Got to hotel at 12:45 pm and our room was ready. Checkin quick and easy. Was assigned room 603- large corner room w 2 double beds and sofa bed overlooking bayside marketplace. No complaints about room. Everything was neat and clean in room,with nice Dove bathroom amenities. . No complimentary coffee or tea in lobby anymore, but there is a coffeemaker in room. The holiday inn sign is gone from front of hotel, and hotel will now be named Biscayne Palm. Changeover is in a month or 2 as I was told by front desk. But menus have new name on them. We have been to this HI many times and will definitely miss it as we always get on room with Ihg points, and location to cruise port, shopping and restaurants can’t be beat.

We stayed 2 nights at this hotel with my family in April and booked the room on the hotel's website because they advertised that breakfast is included for certain bookings. After we checked in I had to go back to the front desk because they forgot to give us the breakfast vouchers. They told us that the breakfast is only included for 2 guests not all 4 (altough I made the booking for 4 guests). They were unfriendly and clearly had many people complain before because they had all the fine print printed out just to shove it in our face. We went back 3 times to discuss it but the manager was never there and they would not refund the extra money we spent to select that room type. The room was nasty, the floor was dirty and the bathroom was disgusting.

Adequate for on nights stay. Old, tired. Clean and pleasant staff. Good location. But very worn. Name not on outside door??? Odd. But fine for overnight. Outdated room. Half plugs don't work. Weak wifi. Good water pressure in slower. Overpriced but this is high season.

I can't help but express my profound disappointment with the appalling experience I endured at this so-called "hotel." Frankly, it's nothing short of a disgrace, and I feel compelled to share my experience in the hope that others can be spared from the sheer horror I encountered. Let's start with the blatant false advertising: the photos displayed online are a deceptive facade, painting a picture of luxury and comfort that couldn't be further from the truth. Upon arrival, it became painfully evident that the reality bore no resemblance to those polished images. The rooms were dingy, outdated, and in dire need of renovation. It's apparent that the management has no qualms about deceiving potential guests just to secure bookings. But the disappointment didn't end there. Oh no, it was only the beginning. The amenities promised were either non-existent or malfunctioning. The TV might as well have been a relic from the Stone Age, refusing to turn on despite my repeated attempts. And don't even get me started on the air conditioning—or lack thereof. Sweltering in the stifling heat, I was left to endure sleepless nights drenched in sweat, all while the promised "comfort" remained a distant fantasy. And let's not forget the staff. Incompetent doesn't even begin to cover it. Not only were they disinterested and apathetic towards guests' concerns, but they also displayed a shocking level of indifference bordering on contempt. It was abundantly clear that customer satisfaction was the least of their priorities, as they brushed off complaints by many customers with a casual shrug and a half-hearted apology. But the crowning jewel of this nightmare was undoubtedly the bathroom. Mold, mold everywhere—creeping up the walls, lurking in the corners, let alone the health hazards posed by such flagrant neglect of hygiene standards. In conclusion, this establishment is an absolute disgrace to the hospitality industry. It's not just disappointing; it's infuriating. Save yourself the agony and avoid this place like the plague. Unless, of course, you enjoy being duped, discomforted, and disgusted in equal measure.

First let me say that this is our 5th and 6th stay at this hotel since 2019. We arrived first on Friday 3/1 around 300 pm. We checked out for our cruise in Sunday 3/3 around 930am. This was a king suite with bay view #811. After the cruise we arrived back on Sunday 3/10. We arrived at the hotel at 830am. We were checked in and told the check in time was 300 pm but they would call if the room was ready early. They stored our luggage. We were called at 1230pm. We were in a king room with bay view #908. I hope to address some of the complaints that I have seen posted recently. Over 5 years this hotel has lost some of its luster. It is not as bright and shiny as it once was. I would anticipate some form of rebranding or future rehab since the Holiday Inn signage has been removed from the exterior. Still prominently branded as HI on the interior. The bathroom fan was loose, closet door knob was loose, and room needs paint and trim. There was also a dying plant in the hallway. There were no foul smells or smells of weed. I didn’t see any carpet with excessive wear. The furniture was in good shape. The beds are very comfortable. No stains found in bedding. The AC worked great in both rooms. The hallway was a little warm while housekeeping was working with doors open but it cooled back down after they were done. Only 2 of the 3 elevators appeared to be operating. They can get backed up mid mornings especially Sat/Sun as people are headed out to cruise. The staff were super friendly during all encounters. Kids running the hall one morning and slamming doors but this is not on the hotel. We walked down to Flagler Street in both day and night and never felt unsafe. There were a couple of homeless persons begging but I’ve experience much worse in other cities. The biggest pro for this hotel is the location. 50 plus restaurants in the area, with shopping and entertainment across the street. The port is in sight and about a short 5-10 minute drive. For this I highly recommend this hotel. Miami hotels are not cheap and the pricing is in line with others in the area. We will look to stay here again in our next visit in February.

Dirty doesn’t even begin to describe this hotel. Staff are pleasant enough at check in, but don’t give you the time of day at check out. Our pullout bed didn’t have clean sheets, and the bathroom was worse for wear! Lots of mould throughout and a very odd smell. I would say that the best part of this place is the wifi, but that was intermittent at best, so I would have to say that the perk would be the proximity to the cruise port

Avoid at all cost! Only 1 Elevator was working plus the service Elevator, Rooms are dirty AF bedding on pull out was not changed. Everyone trying to check out at once causes massive issues. The price for one night is not worth it. Find another hotel! Please!

The rooms are dirty. The pull out couch had dirty sheets so our grandchildren had to sleep in bed with us. Dirty floors, dirty bathrooms, and staff that doesn't care. Expensive rooms $549 CAD A NIGHT. WILL NOT STAY THERE AGAIN. Such a rip off. Pro Close to Port and lots of eating areas around.

Don’t waste your money. Dirty room. Cigarette butts on the floor. I could go on and on. The only good thing here is the parking. And its proximity to the cruise port. It’s just not as clean as one would hope for. Sleep in your clothes! Don’t take your shoes off.
