I need to state the though that's on top of my mind when thinking of Villa Tenžera. I don't understand why Villa Tenžera is so highly rated here in TripAdvisor. In case you are an TL;DR type of a person, heed my warning: this establishment is at best mediocre and quite bad at its worst. I also need to consider what type of a person I am and what type of a traveller I am compared to the others who have rated Villa Tenžera here at TripAdvisor. Me and my partner had the great pleasure to stay in apartments of impeccable quality in both Kotor and Kolašin before arriving to this shock of a location. Not all places of accommodation can be perfect, and not all choices can hit the sweet spot and I understand that, but it seems to me that Villa Tenžera isn't doing all it could do for the comfort of their customers. We paid the same price per night here than in the perfect accommodation we had before and before I start seeing red let me just say that I really, really don't recommend this place. Me and my partner stayed at Villa Tenžera for two nights in early June 2018 before leaving the country. At arrival we had failed to mention to the manager that we'll be arriving many hours before we initially told them but the management guy was kind to us and we received access to our room "Agava" in no time. The villa is not exactly in the center of Herceg Novi, but a seaside promenade leads to the center and you can reach it in 15 minutes of slow pace. The promenade is a delight to walk on at any time of the day and felt safe even in the evenings. A mini market (by the seaside promenade) and restaurants (i.e. highly TA rated Splendour) are located nearby Villa Tenžera which make decisions easier for lodgers. Herceg Novi in general is a very nice city. The nice location of Villa Tenžera is by far the best feature this establishment has to offer. Unfortunately, bad things follow. We had ants in our room. Dead bugs and cobwebs littered the windowsills and corners of the apartment. The bathroom was gloomy and all sounds echoed in a really ugly way there. The room Agava had a spacious terrace, but it was, too, quite dirty and littered with dead bugs. Only a cursory peek revealed that smooth surfaces of the apartment are not wiped clean between customers and a feather duster has never been introduced to the corners of this place. I have to add that because of our abrupt arrival not all cleaning was done before our arrival. We had a scheduled cleaning after the first night of our stay but the cleaner had done nothing to remove the dead bugs and cobwebs and dust we had found before. The most annoying "feature" were ants and small spiders happily prancing in the apartment floor, walls and ceilings. I even found one live ant in the bed. To me this is unacceptable and a reason for much critisism. We bought bug spray to keep them away and it also seemed that the air condition lessened the amount of critters in the Agava room. Even forgetting the critters the room was a mediocre experience. All the furniture is bland and pretty old and the layout of the room made it seem smaller than it actually was. This room was advertised with a city view with a small sight of the sea, but three of the apartment's windows were obscured and only bringing natural light to the apartment (to some people these glass bricks are a good thing for privacy, but there were curtains and I would have liked to see scenery). The bathroom was ok, I guess, but with horrible acoustics and a hilariously bad choice for lighting: a cold temperature lamp gave the bathroom a creepy atmosphere. Agava's terrace does not face the pool, but the city. The pool is a decent place with a nice view to the sea but a railing prevents viewing the nice seascape and cityscape from inside the pool. Such a waste. The practices of Villa Tenžera is another reason for murmur. For the more than appropriate sum of money we paid for this apartment the manager wanted us to bring the garbage we made to the public litter trays upstreet (He said "Everybody does it". This garbage thing is listed in the rules of Villa Tenžera). This may sound like I am a spoiled brat who can't do anything by himself, but come on, what are we paying for in this establishment? Additionally it was definitely not a nice touch that all the rules and terms hang from the wall of the apartment indicating clearly that this place does not trust or respect its clientele. On the good side the beds and linen were clean and the place offers towels for feet, hands, showering and for the pool. The room gets a lot of nice warm morning light and that was definitely invigorating. The AC worked fine. To conclude: Villa Tenžera does not provide good bang for your buck. I am sure it's not the worst place to stay in Herceg Novi, but my thought here is that the place is so depressingly mediocre. Mine and my partner's room Agava was not a good experience and I can't recommend it, and by extension, Villa Tenžera to Herceg Novi travellers. Book your accommodation early enough so that you will not find yourself in this mediocre place.

