I was unable to sleep all night one of the nights because of noisy guests in the room next door talking all night. I banged on the wall several times, they did not care. I was told when I checked-in no one was at the desk after 11 pm so I was not going to call and get someone to come in the early hours of the morning. I was blamed for not calling them at 2 am, 4 am and 6 am in the morning - they lied and said someone was on desk, if I had called them then I would be moved even though I was not the problem - I would have had to change rooms while the other guests' noise was tolerated AND accepted? . After my sleepless night, I asked in person to speak to the supervisor and was told they would be available around 8 am the next day and they weren't not: I was again blamed for a problem I did not cause. I e-mailed and had to follow-up five days after my e-mail and my request for a refund was not responded to. In addition, they said there was swearing from my room - I used a swear word once and when you have not slept all night, many people would use a lot more or actually talk to the noisy guests face-to-face. "We promise that we will try to have better communication with every valuable guest to keep Just Inn a better and quiet condition." - sums up their customer service succinctly. The staff at Just Inn need to learn to read, listen and stop blaming the customer, they are not always the problem. They also need to take responsibility because they did not and continued to argue up until I posted this review. You would think in a pandemic climate they would try to provide standard service, especially thinking towards future income but clearly not.

I walked by the entrance 4 times before I could find it. I frantically read TA reviews in which one helpful traveler said to look for the 7-eleven. The entrance is right next to it, and the Just Inn sign is in the stairwell - almost impossible to see from the street. There is an intercom, but you might as well just take the elevator to the 7th floor for check-in. It would help if they had a small sign in the lobby that said “Just Inn check-in - 7th floor”. The location is indeed great. As other reviews mentioned, the rooms are small, but that is what keeps the price low. The rooms were clean with all the toiletries you need. I did not mind the shower that was so small you are literally over the toilet, but the bed was so hard, you might as well put the sheets on the floor. Complimentary coffee, tea, and water are in the hallway outside the room, and there is a communal refrigerator. Tip: for storage, your luggage slides under the bed. The plywood is on a hinge, so just slide your luggage under the bed and the plywood will flip up.

When the taxi dropped me off and I started to climb the stairs, I was not impressed. The staircase is filthy, and looks like you're entering a real den. Obviously no one wants to take responsibility for the stairs. However, once you reach the 7th floor, and enter the Just Inn, the place is a real winner. I doubt you can find a room this close to the Peninsula Hotel for less than £50 (GBP). The rooms are tiny - more like a cubicle - but pretty much what you can expect for the price in this location. Just space for a double bed in my room, and a shower. The room was indeed tiny, but clean, and decorated in an intriguing, almost frightening style. Scarlet red walls with a scary rabbit near the bedhead, and an even more scary cartoon soldier with wool for hair near the foot of the bed. The things of nightmares! In spite of the small size, the room had everything you would need for a short stay - shower, toilet, bed, television and sink. The bed was not at all comfortable - I think it was the most uncomfortable bed I've ever slept on since my last camping expedition! As other reviewers have said, don't look for luxury, but this hotel is right in downtown Kowloon, within walking distance of the Star Ferry, with some decent and reasonably priced restaurants just outside the door. Good value for the price.

Pro: Clean and modern looking Owner/Staff speaks English very well Con: They booked us a room at the 7th floor with the lift not working. Nobody was there to help us with our heavy luggage. I'd recommend this for the fair price and location, very near Tsim Sha Tsui MTR station. A little hard to find along Lock Road, its entrance is beside a 7-11 store. I would return to this place if they'll fix the lift.

Now the lift is fixed and resumed properly functioning with license and test approved by the Hong Kong Government Electricity and Mechanical Department. We are also deeply sorry that if we made you feel that our service and assistance didn't meet your expectation during your stay. We do evaluate ourselves immediately and set up some more new measures to improve our standard in services, especially during exceptional cases happening. Thanks again for your support and advice. This is quite an interesting experience. The guesthouse is located in an excellent location, walking distance to almost everywhere - MTR Station, 7-11 (downstairs), Restaurants, Cafes, Desserts, Shopping Malls, etc. Room is small as usual in HK standard, but comfy & clean. Bed is hard though but no problem in getting good sleeps. Cleanliness is acceptable, bathroom comes with Shower Gel & Shampoo, clean towels. Worth every penny spent, will definitely stay here again in future!
