Unlike the many positive reviews about this hotel, ours was not pleasant at all. We stay in this hotel for 4 nights and 5 days - Wed to Sun. We saw two sides to this hotel- 1. Week-days experience: No hot water (excuses made that the water was ON - we bathed with cold water for 2 days until we confronted on the third day). Internet: very flaky and often went in 'connecting mode' often the internet was unavailable after 11pm. Lights: some lights were flashing and were not dealt with until confronted on day 3 TV: most channels were out of subscription l, smart TV option did not work and the remote was out of battery 2. Weekends: we noticed that the hot water and internet all worked brilliantly well since Friday night! Until then, we were perhaps the only couple staying there - so a very contradictory experience for us to see such a remarkable difference! Few tips: 1. Save yourself some money: We noticed that the weekend rates were discounted by 75% and sadly we had paid full price. 2. No refunds offered for poor service (on case booking via Agoda - they mention that for refunds, talk to the hotel direct. Sadly, the hotel referred us back to Agoda - beware of this passing on the buck game in case you are tricked. 3. The snooker table is chargeable (not mentioned anywhere) - they charge INR 250. 4. The lift does not work for first floor, so beware in case you have heavy bags. 5. Although the staff was generally very kind, after our confrontation - they blocked our account from any reviews - which explains why their high rating!!! Overall, look for all the traps - the stay is certainly not recommended for weekdays!…

Dear Guest, Thank you for valuable feedback, We are very sorry to hear that you had faced bad experience at our property . As per our record when it comes to know on 3rd day that you are facing problem of hot water, we tried to solved that issue on immediate basis, we also offered you to change the room due to technical fault which was denied by you. Fault was cleared at the day we got informed. Next day you got the hot water on time. As it is an Hill station, some time might be wifi was not available due to service provider. There is nothing like weekdays and weekends different, we treat our guest similarly. Our price for weekends are higher then weekdays. Lift also works for first floor and for the guest luggage we have staff for that. For the refund we told you to talk with agoda services as you booked through them, we never denied to give refund. We request you to go through procedure which was necessary for the refund process. There have nothing like we can block a account to put a review, Guest review platform is an open platform where any one can give there feedback. Our review rating are true and tested on all the platform. Once again we are sorry for inconvenience, We will took your review as a suggestion and will try to solve all the mentioned issue. Nice Hotel with Good view and Staff.just Parking was very stiff other things good food was awesome. Common area little small breakfast Limited but good in taste. All rooms have good vire space and clean. I suggest if you want yo siyaram in panchgini it is best

Room was spacious and luxury, the view from the balcony is breathtaking. Staff behaviour was and well trained. Food was so delicious. There have some game also if you not going for sightseeing. Wonderful stay at nivanta by royara. I will sure visit again.

We booked for 1 night and stayed for 2 nights here. Its very near to the main Panchgani-Mahabaleshwar Road and has a wonderful view of the Dhom lake and the valley. Food is super good and staff is courteous. Buffet Breakfast had limited options but overall is total value for money

There was an arrangement of entertainment via music which was unexpected and I did enjoy the evening. The location is perfect with Panchgani and Mahabaleshwar points very near. I saw families with children who were enjoy their stay in the pool and other amenities.

We stayed in Nivanta for one night and it was a mixed experience. I would have loved to rate the property 5* for the amazing view it offers but can't for the quality of service that they really need to work upon. Positives : - The property is on Panchgani Mahabaleshwar road near Parasi Point and easy to locate. - Big and clean rooms equipped with all the essentials (fridge, kettle etc) and pleasant interior. - Big balcony offering beautiful view of the valley. - You can sip on your cuppa🍵☕ sitting in the balcony and relax. - Play area on the parking floor (Table Tennis, Air Hockey, Carrom Board, Slide for toddlers). - Receptive staff. Rajnish on the front desk was helpful and took our feedback in the right spirit. Could have been better : - They don't have any parking space for vehicles. You need to park in a narrow lane and taking the vehicle out can be a bit of a pain if there is a large vehicle on its way. - Lift is very small and can accommodate only 2 people at a time (it was out of service during our stay and we had to climb up to third floor). - Breakfast spread was limited, taste wise it was decent. - Service is really slow and needs improvement.
