer not to have for breakfast). One person of the staff spoke good English but the others didn't. On this side of the river, there are not so many restaurants and services but the walk to the centre takes only 10 minutes (with a lot of climbing on the way back). The B&B is located only a couple of hundred meters from the presidential palace but most buildings in the area are in a very bad shape. I guess that's changing, as they are building new hotels nearby. They offer a very reasonably-priced transport from the airport.

This is not your ordinary B&B. The 15 or so rooms are situated in an old Georgian mansion set in a residential neighborhood of Tbilisi. It is also not in the "Old City" which is a short taxi ride away or a longish walk downhill and across the river. Nonetheless, we enjoyed our two night stay here. The front desk - mainly David, the manager, was exceptionally helpful. He doesn't speak much English but there are enough English speakers around that you won't have any problems communicating. The B&B essentially operates like a home away from home where guests are treated like family members. Everyone was quite friendly. The room we had on the first floor was spacious, quiet and clean. The bed was a bit thin, yet comfortable enough and the bathroom was compact with amenities. There is an electric pot and tea. Breakfasts are served in the basement. Breakfast was served at your table, consisting of eggs, sausage (hot dogs), tomatoes, yogurt, bread and coffee and tea. House wine is served at one's request. There is an outside sitting area in front of the B&B where guests usually congregated in the morning or in the evening. You will need the house phone number, as many taxi drivers did not seem familiar with the hotel. All in all, we quite enjoyed our stay here. We experienced warm Georgian hospitality, thanks to David.

My review on the hotel is mixed, maybe I was spoilt at the hotel we stayed at before arriving in Tbilisi? but this was a strange set up and I'll try to explain why I can only give an average review. Initially we arrived around 15:00. The hotel is situated in a back road and it feels like you are going in through the back gates but this is in fact the front entrance. There isn't really any signage or labelling for the hotel - luckily I had saved a picture on my phone from here. We couldn't seem to raise anyone to let us in! eventually a cleaner arrived who didn't speak English but luckily our driver was still with us and he explained that there was nobody on reception but our room was ready. We were given the keys - I still didn't know if this was actually our room and we went inside, unpacked and went out. There was a note on the reception desk from someone who had checked out.....it said that there was nobody around hence the note. Our room was fine, clean and with good facilities. There was a hairdryer on the empty reception desk to borrow. I then found some 'instructions' on the desk about making contact with the owner through WhatsApp after connecting to the WiFi - so I did!. The next day we went for breakfast downstairs and met the owner who was very friendly and the breakfast was lovely. We tried his home wine and he also explained that all of the alcohol in the restaurant was free if we wanted it. We skipped breakfast the day after - still nobody on reception. The next day I checked out......still nobody on reception - there never was be it daytime/afternoon or night. I called the owner and after a while (I could hear the ringing coming from a room) he appeared. I'd woken him up and I paid in cash just before I left. As I left I noticed the note I saw on the first day was still on the reception desk. I dunno. It was a strange situation - the room was fine, owner seemed nice, breakfast was good but its pretty much self service all the way and make contact through WhatsApp if you need to check in or out!. If this had been explained or documented before I arrived then it would've helped.

The manager/owner let us checked in early in the morning (around 5am) without extra fees. We also had the free breakfast that day. Staffs are so accommodating and hospitable. We left the room keys for room cleaning and to our amazement, they arranged including our clothes and some other stuffs. Also the location is very near (around 5-10mins walk) to Avlabari Metro and lots of restos and shops so transpo and food were not a problem at all.

What to write first about such a astonishing hospitality... Maybe just that this place hasn't got such a note without a reason! The Host is without any doubt the best we have ever met! A perfect location and excellent B&B for our first visit to Tbilisi. A very welcoming and helpful host from the moment we arrived at the B&B in the early hours of the morning to when we departed. He personally drove my wife and I into the city centre so that we could purchase a sim card for our mobile phones. A highlight of the stay was to spend the late evening in the courtyard chatting to fellow guests from all over the world. An unlimited supply of wine, courtesy of our host, aided the conversation. We took advantage of a free excursion to Mtskheta because our booking was for several nights. Our drive Shota was excellent and we thoroughly enjoyed that day. As and when I return to Tbilisi I will be checking into the Old Tbilisi B&B again. I recommend it to you without hesitation.

The best place to stay in Tbilisi, with a warm welcome from the handsome host, wine and fruit and tea. Very clean rooms, facilities as iron & hairdryer, a tiny garden where meet other guests. Tasty breakfast, served by nice ladies. And shouldn't be place there, kind Erekle will find a room in one of the circuit hotels, so you wouldn't sleep outside

We had looked at a lot of hotels before selecting this hotel. We particularly wanted to stay at a small hotel where we would not be just a room number and would be able to be surrounded by famous Georgian hospitality. We arrived at 2 am and were met by Vova ( an employee ) that was waiting for our arrival. When we walked into the little court yard we were offered home made white wine, tea or fruit, at 2 am! After that we were walked to our room. It was a very basic room, very clean. To me cleanliness is most important. Now about the Georgian hospitality. Absolutely everyone in the hotel is thoughtful and welcoming. Every evening the guests meet in the gazebo under the wine vines and drink the home made white wine or some chacha and enjoy the local ripe fruits. Irakli , the owner of the hotel makes everyone feel like they are at home. He tries to accommodate everyone and make everyone feel special. During our stay we were celebrating our daughter’s 24th birthday. We were outside enjoying some wine and at 12:05 am Irakli presented her with the biggest rose bouquet that we’ve seen. I highly recommend this hotel, we were spoiled by attention and hospitality. Thank you to Irakli, Vova and the breakfast lady.
