The staff at 79 Living Hotel were very attentive and helpful. The large room was great for our family of five and the food at the hotel was good. We especially liked the rooftop bar as a spot to play cards.

My second stay with 79 Living Hotel @ 5 nights .. super helpful & welcoming management & staff; gleaming modern property; elevator, back-up generators; very convenient location ~ across road from main train station, blocks away from Air Asia's shuttle bus stop, Ocean Super Center, tea shops, street food, shopping, restaurants, currency exchange counters & banks, several attractions all nearby.

Comfortable, bright good-sized sparkling clean room & bathroom .. rain shower-head, little shampoos & soaps, hot & cold water, mini-bar/fridge, complimentary bottled water each day, tea/coffee making set-up, personal mini-safe (new since last stay), fresh & new mattresses, perfect & quiet air-con, satellite tv, superb daily housekeeping.

Tasty, plentiful breakfast buffet included .. offering larger selection of both western & eastern breakfast options since last visit. Pleasant dining room staff. Might suggest staff could be a little more watchful for breakfast food & beverage items needing to be replenished, otherwise all good. When left hotel very early on last morning for river ferry (to Bagan) jetty breakfast was arranged earlier than usual hour to accommodate, greatly appreciated. Can highly recommend services of 'MGRG' express ferry to Bagan.

Front desk staff friendly & efficient, English language skills of staff much improved. Staff happily & easily arrange taxis, tours, suggestions for onward travel. If arriving via Air Asia request hotel meet/pick-up from AA shuttle bus drop-off site (complimentary) when making room reservation.

Aung Si Thu, hotel General Manager, is extremely helpful, personable, courteous & professional and responsive to guests' questions or concerns, an excellent resource.

Attractions nearby include the Mandalay Fortress & Palace, Gold Pounding District, Moustache Brothers, beautiful monasteries & payas, Zegyo Market. Further afield is Mandalay Hill & lovely tree-shaded U-Khanti Monastery where on request the monks will gladly bring out the stunning Peshawar Relics display; Amarapura & U-Bein Bridge. Car & motorcycle taxis easily arranged & inexpensive.

I gladly recommend 79 Living Hotel to travelers .. looking forward to my next stay, keep up the great work! Jay zu ding ba de.

We where able to get a really good deal, though TripAdvisor (the frontdesk employee gave us the tip to book on this way :-) ).
The location is great! In the morning I walked to the train station to buy a ticket (and then decided the train would be a too hard way to get to Bagan (seeing is understanding) wich took me no more then 5 minutes in total. The friendly people at the reception desk helped us getting a private car for the normal price, even dough it was new years festival!
The room was great, the breakfast splendid and the view from the rooftop beautiful!
But for only one thing: the staff could be a little better with their English.

With a helpful and English-fluent front desk staff, 79 Living provided everything we needed for our last two nights in Myanmar. The room had everything--kettle, toiletries, a/c, a variety of TV channels, and ample electrical outlets. The Wifi was as reliable as can be expected in Myanmar. The 6th floor restaurant is a real asset to this hotel. We enjoyed two excellent dinners and the buffet breakfasts that were included in the room charge. The hotel location on 79th Street (between two busy streets: 78th and 80th) allowed a great glimpse of local Mandalay life. Nearby shops and stores were convenient and well-supplied. Train travel isn't the easiest way to get around Myanmar, but 79 Living's location behind the Mandalay station makes it an attractive choice for anyone arriving in Mandalay after a long train trip. Highly recommended!

I've stayed with 79 Living Hotel multiple times & have been very pleased with the level of friendly service & warm hospitality offered by helpful, knowledgeable, professional, young management & staff at this welcoming, light & airy, well-located, modern, secure hotel on each visit.

Upon arrival at hotel in dusty Mandalay a cooling fresh fruit juice & cold cloth are offered with a welcoming smile, check-in is efficient & map provided to set your bearings. Very convenient location, directly across from Mandalay train station, within easy walking distance to the Palace, downtown markets, Air Asia ticketing office, shopping including the large, modern Ocean Supermarket & mall nearby, the gold pounding district, as are convenience shops, tea shops, large banks providing dependable ATMs, street food & fruit, various eateries.

