Great structure and grounds, just not really tended to. A little updating of the rooms and care of the grounds would go a LONG way in making this a particularly nice place. The great thing about accommodations in Sri Lanka is majority of them are guest houses, and a few small hotels, and because of this we were able to directly support local business owners. Everyone was helping and friendly. The room and especially the bathroom was very new and clean. They've heaped us with trips. The location itself is a 10-15 min walk away from the city center. Only the bikes for 500rp could need some fixing!

The room has seen better days, but it was clean with working shower and air con ,TV and good wi fi connection. The staff was friendly and in particular the manager was helpful and pleasant. The curries for dinner were one of the best we had in Sri Lanka and the string hopers for breakfast were equally good.

This place is well located in the city if you want to visit the local market and the lake. The bike tour around the temples (~5h) is quite nice and for a good price. Lovely hotel. Staff could not do enough - especially Siril - he was an abolute gem! Our room was clean and well-decorated. Hotel is close to the ancient city - we hired bikes from the hotel - very rickety but t hey did the job!

Staff were very friendly and obliging but room 8 which was a single room at the back of the hotel was quite bad, initially with a cockroach on the bed and clogged up shower drainage.
