Detailed Reviews
As stated in other review's this is a family run motel that only has about 7 to 8 rooms. So it feels at times you are the only one staying at the inn.
The Wi-Fi i found to be good.
It is quiet as off the road so zero traffic sound. You can hear rooster chickens crowing but it certainly wasnt loud enough to keep me awake.
Breakfast, i stayed here for four nights so i tried all the options (breakfast menu does not have an extensive list) all were presented beautifully and great in flavour.
The pool is a good size and is always clean.
All the staff are polite.
The location is good as stated in other review's.
Bathroom showers etc good water flow and hot water.
I read from other reviews about bugs. I didn't experience any bugs in the room during our visit.
Overall its a really good place to stay.
Only thing i will say is the room we stayed in 102 is starting to show some wear and tear. So if the owners want to keep this place as a highly recommended place to stay at.
Some maintenance be it only comestic to walls etc will have to be done soon.
However this did not detract from our stay. Would recommend this place.

Well priced hotel in a great location with lovely, friendly staff.
There are only about 8 rooms and it’s down a long laneway so despite being in a central location on one of the main roads, it’s really quiet. Family owned and the family live on site by the looks of it so you often see them around.
The pool is quite small but very clean and cool. The ground floor rooms are all located right next to the pool but I preferred being on the first floor as it was more private and I was at the end room so I had a lovely, elevated outlook over the jungle area from my balcony.
There were a few small things like really old towels and fairly poor water pressure in the shower but I don’t come to Bali for the shower quality so it didn’t bother me too much. It was adequate. I was surprised that it was only built 8 years or so ago as it does feel a bit old and tired in some ways but if you’re looking for somewhere central, pretty quiet, clean and cheap, this is a great choice.

An oasis in centre of a now days, very busy, bustling town. Ubud has changed over the years from a quiet country artists village to one heavily overran by Tourists. It was a pleasure to find The Amoya Inn, halfway down Hanoman Rd and set back about 30 metres from the hustle and bustle that has beset Ubud. This is a small complex situated on the edge of padi fields/ jungle like Forrest and centred around a small but good swimming pool. The rooms are spacious, well equiped and comfortable, serviced daily and a substantial breakfast from a small range of breakfast options is provided each morning. The staff are cheerful, courteous and very helpful in arranging extras like clothes washing and transport should you require it. You have Ubud to enjoy at your leisure while retaining a quiet place to call home.

This is a quaint small hotel. Staff are lovely and rooms are spacious. Breakfast is fine.
We had asked for ground floor room and also queried the number of steps to the pool as I’m not the best on my feet.
Room was upstairs and steps to pool etc are steep although not a great number. We couldn’t change and when we queried we’re just told we don’t have any available.
The footpath along Hanoman street is terrible and very difficult to negotiate. We got a fair deal for the price and would be great for younger or fitter people.

We enjoyed our stay here. The hotel area is nice with large clean rooms and staff are very nice and helpful. The location is great with everything you need in walking distance.
The only thing I didn't like was they kept many birds in VERY small cages. The larger birds couldn't even spread their wings fully and large roosters in cages where they can't stand fully upright or move around. These poor animals are in distress all day and night. The black and yellow bird near reception paces back and forth on the perch driven insane by its tiny confined space. This is very cruel and I hope the owner or managers read this! Set them free or build a large avery for these animals to have some decent quality of life!!!

I really enjoyed my six days at the Amoya Inn and would stay here again in a heartbeat. The location is fantastic, being halfway up the Hanoman Road and set at the back of the a family compound. The hotel is a blend of homestay and hotel. The staff are very friendly and helpful, the rooms spotlessly clean, big bed and bathroom and the wifi was surprisingly reliable for Bali. It is a new hotel and there are a few teething problems - small things that can be fixed easily, such as having instructions for using the safe and television. It is incredibly quiet at night, which made for great sleep and the bed was really comfortable.
Some things to know about the place - for anybody with mobility issues, there are a lot of sometimes steep and uneven steps around the place with few railings. Some may take issue with this. It is also back off the street, down a laneway, so it's not that easy to find initially. Attention to detail in the housekeeping, like no creamer for the coffee left in the rooms or the availability of pool towels - again, not a deal breaker. I see these things as teething problems.
It's a lovely, peaceful place to stay in the heart of Ubud and would recommend it to anybody looking for somewhere central, and peaceful in Ubud.

