Synopsis (Overall + Value)
Nice and clean place to stay - easy to get to all the interesting sights in SIngapore via a bus stop right opposite the hotel. 24hour food court opposite too with a 7/11 (convenience store) too.

Location
The bus stop right opposite the hotel takes you to wherever you want to go. Lots of taxis available too. Lots of shops and restaurants/bars within a 10minute walk of the hotel. If I came to Singapore again I might have stayed somewhere more central to the sights; while the bus was convenient, the ride was a good 15-20mins.

Hotel Room
Compact (small) and clean. Apparently all Singapore hotels are tiny, this one served its purpose well. Our room was spotless, had a big, Queen-size bed that took up most of the room, good airconditioning, a safe, a flat screen TV, hair dryer, tea making stuff, table, chair. It was too small to be able to keep 2 large suitcases open at the same time (unless on the bed), if you see what I mean.

Comfortable and big. Good night's rest.

Staff
Very helpful - were able to tell us about what was around the area and which buses to take. Spoke good English.

Internet/Wifi
Free wifi throughout the building, good signal strength in our room with good internet speeds.

Housekeeping
As and when we wanted, no complaints.

Breakfast
Not included as there's no canteen/restaurant in this small hotel. There is however a 24hour chinese food court right opposite, serving all sorts of noodles/rice/dimsum/fresh juices whenever you want, all at cheap prices.

Airport transfer
There was no hotel transfer, so we had to take a cab.

Other
They have 2 lifts which are big enough to take all your luggage. The only thing I'd be aware of is that some front facing rooms may be a little loud, given the amount of motorbikes/cars that pass through in the early morning. We still slept well though.

Kam Leng is now open after recently being refurbished, although It has not currently finished development. 

My partner and I were able to get a discounted price on asiarooms.com.(I think it was an opening deal.)

 It cost us around S$100 per night for a standard double. 
They do offer superior rooms that have more floor space - but nothing else additional to the standard rooms. 

The facilities were very clean and modern. Kind of a 'shabby chic' look, keeping some original features from the old hotel. 

The room we stayed in was very small - just enough room to walk around the bed, but this didn't concern us. 

The room came equipped with a desk, chair, queen size bed, kettle, water, tea and coffee, TV, wifi (and wired connection socket), mini fridge, air-con, safe and a very nice large rainfall shower. 

Internet speed is standard Singapore speeds around 17MB download and a reliable connection.

There are only windows in the bathroom, so there isn't a great deal of natural light - but we found if you opened all the shutters and propped the bathroom door open - it helped!

The best thing about the hotel is its location right across the road from lavender food court - which was much needed as room costs do not come with breakfast!! It's a great food market - try some of the pancakes from "ah long pancake"! The blueberry one is tasty and about S$1!

Their usual price rooms start from S$217 per night. We were thinking about extending our stay but felt the facilities weren't perhaps worth this much. From our research on Singapore accommodation, this is standard price for the facilities supplied - but we were able to find an airbnb.com room that is nicer, bigger and boasts far more facilities for S$100 . 

Overall it was fairly average, but a good place to lay your head after a busy day in Singapore.

Charming Art Deco style building with retro 50s and 60s furnishings - quiet room, comfortable bed.I loved the convenient location across the road from a food court offering lots of choices in cuisine.
Everything was hassle free about our stay and staff were friendly and attentive. I think it is excellent value for money and would definitely stay here again.

The hotel was a bit old from the interior. But, the room was comfy- a little small.. but it was okay.

There were heaps of food corner and cheap too, and you can do a little walk to Mustafa Centre (20 mins walk)

Wife and I decided spontaneously to do an overnight stay here. We had seen the outer and inner decor at the lobby of Kam Leng Hotel before and were intrigued by the character and heritage the hotel had (hence the 2 stars due to the potential)

When we checked in, process was smooth. Upon entering the room, we realised a small but new Xiaomi TV and a spacious toilet. However, the room was extremely musty and dusty (like the kind of dust that hadnt been cleaned for months and years). We were unable to sleep throughout the night and checked out early as we kept feeling itchy, aircon kept turning cold and warm and the mustiness remained.

Reading some reports, we also understood that the hotel had been used for some illegal businesses before.

To conclude, you do get basic amenities and lodging for the price you pay, which is reasonable. As a couple or person looking for a comfortable night's stay then maybe not. A hotel full of potential but not well maintained at all. What a waste.

Worst hotel i've ever stayed in my life. My partner and i booked this hotel from the hotelquickly app thinking it shouldn't be too shabby as it is managed by JL Asia. Man were we wrong!

The check in was terrible! The lady at the counter(I wouldnt even consider a concierge), was watching tamil shows loudly on the computer that she didn't even see us at the counter.

It was a quick check in and we were put into room 107 which was on the first level.