Pluses: Large terrace with gorgeous view. Good beds (not too soft). Peaceful neighborhood (season was ending so e.x. very silent even though the beach promenade is so near). Very nice apartment with all that's necessary: small kitchen, clean toilet with shower, spacious wardrobes, AC. We cooked some of our meals ourselves and had candle light dinners on the balcony. They had cross country bikes that we hired for 5 € / day. Beautiful little garden with lemon, mandarin & kiwi trees. Staff was very friendly and helpful. Small supermarkets just nearby. Very close (5 min. walk) to the sea, beaches and beach promenade. Savina area is not the main tourist area in Herzeg Novi, but still there were nice restaurants by the beach. Minuses: When you arrive with hired car to an unfamiliar place in the evenings darkness, the place was hard to find. If we didn't have gps navigator, wouldn't have found anywhere near. But even the navigator took us to the wrong place. So maybe a map & directions from the owner? It was a bit of a shame, that you can't use the pool during the afternoon and evening. During high season it could be problematic that they don't have parking space. Luckily we found free space just nearby.

apartment with on double and one additional bed, was clean, well equipped, with balcony. very nice view on Boka Bay,app 250 meters from beach . in villa there are several different apartments, but managed from agent who is living in Villa. all apartments can use small outdoor swimming pool. there are not additional services, or breakfast. no Parking, your car you can leave on public parking nearby on main street, 5€ per day.

We stayed in Villa Tenzera (Magnolija apartment) for two weeks in September. It was the perfect place for the vacation in Montenegro. Herceg Novi is a very beautiful city and it surely benefits from its location at the entrance of fantastic Bay of Kotor. Wonderful place. And Villa Tenzera benefits from its location: in a residential area in a quiet place among the trees, close to the Old Town (10-15 minutes walk), close to the sea (50 m), close to the many good restaurants and cafés and small bakeries, food stores etc. We loved this place. When I think about Villa Tenzera, I remember: - marvelous sea view from our terrace; - the large terrace itself, perfect place for having breakfast, reading, drinking coffee, enjoying wine during the sunset and just relaxing doing nothing lying on the comfortable sofa; - very comfortable rooms and kitchen corner with everything we needed, including dishwasher; fast Internet and satellite TV; the ice maker was always available for all guests on the ground floor; - Villa Tenzera has a very big territory with beautiful garden, SPA center, gym, swimming pool, billiard room with air condition and facilities to prepare tea/coffee. We could use the swimming pool the first half of the day, after that it was closed for the clients of SPA center, but this was not a problem, because in the other part of the day we could go the beach, where it was not so hot near the water. There are several good beaches close to Villa Tenzera. The owner, Zoran is a very nice person and a very good professional, he speaks perfect English. Zoran and his beautiful wife Lenka were very helpful. Zoran helped us a lot to rent a car, and he organized a very convenient excursion to Dubrovnik for us on a very comfortable car with a good driver. Montenegro is a wonderful country: a great and compact combination of the beautiful seashore, mountains and woods. I love this country and if I come back (and I surely want to), Villa Tenzera will be my first choice.

We simply cannot recommend Villa Tenzera highly enough. We travelled in August 2011 and stayed in the agava apartment. It was clean, bright, quiet and had a lovely private balcony - perfect for watching the sunset. The location of the apartments was also perfect -- minutes from the sea and minutes from the old town. The price was also extremely reasonable even allowing for the fact we had to pay a small surcharge because our stay was less than a week. We arrived in Herceg Novi on a bus from Dubrovnik. The first stop was Herceg Novi and we were the only two people to get off the packed bus!! All we can say is that the others are missing out by bypassing this charming town. The days we spent in Herceg Novi were the best of our entire trip to Croatia/Montenegro. The wonderful atmosphere on the promanade at night, the trip to the magical blue cave, some fantastic restaurants and bar all contributed to a wonderful stay. As our short stay in Herceg Novi drew to a close we were sad to be moving on. On our way to get a bus to Perast, we bumped into the owner of villa Tenzera Zoran and his wife. They offered to give us a lift and drove us all the way to our destination! Along the way Zoran informed us of the history of the bay. What knowledge he has!
