Since there hasn't been a review of this property for some time! This will be in depth. Point form Pro's / Con's at the end.
Sea Sun Sand Resort (SSSR) 6,300 Baht per week ($34CND p/d) - Not really a Resort. It is located half way between Ban Phe and the city of Rayong, the area is very quiet and relaxing. This is a 7 storey Apartment building with condo style flats (1 or 2 bedroom) and rooms to rent (119 apartments +/- depending on condo size). There are two elevators but only one works! Our room was 30 sq. metres, very clean and well appointed (Queen bed, area rug, two coffee tables, desk, L-shape sofa, wardrobe, safe, flat screen TV( 9 channels, 2 English, 1 French) DVD player (boy DVDs). The Queen bed/mattress not very comfortable, mattress firm/hard. Private balcony with seating area and ocean view. The bathroom is your basic shower with curtain, very good water pressure and hot water. Both the bedroom/living area and bathroom are cleaned daily, although later in the day 1430/1500. Towels, linens, water and complementary toiletries replaced daily. Careful what looks to be complementary coffee and tea, is not, you will be charge for those items on checkout!
To the front of the building you have ocean views and sunset and to the rear you will have Mountain views and sunrise. The SSSR does have a swimming pool, hot tub and a few sun chairs with shaded areas.
The SSSR does advertise a Restaurant , however we found it was only open for breakfast, (closed on Tuesdays) it does offer sandwiches for lunch or a snack, but you are hard pressed to find anyone to serve you. There is a bar, but again no one to serve you and over priced.
You can book a room that includes breakfast, however each room comes with a toaster, kettle, microwave, hot plate and fridge (mini-bar $$$). All the cutlery, dishes, frying pan and a pot are provided. There are two small shops just outside of the driveway to purchase, eggs, bread, coffee/tea and some vegetables, noodles, water and beer.
There are several Thai street food restaurants within walking distance or sea food restaurants, or a German restaurant 2 to 3 kilometres to the east, towards Ban Phe.
The Wifi is free but only in the lobby and it is slow! For an extra charge you can purchase Wifi: 1hr 50 baht, 30hrs 400, 1 day 150 and 1 week 500 baht. Everything at the SSSR, from food to mini bar and Wifi are over priced!
No one at reception at any given time of the day!
On the 8th floor the SSSR has conference and meeting rooms, small workout room, as well as a professional massage parlour($$$), telephone booking required.
Pros: Very nice room, cleaned daily, quiet location.
Breakfast is available in your room price.
Private Balcony with seating area and table.
Swimming Pool with seating and sun chairs.
Small local shops and restaurants within walking distance.
Clean, usable beach area 1 to 2 k's away from SSSR.
Ban Phe Market well worth a visit.

The resort/hotel was a really nice place for us to stay, we were a large group of extended family so had two Deluxe corner rooms, right through the stay the staff were very helpful and relaxed, The rooms were very comfortable and spacious. The pool area is great. Breakfast varied from day to day, but was always well prepared and plentiful. All in all we really enjoyed our stay here and it's a nice place to base yourself especially if you have transport, Which leads me to the downside, it's only two hundred metres from the beach, but the beach in this area is an absolute disgrace. No fault of the resort, but something to be aware of, If you have transport, can be transported in any way, get yourself about ten kilometres along the beach to basically the other end, it's far cleaner and infinitely more enjoyable. Also, be warned, on a holiday weekend this whole area is reduced to a standstill traffic wise, but back to the resort, it's a really nice place to relax and the roadside restaurants just outside offer a good selection of menu choices come dinner time,

Great hotel for families with kids. Great service. The staff was always nice and friendly. They offered to drive us places we wanted to go on short notice. Difficult to order food sometimes. They had only have a few of the options on the menu because they were of supplies.

