This is just a few feet from the beach and everything a short walk. Major building work we were told would be making noise for the next 4 months. There were 3 of us but we chose the much bigger 4 single bed room. It was quite spacious but nothing special. We paid 2000 baht a night they did want 2300 and everything on the beach was at least 1800 baht.
Our room was over the kitchen and they made more noise than the building site and they started very early at 7am. The girl showing us round was polite and friendly, but after 2 nights we had enough and moved inland to a cheaper quieter room.
These are guesthouses and offer absolutely nothing in the way of any kind of service.
Koh Samed is very expensive and you get no service what so ever - will not be returning.

Getting right to good parts, the hotel has a good location and nice beach, the room has been recently renovated with cold air con, hot water with rain shower, good refrigerator, small flat screen TV, the room is relatively clean and without exception the staff was friendly and helpful when sought out. Now the bad, the room is extraordinarily small (for any price point). There is no place to set your luggage without stepping in it, there is only very tiny place to hang any clothes above the refrigerator which allows your clothes to drape into hot-water pot and other items on top of the refrigerator as it is the only tabletop in the room, if someone is coming in the room and you are not sitting on the bed or in the toilet, the door cannot be opened without banging into the other person. The room oddly is made of glass panels including the entry door, if you open any of the many curtains it's like you are on display for the other guests. Getting in and out your room in the morning is chore as the staircase is full of housekeeping staff sorting linens and arranging their room cleaning sets to no fault of their own as no housekeeping facilities are provided. The water in the room has a very strong odor and is yellowish in color (we've stayed elsewhere on Samet and this is not the norm), Regardless of price we did not find the hotel suitable for our needs, I suppose if you need a room and only one person it may work. We would not be booking again though as there are many other options at this price point on the island.

Me and my friends went to Sinsamut a bit after 8 pm, was greeted by the staff and ordered. We barely managed to get our food to the table and the staff just starts picking down the tables around us! We literally just began to eat and suddenly all the tables around us was gone! Before we even finish our meal, they turned out the lights!

When we arrive nothing, I mean nothing indicated the place was going to close soon. The restaurants around this one stayed open later, so if they were going to close the restaurant within 30 min the least the staff could have done is warn us they'll be closing before sitting down and ordering. At no point did any of the staff apologize or seem to even consider how it felt to be a guest eating, when they just closed the restaurant in the middle of the dinner! Who shuts down the lights while guests just received their food!? We literally was rushed to eat our dinner in 10 minutes from upon receiving our food, didn't even finish my drink and we left before 9 pm.

The food wasn't awesome and it has plastic tables, while the other restaurants at the beach have proper tables. Do yourself a favor and pick any, I mean any other restaurant on the beach than this one. Unnecessary to say, no tip was included in that bill!

No water in the shower, blood on the bed sheets, grumpy staff with no smile, dirty pillow, building work at 06 am, ugly room, the water was really brown, the view was litterally into a wall (see picture). We had to go through a building place to get to our room. Even no soap in the room. And the craziest thing was that this cost us 2500 bath! The worst value for money ever!! Dont go there.

We stayed here in February and we're disappointed. The rooms were not finished - bathroom had no tiles. The bedding did not seem particularly clean either. The rooms were very basic.

We paid around 40 pounds per night for a double room which for Thailand (and going off the two other hotels we stayed in) is a reasonable price and you can expect a lot for your money which we did not get here.

Staff were not friendly or helpful. And it appears that the hotel is still being built as there were noisy builders daily.

The island however is a must see

Let me be blunt....this is very basic Thai style lodging. The rooms are habitable with aircon, a toilet, a bed, and running water. They staff aren't going to necessarily be friendly or outgoing, however, you trade all that for the excellent location on the beach. If you are looking for an inexpensive place to drop your bag, hit the beach, shower, get dressed, go out and party, return drunk, and pass out; this is the perfect place. If you are looking for a resort where you can relax in your room (alone, with friends/family), eat a nice breakfast, talk with kind staff, I would suggest Sai Kaew Resort just down the beach. It's wonderful.

Stay away. Front desk unprofessional and unfriendly. Check in took almost half hour. Room was small, air con barely worked, torn and dirty bedsheets... Really gross. You can do better on Ko Samet at the same price point