I read a couple of reviews here on kam leng and the musky smells it had, but i did think it was an exaggeration. The moment i set foot into the room, i was appalled by the smell. Turns out it wasn't an exaggeration AT ALL. The smell of the room was nauseating. We didn't mind the size as its pretty standard for a 3 star hotel.

The washroom was terrible dirty with mouldy walls and grimy shower heads. Even the towels were dusty. My partner wanted to boil some water for her medicine, upon opening the boiler, it was dusty and slightly rusty. Good lord, how does ANYONE drink from that!!!

When we wanted to shower, the towels placed on a shelf was dusty and had dark black spots everywhere. We ended up standing in front of the air con airing ourselves.

When we were about to go to bed, a lizard climbed into the room through a brick sized hole at the top of the wall close to the ceiling, which was supposedly sealed up. Oh god, it was horrible. What else could have crawled in through the "supposed sealing"

The beds were soft, yes. However not very clean. I have sensitive skin and it starts to itch and rash whenever a particular surface, especially beds, are dirty.

The walls were extremely thin and we could hear it whenever someone of the same corridor opens or closes their door.

It was overall a terrible stay and i would not recommend anyone to stay in this hotel unless they were really on a tight budget and all the hotels in singapore were fully booked.

My wife and I spent 2 nights in July in this hotel.

The hotel has been recently renovated which is a plus. The interior design is unfamiliar in Asia: it looks more like a Berlin hotel! But that's also a plus.
The location is not perfect: 20 min bus to the center of Singapore. But a bus stop stands across the street, along with a food court open 24/24. Very convenient.

The big problem for us was that my wife and I woke up the first day covered with what appeared like 80-100 mosquito bites on the body. We are almost sure they are not mosquito bites for two reasons: 1/ our bedroom did not have any window (not cool by the way) 2/ we did not hear or see any of them, which is likelly to happen when you have so many bites

So for the second night, we had our linen changed. I must say that the linen was absolutly clean at all times and no visual track of bugs was found.

Unfortunately, the next day we had twice as much bites as the first day.
Staff was helpful at first for changing the linen but at check out then argued that we were the first to encounter such problems and thus did not seem to really care.

Next night in another hotel, no more bites.

While I don't want to blame the hotel without visual proof, I've learned that bed bugs come out only at night and might remain unoticeable. I can't see what it can be apart from that. If you choose this hotel, beware of room 105!

For what I paid, I was not expecting a luxuary hotel, I knew it would be just a small hotel mainly for sleeping. But unfortunately that was too bad ! First there was damb smell in the rooms, there was a lot of moist,
There was not even a window to get fresh air. Still it was ok until I discovered bed bugs ! Omg I was looking forward to leaving Singapore even though it is an amazing city with amazing people.
Concerning the staff, they were very nice as well, very helpful and kind.
I wouldn't recommend this hotel because it is not clean.

My wife and I were to stay at Kam Leng for five nights last week. My right foot flared up with a very painful episode of gout (arthritis) that made it almost impossible to walk. I went to a doctor the next day and received a letter recommending staying in bed for a week, icing and resting my foot.

I contacted Kam Leng Hotel immediately, sending the letter. I requested a refund, partial refund, or credit for a future visit to the hotel. I received a curt, one sentence letter from someone called "warmest regards" that they do not offer any refunds for bookings that are discounted.

With some research I noticed that they do offer cancellations/refunds from sites that sell discounted rates, including this one.

I further wrote to the manager...NO RESPONSE!

This is so disrespectful and their rigid policy to keep all our money is just not acceptable. They are not even willing to open communication to attempt an agreement...It is just NO REFUNDS!!!

DO NOT stay at this hotel...they ARE NOT customer friendly!

1. Staff was only friendly to foreign guests. One of the male staff on night duty was dozing while on duty at the reception.
2. Aircon was not cold, I woke up in sweat in the middle of the night. wall's paint was peeling although it was relevantly a new hotel.
3. Room with cracked bathroom door was assigned to me and I inform the staff that brought extra pillow for us about it. He assured us that it is fine and door is still safe to use. But after check out, hotel charged me $500 for the door. They said that I broke the door which I told them that I didnt, and that I also reported to their staff about the door. According to hotel, they charged me because I did not report to the hotel reception on the spot, and reporting to the staff that brought me pillow does not count. Cool!
3. Bed was uncomfortable, bedsheet's thread count was horribly low, it's so rough.
4. Location was good, but as my room was facing the road, the sound of hissing buses and roaring bikes and car went on throughout day and night. Super duper noisy. Room was totally not sound proof, I can hear people next door using the toilet and hair dryer.
5. There were many flies in the room.

I think, MRT will be the most convenient one. Take the Blue Lane, and exit at Bendemeer Station. And from there, you will need to take a 10 minutes walk (approx 700m) to Kamleng Hotel. From Bendemeer Station, make sure exit to Kallang Bahru Road, and take a right on junction to Lavender Street. And then take a cross, and head left to Jalan Besar.
