When selecting a place to stay, research is everything. We obviously failed. If you look through the majority of the reviews for Villa Split they are more than complimentary and hence it must have been us who got it wrong in making our choice. The upside is obviously the location, you can walk to anywhere in Split in 10 minutes and never have to contemplate using a taxi. Our room was spacious, clean and well appointed. Ivona was amazing and quite frankly was Villa Split, cook, receptionist, tour guide and restaurant booker. The downside, Villa Split is not a hotel but rather a bed & breakfast charging hotel rates. Our room was a suite located on the third floor, no lift and hence the stairs are a killer. Quite often there are no staff on duty and you have to rely on WhatsApp to communicate. We had 4 large windows in our room all with a view of stone walls. Breakfast is basic and regimented. After we left Villa Split we finished our trip to Split with 3 days in a hotel 2.5 Kms outside of the city for half the price and twice the facilities. The choice is yours.

Hotel's Favourite
After a horrid night at a hotel a few blocks away, I booked Villa Heritage the night before while sitting in our so-called luxury hotel. Wow. Ivana warmly welcomed us, we had a beautiful room (top floor - WOW), and our miserable anniversary night in a close-by hotel was celebrated a day late in this historic, immaculate, boutique hotel. We have traveled the world and this hotel was one of our favorite things in all of Split. Breakfast was actually the best one we had in 14 days in all Croatia - wide array and variety of pastries, fruit (only place that offered berries) and eggs and meat. The caliber of the hotel is matched by the staff. We are so grateful to have found this gem. You can't go wrong - and the location is perfect.

I waited longer than I wanted to write this review, because I wanted to make sure I would be able to fairly communicate what a WONDERFUL experience it was staying at the Villa Split. I hope I do it justice.. I'll start with the people, because they are a HUGE part of what makes staying at this villa so great. NOTE: When I learned I was booked at the annex, I was a little nervous, but I must tell you, I could not imagine the "original" building to be any better. In fact, the annex is "newer," in that it was renovated more recently, and the owner did an AMAZING job of keeping the original character yet bringing the accommodations totally up to date. More on that later. Now, back to the people. Marijana, Ivona, and Marin were the perfect hosts. Eager to answer any question and accommodate any request. They couldn't have done any more to make our stay enjoyable and we loved spending time talking with them and finding out things about Split/Croatia. It might be hard to find the villa upon first stepping into the walls of the Diocletian Palace, but no worries -- Marijana met us near the entrance and guided us back. Once you get your bearings, you'll find that the hotel is easily accessible from any point of entry to the palace. I actually think it's the ideal location. Steps away from the Peristil, the Riva, Marmontova. The central location just of Nardoni Trg (People's Square) means you're never far from the hotel, so stopping back at any point on the day is easy. And you might want to just to admire the accommodations again!! We stayed on the 1st floor, which is really the 2nd floor, up one flight from the entrance. Your room key also gets you in the always locked main entrance door just off a corner of the square. (NOTE: The annex did not have 24-hour front desk, at east not while we were there. But this was never an issue an there was also a number to call if any issue arose.) If you didn't know you were staying so near one of the busiest squares in town, you'd never be able to tell -- our room was always quiet. And what a beautiful room it was. (SEE PICTURES) The bathroom was also great, and the shower was roomy and had great pressure. There are only a handful of rooms at the annex, and the breakfast room is sized accordingly with 6 or 7 tables. It was nice meeting other guests at the hotel, and along with a nice assortment of pastries, breads, fruits, juices, meats and cheeses, there were always a few cook-to-order options available. I had the honor of having the very first order of French Toast that Ivona made, and it was perfect!! All in all, when it comes to service, location, hospitality, and the overall condition of the premises, I can't imagine there's a better place to stay in Split than the Villa Split.

This was wonderful experience. Plenty of choice for breakfast. Acai Bowl was so perfect! Also people who work there are really always on your service. Helping with bags, organizing shuttle services, tours…. Just amazing!!! If you are travelling to Split this is place to be!!

