Have been visiting Madeira Beach for 40+ years as a kid and now taking my kids there. We always like to stay close to John's Pass for convenience to the boardwalk and restaurants. The Beach Place and specifically condo #205 is less than a desirable. I'm including Beach Place, because as a property management group they should be holding condo owners to a standard. That said, I did visit the office during my stay to voice concerns for condo #205. The response was quite telling of how that "standard" is managed. Comment was made that if all items are working, refig, hot water, A/C, washer/dryer, etc. then as they see it, the condo is fine. And that's where I differ. Mold, uncleanliness/filth, nasty bedding & old beds, and a general don't care attitude to keep the condo fresh. Meaning, paint over scratches & holes, fix tile, update furniture & kitchenware, etc. It's obvious the condo owner is not maintaining a standard consistent to the nightly/weekly rate. If not for the location, no one in their right mind would stay here.

We rented two units for our family. We stayed in unit 412. The unit was extremely dirty. Areas not easily seen hadn’t been cleaned in months or longer. Floor tiles cracked walls peeling since it was obviously painted over wallpaper. Beds are extremely soft and indentations on the mattresses show they are old and need to be replaced The other unit was equally bad. Views are good and proximity to John’s Pass is good. Liked the area hated the condo

This was our first time booking with Beach Place Condominiums. Each unit is individually owned so this review is specific for UNIT 309. The unit comes with free WiFi , one covered parking spot, keyless entry (remember your codes.) We were supplied with towels(bath/kitchen but no pool), 3 rolls toilet paper, one small bar of hand soap, trash bags, and dish washer soap pods. Not supplied with coffee filters, facial tissue, paper towels, or hair blower (although the office was nice enough to loan us one.) The freezer door ice maker is not hooked up and there are no ice trays. We never saw any bugs but the place could use a good scrubbing ( dirt along floor edges and mold spots in bathroom.) The A/C will freeze up if turned down below 72 degrees. There is only one window and it is in the bedroom facing Gulf Blvd which can get noisy. We used an extra blanket to cover the window at night to block noise/light. The balcony overlooks the beach and pool area. Beautiful sunsets. The pool area is small with 5 umbrella tables. Guests started lining up at 8:15am to secure a umbrella. We opted to rent the blue beach chairs with canopy cover ($35.00/day.) We would consider staying here in the future but perhaps not this specific unit. HINT: "SHORT CUT" as you exit the building walk towards the public access park next door and you will see a walkway UNDER Gulf Blvd which brings you to the beginning of the boardwalk at Bubba Gump Restaurant (2 minute walk)

Stayed in room 201. Room has pass view. Room was in need of minor updates, removal of carpeting in bedrooms and area rug in living room, has updated bathrooms. Could use new lamps through out unit. Kitchen was well equipped with the exception of silverware, (most rentals lack adequate amounts of silverware). needed more attention to basic cleaning between renters. also a table on the patio would be nice. Stayed three weeks, and was not offered any cleaning or replacement of linens or towels. Maybe I needed to ask. A code is needed at all points of entry. Helpful front office. Coin laundry on site. Four barbeques, one assigned parking space (none for visitors). Heated salt water pool. Walk to John's Pass, Plan on retuning next year.

We stayed in a beach front rental and the view is awesome. The unit itself was sad and shabby. Not well equipped and was overall disappointing. For one day the elevator did not work and we were on the fourth floor I can’t imagine what people did that had mobility issues. I’m on the fence about staying here again in the spring (if I could find a better unit) because the location is fantastic and the gulf view is beautiful. It does seem that the maintenance folks try to keep it clean and they were very friendly including the check-in ladies. There were a lot of people smoking weed on their balconies and the beach…so for those of us that don’t like skunk smell, that was annoying. Seems like such a shame to have such a beautiful opportunity spoiled by nasty carpet and very outdated furnishings.

This place is run down & dirty. No maintenance people anywhere. After no tv for 2 days I left 2 days early of vacation. 1 bedroom was not very private. Could barely fit 1 person in the bathroom. Very little to cook or eat with. Do not stay in RM 104.

Broken furniture, held together by rubber bands!!!!!!! The King bed is on 2 x 4 pieces of WOOD! The dryer that is broken, we were told “yeah it’s been broken for awhile they won’t replace it” nasty corners! None of the headboards are connected to the frames. Furniture is nasty and stained. Carpets NASTY! The livingroom and dining room tables are not the same tables as in pictures they show you. They show you a condo in great shape and then you get there and this is what it is!

Please be aware that this establishment did not refund my money after I clearly booked outside of the 30 day window. I'll eat the deposit, that's on me. I called and cancelled (and it turns out another family booked that same week, so they double dipped) and was promised that my credit card would be refunded. To date, nothing. And they haven't returned any emails re: same. I instructed the service rep that our spring break week had changed and would be unable to make it to Florida. I advised that I was looking forward to re-booking. Absolutely not now. Please stay away. To the owner of Beach Place #305, I hope you enjoyed the double booking fees for the week.

Let me be clear. I am grateful for a week at the beach but that is also why I decided to write the truth. Someone somewhere is renting this condo and profiting off of people who get one week a year or maybe every other year to take a vacation. The good. Sheets were clean. The management company left extra trash bags toilet paper bath towels and dish tabs. The location is good for John’s pass and the beach. It is nice that the building uses a code so that only people with the code can get up to your condo. The bad. This is a horribly outdated condo. See photos. There is duct tape on the cabinets. It is dirty and worn out. Couches are dingy and stained. The front bedroom has super nasty bedspreads. They are worn out and dirty. The back bedroom has new mattresses but they are hard as a rock and the headboards are loose so anytime you move they tap the wall. The window in the front bedroom doesn’t lock. The sliding door doesn’t lock. (Thank goodness for that building code) There were no baking sheets and only 1 pan in the condo. The toilet paper holder in the main bedroom is mounted so low the paper is constantly on the ground. The tile in both bathrooms is dirty from wear. The noise from the road was so bad we slept with ear plugs the whole time. I would stay here again ... if this were the absolute last condo on the beach. If I had to guess the owner of this unit has never actually stayed here.

I have never been more disgusted. We rented a condo in this building (unit 205) for 8 days and regretted it the moment we walked in. We have stayed in many beach condos and hotels( Including a condo next door that is run by the same management company) over the years so we know that none are perfect. This unit is misrepresented completely in the website and frankly should not be rented in its current condition. The sofa is broken and unsafe to use, especially if you have children. The place was filthy. There was urine on the bathroom floor, the oven was not cleaned , there was food splattered on the wall and decorations, hair on the sheets and “clean” towels and caked on layers of dirt on all windows and blinds. The bedroom with carpet was filthy. The porch had not been clean from the last guest. The furniture cushions were filthy and moldy. There were cigarette ashes and spilled food and drinks. We spent over 4 hours cleaning this unit in order to make it decent and it is still horrible. The location is great and it is located on the beach which is a plus. I would never recommend this place to anyone.
