The room is clean and has a good point.
With all due respect, the free breakfast was more decent than I had imagined, although there were not many of them.
However, there is no decisive factor for repeat visits, and it depends on the total balance including the price with neighboring hotels...
Great value as well.

Pros:
right in front of the tram, bus, and JR station
Really good continental breakfast with Japanese and western fare
Nice size rooms
Laundry facilities

Izumi San - who was just fantastic with giving us directions on using the bus/tram. She even called to reserve a car for us for the next leg of our trip, in Asahikawa. We later found out that it was a decision to have her do that because the rental agency hardly spoke English.
Literally 2 blocks from the morning market and restaurants.
Cons:
if I had to look for a fault, I'd say there was no view. Our view was of the wall of the adjacent building, but that's nothing to complain about in the grand scheme of things.
Tip: if you plan on riding the tram more than 3 times in a day, consider buying a 1 day pass for 600 yen. It gives you unlimited rides and trams 2&5 go just about everywhere on the tourist maps.
Would not hesitate to stay there again!
The hotel was clean, comfortable and has a refrigerator and TV. Due to cold weather there is no air-conditioning, but you can open the windows to let cold air in. I went in May and the temperature was still 11 degrees.
Booked from the hotel website and paid about 4,500JPY for a single room. Really a great value for location and cleanliness.