We have stayed in many places across Bali, (and the world) but this rates up there as the best. We booked in July on a hope, as it was only brand new, and not well reviewed. All our contacts with Nyoman were sharply, politely and very hastily answered in good English. A deposit was paid by direct bank transfer and then we waited.
Our previous trips to Ubud have been on Monkey Forest Rd, however, last time we were there I liked the look of Jl Hanoman. It is quieter, with more arty, boutique shops, so we scoured and contemplated and finally decided.
The rooms are situated at the back of a family compound. 6 rooms total on three levels. Each level has a deluxe room and a suite room, separated by a staircase. Each easily accommodates 3 King single beds, with ample room. 2 of these pushed together to provide a massive king bed +. The suite room has an extra 12m of space and a couple more Windows. The view is serene and looks across a small rice field. The rooms are about 50m back from Jl Hanoman. The only noise (music) you can here actually comes from the cafes set back off Monkey Forest Rd, but usually stopped around 10pm. Rooms have Ensuite, Air con, ceiling fan, cable TV, as well as a selection of toiletries, Soaps/Shampoos, and a mini bar and the kids favourite - free, strong WiFi. The mini bar was priced the same as the adjacent mini mart, the only difference being the 21% service tax. The only problem may be access, and that is only steps. They didn't bother us at all, regular travellers to Bali will know, there are no real "rules" for steps in Bali. The Amoya is no different. About 5 big steps get you from reception down to the pool area. From there the rooms are accessed by a staircase of average dimensions. We asked for and were placed in the ground floor rooms as, having 4 kids, we knew a lot of time would be spent around the pool, which is only 4-5 paces from the doorways to these rooms. It was perfect. We rented both rooms and both were great. The breakfasts each morning were delicious, you just had to order the previous afternoon. Fresh fruit and juice or tea coffee, with a choice of eggs, and bacon, plus toast, croissant or Danish. Or Nasi/Mie Goreng. Or French Toast/Pancakes. We tried them all. All were cooked and served fresh. All were fabulous. Reception is manned from very early until very late and always polite and happy to help in any way.
Directly outside is a small Delta Mart, open 24hrs, A nice selection of Warungs are within 5 minutes walk, and it is an easy walk down the hill to the big Cocomart supermarket. We loved all the little shops on Hanoman, and our favourite money changer is just at the top of the road.
We absolutely loved it here and didn't want to leave. We love being in the heart of Ubud and being able to walk anywhere, anytime. We don't like to be hamstrung by shuttle buses/taxis and being remotely located out of town.

The hotel is a long walk from Honoman Street down a small sidewalk with all your luggage to get to the actual home and hotel. So have one person stay at the sidewalk the other one go to the hotel and they won't come and transport all of your luggage to the hotel graciously. There are six rooms are large and lovely. A beautiful Forest behind the property. The pool was very clean this time and it has mountains that are at an elephant but it is on most of the time and it is noisy but water noise. Their Wi-Fi is very good only dies occasionally at night. The people that run it are very very nice. The amenities shampoo tooth brush piles are good the beds are very good the pillows are way too big for our liking but you can beat them into submission. The satellite TV does not have but three movies stations with English that we could find and the rest is Indonesia. They need to get CNN news on Fox News added so that Americans and Australians can get news and weather. The breakfast is very good with moderate fruit serving and an excellent egg omelet. They give water to the room every day and there is a coffee pot in The Room 2 with coffee and tea. The breakfast and taxes are included. The brother that runs it is absolutely wonderful. The water pressure in the sink hot and cold water was excellent the water pressure in the shower was really okay and they have the hot water on to hot so that you have to turn it on to the cold and so you get almost no pressure If you have to wash your hair. The air conditioner was good but my advice is to open it up check the filters and if they need to be cleaned to clean them yourself order of the manager clean them or if it's a roof so just don't worry about it. I would highly recommend this hotel two couples. I do not believe it's suitable for children. There are steps that are tall and a series of up and down steps so if you are not able to do steps I do not recommend it for you. It is always a delightful stay. Family that lives in this compound that I was little is being friendly nice and amiable. They bend over backwards to make sure you have a wonderful day

I needed to fill a nite in Ubud recently and stumbled on Amoya on booking.com.
Not that well sign posted from Hanoman Street the entry is actually down a laneway next to a 7/11...you actually walk into a family compound and bam there Amoya appears !
Only months old there is only 6 rooms I think but these are incredibly clean , modern and spacious...large comfy beds , reading lights , large fridge , room safe and flat screen tv with cable channels.
Breakfast was basic but its clear that this is a small family operation but worthy of a visit as its clear that this is hotel style accommodation.
Its located in a central part of Hanoman street where you will find some excellent restaurants with 100m.
We stayed in the standard room but there are 3 larger deluxe rooms that have a extra lounge and dining area.
This is the type of boutique hotel worth supporting from friendly local people !

I booked a ground floor room. I confirmed it twice. When we arrived, they just said “sorry, no room available on the ground floor”.
My experience is that you’ll need more than just an agreement that the bed will be there.
I believe not. Don’t expect to park on the road.