We felt repeatedly dismissed during our stay at this hotel. Concerns that were brought forward to hotel staff were not taken seriously, with only "don't worry" as a response. When issues came to fruition, there was no acknowledgement or apology of their part in the issues. First, we booked two full day excursions with the hotel in advance that both turned out disastrous. We emailed and asked for recommendations weeks before our trip and they gave us two appropriate options; one was a tour of five islands and second was a day trip to national park krka to see the waterfalls. We arrived in Split when there was a weather forecast for rain. We explicitly asked the front desk what that amount of rain meant for those activities. She clearly lied and said "the boats for 5 island tour were closed boats and they would never put guests in a situation where they would be miserable". She chased us to get payments for tours that were only possible in cash. We checked again in the morning and the hotel said weather is nice at the beaches and the boat tour was happening despite us seeing rain in the forecast. The boats they had booked us for were open speed boats and with major rainfall that happened, we suffered through a day of being completely drenched in extreme rain and shaking cold. The caves were closed and we couldn't go there. We only stopped at 3 islands where we were rained on and came back to Split and heard several respectable companies had cancelled tours while we were pushed to go. For the second day, they had booked us with a random independent tour guide to drive us to the Krka national park. We asked about the weather again and if we could cancel. We were told it was too late to cancel and the tour would happen rain or shine. We were picked up by the guide, drove all the way to the park only to see the park was closed because of flooding and we saw no other tours there! We drove back and the day was fully wasted again. We understand the weather is not their fault but when booking is done thru the hotel concierge and these were the only recommendations they had without other options, we expected more than lies especially when we asked so many times! This was also one of the few upscale hotels in town that didn't offer guests umbrellas with that rain. This is a tiny building on a tight alley with a very central location. The door to room #1 opens in the lobby and next to the kitchen/ breakfast area!!! This was never disclosed to us during booking and what it means is that all day and night when guests check in and check out and when staff talk, there is no rest for you and of course there is less privacy. The room is very small with no space to even put out your belongings. The alley is loud and people are loud and smoking under the window all the time... Breakfast starts at 7:30 but they start preparations early and you hear it all. Interestingly, for that disastrous island boat tour that we booked thru the hotel, we had to be at the meeting point at 7:15 and when I tried to peek at the breakfast table, the front desk rudely kicked me out. Bed, sheets, towels, etc are all very low quality. As an example, I saw paper slippers for the first time! They did not change the towels during our entire stay and did not replenish toiletries.

We regret to read that you were disappointed about a few things. Our well-trained staff eagerly always awaits to serve and provide you with a truly memorable stay at our hotel. However, we are truly sorry that we were not able to influence the weather. We know that you had too many rainy days and you were soo sad about that. We understand.  The tours were booked in advance, and they were not canceled by the side agencies. The staff member told you that if the tour will be canceled they will return your money. For the payment, you were familiar with that from the start. Once more we regret that the weather was not how you expect. We understand you.  Regarding the breakfast, we know that you enjoyed our meals. If the breakfast is from 7:30 and the guests run before we always offer lunch boxes. And also we know that our staff nicely allowed you to take a coffee whenever you wanted (available the whole day).  Related to noise from outside, we are located at the Main public square of Pjaca which is the most popular gathering point in Split during the whole year. We always emphasize that it is necessary to close the windows completely for complete silence. We are really sorry about the rain. Usually, May is very sunny, but this year seems to be very different. We understand completely.  We always try our best and we always strive to be the best in what we do. We hope to have the opportunity to welcome you again when there will be sunny days.   And we hope that you liked our present chocolates for your birthday. All the best, Villa Split team

This hotel checked off every mark we were looking for. It had a great central location near the old town of Split that allowed us to walk and explore at any time of day. The staff was beyond friendly and helpful with anything we needed. The breakfast provided was some of the best meal we had. The aesthetics of the old building provided a romantic start to our honeymoon in Croatia. The hotel also offered airport transportation and setting up a day trip to near by Krka National Park which was absolutely fantastic.

We are staying currently, a couple in our 50s. This is one of those hotels we’re you get good old fashion service, where nothing is too much bother. The restaurant recommendations have been excellent and they will book or reserve anything you need. Breakfast is buffet style with some hot choices made to order. Location is perfect, small spa next door for drinks and snacks, fridge in room a bonus. Everything is on your doorstep. The hotel pick up was very efficient. Wifi is good, there are not many rooms so nice and quiet. You can walk easily to the sea and ferry port for island boats. There are steps though, not seen a lift. Lovely stay thank you

The hotel is in an ideal location just off the main plaza and outside the old wall within a 2min walk to the boardwalk. The hotel has wonderful friendly staff who could not have done more for us…place is spotless. Also provided with a great breakfast….highly recommended.

My sister and I stayed the the hotel for three delightful days when we were in Split. The location is magical! When we arrived by car service from Dubrovnik, the hotel had someone meet us at the port to help us with or luggage...so nice! The room was lovely with plenty of space to spread out and romantic shuttered windows that opened to the beautiful streets below. The breakfast was delightful and the staff was more than happy to let me make myself a coffee early each day, before breakfast began, because I get a coffee headache otherwise :) When we had a day tour and had to leave early one morning, the concierge packed us two to-go lunches after asking us what we would like to have which was so sweet. Overall, I cannot imagine staying somewhere else. We loved every minute of our time at the hotel and in Split overall.
