We stayed here during Labor Day weekend because our friends had rented a couple car camping sites and all the other dog friendly hotels in the area were booked solid. It's a nice new facility, with much of the "resort" still being built out. The cottages are spacious and clean and they have a nice enclosed patio so that your dog can hang out without worrying about them getting out. The rooms are appointed with air condition, fridge, TV, tea kettle, Nespresso type coffee, lovely soft turkish dish towels and bathrobes. It would have been nice if they had a microwave, but there is a communal one that you can use in the lookout lounge. The beds are not the most comfortable as they are spring mattresses, but it's a campground type place and not the ritz, so I didn't really expect the best bed. it's in a great location, that walking distance to the dog beach, pier and close to downtown Avila. The issues I had were with how disorganized the check-in process was. We got a call stating that we would be staying in one cottage for the entirety of the stay and then when we go there this was not updated in the paperwork. Our friends had issues as well, with a gas fire-pit they rented and staff couldn't' find the paperwork for, but luckily my friend saw it was written on a white board and were able to get it. Also, we made a deposit that was not credited to our balance and we were overcharged, which took a lot of back and forth to correct since they couldn't' figure out what was charged to my card without proof from bank statements.

Property's Favourite Review
First of all, I am going to let the cat out of the bag...Flying Flags Avila Beach has tent camping for $45/night, which includes hot showers, use of all the community areas, such as fire pits, complimentary coffee and tea, (did I mention the views?) corn hole, bocce ball, etc. There are walk in tent sites that are nicely remote, or nice, level car-camping sites where you just drive in and set up! Best of all, it seems not many people know about this little tent-camping mecca, as there is almost nobody using the area. Tell a friend! In a few other reviews I saw mention of small RV sites and lack of shade. I was concerned about both. Although I tented this time, we also have a 34 ft RV. Let me just say that the sites are some of the largest I've seen in a beach resort. If you can't back your RV into these without issue, I'd be concerned about you driving one at all. There is plenty of shade with an awning. Most trees are still babies, but there is still shade to be found. I walked around the resort several times during my stay. It is so clean and well-attended in all areas. The bathrooms are immaculate, build to last, and not your typical public shower. You'll find nice & private shower and dressing areas scattered around the park. There are also tiny little miniature coffee houses near the showers, offering various coffee & creamers, tea, hot water and hot chocolate options. I am not speaking of a weak vending machine...they offer the real stuff to get your day going right. All sites are so lovely, peaceful, and offer amazing views. Do not forget those binoculars! Once you get your campsite set up, there are so many restaurants and shops within walking distance. Currently, the Avila Beach pier to the South is closed for repairs, but the Port St. Luis pier is a very short walk to the North. There are also showers there, three restaurants, fishing, kayaking, and lots of picturesque fun to explore. My favorite thing about Flying Flags RV Resort: They offer tent camping with fabulous perks at an amazing price. My least favorite thing about Flying Flags RV Resort: There are no wood fires; bring a propane fire ring, or you'll have to rent one for $50.

Stayed in the RV portion of this park. Very clean and the views are incredible. We loved that we could walk the dog to the dog beach. We easily also rode our bikes to Avila. There is also a beach that is perfect for paddle boards and kayaks right below the park. Close to Pismo but really no need to go there if you don’t want to. There are a number of good restaurants in Avila. The only negative is that it is pricey. We still will be back.

The views are stunning! The sites are wonderful, with a stamped concrete pad, propane firepit and lovely landscaping. The sites are very level and you don't need to make a lot of adjustments to get your rig level. The bathroom's are very nice with a very large shower area, with a nice sink and counter with plenty of room to get yourself ready for the day. We had no problem getting our 5th wheel into our site but we did watch other's struggle a bit trying to get into theirs. Not all of the sites are easy to get into with the parking that is right across from the sites. There is plenty of parking that will come in handy in the future when everything is done. There is not a bit of shade as there are no trees because I'm sure that would block the beautiful view, and the way the sites sit you are basically in the sun all day, even having your awning out. We had shade in the early morning but not again until at least 3:00 in the afternoon. Glad we came and we enjoyed our stay but probably won't be back. Everything looks nice right now but I think to maintain everything that is there now and will be in the future is a lofty task. They say there are to be no bikes, scooters, etc. but there were a lot of bikes and motorized scooters going up and down the streets with the motorized scooters going very fast up and down the steep streets. We had no issue with the bikes or scooters but if you have rules you shouldn't be able to pick and choose which ones you follow. It really is not kid friendly with the steep hillside and I'm sure there will be someone who gets hurt from falling down the hillside. This will be a very beautiful place but for us I think it will get to be too pricey when everything is finished. Glad we were able to stay at least once.

Although this resort was still in construction, it has to be one of the most beautiful views EVER! Peace and quiet very restful and serene definitely a great place to recharge, renew and energize. It is my opinion that this is not a child friendly park at this time, as it is terraced with steep drops this allowed for every site to have one of the most fantastic views. The pool, spa and food concession are not in yet they are projecting another 18 months. That being said every camper we talked with felt the same this is a very special place and we all (15 couples) have already made return plans with the office before we left. The area offers wineries, amazing food choices from spicy Cajun at Bon Temps in SLO which I rate a 10 to Sycamore Springs fusions of tasty treats. I would even in its incomplete state rate this adventure a 10 put of 10. Recommend for couples and mature adult groups not a party spot for the younger adults and not a place for children. Finally a park for nature lovers and mature adults that is GORGEOUS GORGEOUS GORGEOUS.