My comfortable, neat room on fifth floor at back of hotel quiet from street noise, provides a view of Mandalay Hill .. pretty at night with its lights, train station not an issue re. incoming/outgoing night train noise even though I'm a light sleeper. Extremely clean room & Asian style ensuite with refreshing rain showerhead, reliable hot water, fresh towels/linens, expert daily housekeeping, perfect cooling air-con, very comfy bed, small fridge, complimentary bottled water restocked daily, tea/coffee facilities, flat-screen satellite tv, personal safe in room, dependable Wi-Fi, non-smoking rooms, elevator.

Very good breakfast buffet at sixth floor restaurant with a nice view .. delicious Burmese, other Asian & Western options .. standard toast, fresh fruit & juice, pastries, tea/coffee to choose from .. ask for eggs prepared any style & will be promptly prepared for you. Happy hour between 5-7 p.m. at roof-top covered outdoor bar offering great view over the neighborhood. Free bicycles for guest use.

Front desk staff available to recommend/arrange local tours, sightseeing, car/moto with driver, onward travel bookings at fair prices - can recommend OK Express aka Moe Thauk Htun mini-bus, or MGRG Express river boat service to Bagan.

Early morning visits to the intriguing Jade Market, $1 entry fee for foreigners = great people watching, area includes beautiful, peaceful pagodas & memorable tea shops. Mandalay Hill a wonderful place to spend an afternoon/early evening to contemplate the incredibly beautiful Buddhist sites & enjoy chats with young monks on the hill stairs practicing their English.

I happily & easily highly recommended 79 Living Hotel for travelers to Mandalay .. will definitely stay here once again on next visit! Keep up the terrific work!

First of all the service here is very good especially those working on reception. Breakfast is poor. The rooms are very basic and not all that clean. The bad thing is the noise. In the morning at 5 that's when it starts, music, dogs, cockerels etc. Its loud. It is situated in a fairly rough part of town where there are lots of people sleeping on the streets. For the money you can do much better elsewhere.

We have been in touch via message and I already explained you about noise which was very unfortunate cause due to donation meals to monks by nearby charity organization on Buddhist Full Moon Day which we have no control, may cause. I report to that organization regarding their noise and they want to apologize you for that. Your comment "lots of people sleeping on the street" is a bit obsessive but you could see lots of places like this in Mandalay if you have walk around city. My personal opinion for a traveler what might most important is Location rather than surrounding area unless you're in dangerous zone. We are located in the heart of city center which is pretty safe and many people passing this street everyday and we provide 24 hours security for hotel guests. 79 Living Hotel was a fantastic surprise: the location was very central and convenient for the AirAsia shuttle bus to Mandalay airport. Staff was incredibly helpful and kind, always available to help and very responsive to my needs.

Wifi was really good and the room was really clean. Complimentary water and coffee was provided and free breakfast was included - which was super good.

When the air-conditioning stopped working in my room, the staff promptly helped me and fixed it in less than 5 minutes.

On the day of my departure, the hotel kindly printed my boarding pass and also offered a free taxi to the AirAsia shuttle bus stop, which was great.

I highly recommend this hotel!!

This hotel was by far the best hotel that we stayed in during our expedition around Myanmar. Upon check-in we were greeted by the happiest staff members, and their English was incredible. The staff was helpful, and assisted us with booking transportation and confirming a tour we had scheduled in advance. The room itself was small, but very clean. The WiFi worked well, except for on the top floor where we were situated. Breakfast was nice, with a decent selection. Excellent value for the price that we paid.

This hotel provide the best WIFI throughout my 8 days in Myanmar. Front desk staff are friendly and helpful. Breakfast is better than average in Myanmar. Neighborhood is just so so, with only one restaurant nearby.

- Friendly and helpful staff (I also chanced upon a girl receptionist with very good English skills, she helped me with my requests to contact our hotel in Yangon. Too bad, I wasn't able to get her name.) They also helped us book our bus tickets going back to Yangon.
- stayed in a twin room with private bath and usual room necessities (hair dryer, water heater for your coffee/hot drinks, complimentary water, towels, and cable tv with english channels).
- The only hotel we stayed in at Myanmar with fast internet.
- Free buffet breakfast with acceptable range of choices

I think that there was a ramp in addition to the front steps, but the elevator did not go to the roof top restaurant or bar. To get to the bar and restaurant definitelely involved a flight of steps.