Sea Sand Sun offers really nice rooms considering the price and we generally like Mae Rumphung beach area for spending a few days away from Bangkok. The rooms seem newly renovated, clean and nicely decorated with good quality furniture. The aircondition is new, cool and quiet. There is even a microwave and hot water kettle to prepare some snacks.
However there are a couple of things which made me not want to return again anytime soon.
Firstly, the water quality of the pool is questionable. Normally you can see the bottom of a clean pool, but not so with this one: water is greenish and if you stand in the pool you can't even see your own feet! But it does not smell bad. Strange though.
The absolute worst though was that they are BURNING THEIR TRASH on the lawn, just 20 meters from the pool. We were taking a swim when suddenly an AWFUL STENCH came wafting across and forced us to leave the pool area in a hurry, the smell of burning plastic was just unbearable. What kind of hotel management would allow this to happen I wonder??? It's absolutely appalling. We were talking to a couple from South-Africa at the pool, they originally booked for 6 months, but were planning to leave after only 3 weeks because of the pool and the trash burning, no wonder. If you value your health and the environment, stay away!

We stayed here for 3 nights this May. We had 3 rooms, one for each night. The first room was a standard room and was poor. The shaower was bad and the air com must have been made by Fred Flintstone it was that old.
We were upgraded to a superior room for our 2nd night and that was good, clean and gig room with micro wave and kettle. However on the 3rd night our good room had no electric, so room for the 3rd night was on the 6th floor. Night 1 5th floor, night 2 7th floor, night 3 6th floor.
When we asked for a beer they only had Chang beer, There was a bar but no bar service. You could have an American breakfast but that was it, No other food was available.
The location was bad, nothing in the area of interest, no entertainment nearby,
The good points, the mangeress did her best to keep us happy, sent staff out for our beer (village price too) so she tried hard. The pool was good,
Would I want to stay again? Sorry, NO.

I stayed here in a condo with kitchen. Perfect for my longer stay. I was also so lucky i stayed in higher floor, so I could enjoy the seaview every day from my balcony. I really think value for money and I will sooner or later come back

It's a nice and quiet neighborhood. Rooms were recently renovated so that was okay. I had a larger room that seems to be two previous rooms combined, so one sleeping and bathing part and a kitchen and living part, each with its own neatly sized balcony.
Bed was a bit hard, but I slept okay. Swimming pool is nicely kept, although there may not be enough sunbeds if it gets busier. Perhaps they'll add more by that time.
It was a bit quiet (end of february) and therefore perhaps a bit understaffed on some occasions, but every member was kind and smiled and greeted you and helped each other out when needed. So, good atmosphere.
A few hundred metres from the sea. The first restaurant at the beach is definitely the best (but only seafood). Very popular locally, especially during weekends. We went there regularly and for 50 baht per person they will provide you with a sunchair and parasol on the beach, Certainly not all waiters speak or understand English but if you hold your empty beer bottle high, they know what to do!. Depending on the winds beaches may be dirty though.
About 15kms from Rayong and about 10 from Ban Phe. Both of which you can reach with a songthaew for 20-30 baht that passes in the front of the appartment building. There is no schedule, you just have to hail one from the street. Usually no more than 20 minutes.

My friends and I have travelled all over thailand this hotel after booking with booking .com is totally unflexible on dates if you book and change your travel dates then tuff you will have to pay.SO if booking with these agents only ever book 1 night and then decide if you like it. We thought by the site that we were booking koh samet but you are not it is rayong where nothing is going on.the hotel closes down at 5pm the beach is a disgrace.the pool in the hotel is dirty and I wouldnt get in it.its advertised as a hotel but is a condeminium that they rent out.awful.

Orderly hotel/condotel with good surroundings and very good level of cleanliness.
The best lady ever in the reception Kwanyanuntt Chotbuntsant.
She is efficient, english speaking and on top of that a very pleasant and nice person.
Easy to reach places with both blue and white songthaew passing by every day.
Takes very little time to get things done here comparing to other places we have had an apartment/condo in.
Everyone tries their best to answer questions even though sometimes our languages can constitute a barrier - all from the cleaning crew to the receptionist.
A really nice place!
And - contrary to johannes Psenders - there is great small joints just outside the gate here both having the usual "soft sandwich with fillings", biscuits,water,beer etc (small shop), coffee-bar and a small "hole in the wall type "grill where you can buy whole grilled chicken and two small restaurants serving noodle soups and other Thai regular food on both sides of the road.
I imagine they must be open quite late although I am not sure exactly HOW late.

Sea sand sun has a lovely big swimming pool.
Attentive staff and very nice spacious rooms.
If you have your own transportation you will find lots off beautiful and interesting places in the province of Rayong. Just a short boat ride to famous koh samed.
Ban phe has a nice market.
If off the beaten track is your thing
You should consider this place.
