Perfect location for browsing the shops, dining and taking a trip up the Cog Railway! Breakfast was great and we enjoyed the communal seating that allowed us to visit with other guests. Quiet, clean, and friendly!

We stayed in the Lower Carriage House for our Honeymoon in the Colorado Springs/Manitou Springs area. We very much enjoyed our stay. Wonderfully accommodating to all dietary restrictions. Helpful in their knowledge of the area/different attractions. Clean and safe area. Highly recommend this!

Thankfully there was a cancellation, so we were able to reserve a room during the very busy weekend of the Pikes Peak Marathon. We were pleasantly surprised! Very clean, quiet, delicious gourmet breakfast, excellent location to downtown and all the local bicycling trails. The hosts were very friendly and accommodating. This was our 5th year staying at The Avenue - always our "go-to" spot when in the area! Great place to stay with friendly and helpful staff. We recommend this B&B to anyone traveling to this area. We've stayed in the main house and in the Carriage House and have been happy with both.

After narrowing my search to this hotel, I called the inn to ask a couple of questions as I am not from the area and was rudely answered "I have no idea". Didn't ask my subsequent questions. Sorry to have bothered you. I will NOT be pursuing my reservation.

We were visiting Colorado to attend my stepson's wedding. Gwenn and the ladies who worked with her at breakfast were very warm, friendly and helpful. The breakfasts were to die for - gorgeous muffins, different egg-based dishes each morning, taken on a sunny terrace. We wouldn't hesitate to recommend this B&B to others, and would definitely be happy to stay...

From elegant presentation of the delicious breakfast to original art and artifacts in the common areas and rooms, each detail of our stay was just right. We enjoyed meeting Gwen and her staff and they took great care of us. The location was perfect for strolling downtown for dinner in this quaint mountain town.

We loved the location, which is within walking distance of several shops and restaurants in Manitou. Our bedroom and sitting room were comfortable and spacious. Breakfast was delicious ! The owners, Gwen and Randy were very welcoming. The price was much better than the hotels in Colorado Springs.

We stayed here for three nights in the upper part of the carriage house. It was nice and private and nice having a full mini apartment while away. The place is very old and looks and smells like it, but it is quite nice. Although we only had the breakfast one day, it was good. They also have a ton...

This was a lovely stay with comfortable rooms and a caring staff. They worked hard to deal with our various food issues and were very thoughtful in what they made for us for breakfast. The cookies in the living area were a treat. It was an easy walk to points of interest in Manitou Springs.
