Annie and Adrian would like to welcome you to Adrianne Bed & Breakfast, centrally located in the quaint market town of Ilkeston which is ideally situated for access to Nottingham, Derby and the beautiful Peak District. We have plenty of off road parking and enjoy a quiet, peaceful setting surrounded by our lovely garden. We offer three comfortable, well equipped rooms, all double with two being en-suites and the third with private bathroom. BREAKFAST IS INCLUDED IN THE ROOM RATE.

What a fantastic B&B run by a lovely friendly couple . It was such a peaceful calm stay . When I arrived I was greeted by Annie what a lovely lady she makes you feel so welcome and can’t do enough for you . 😊 The room was spacious and spotlessly clean Bottled cold water , biscuits and a selection of drinks in your room on arrival . Breakfast where can I start such a selection of fresh fruit , yogurt , cereals , orange juice and cooked breakfast of your choice . I changed my mind on my departure day for my cooked breakfast and Annie was happy to change this for me even though she had started preparing breakfast. Will definitely look forward to booking this little gem again in the future . Thank you again Annie X

A stone throw away from Ilkeston Town centre. Yet, the B&B is so peaceful and relaxing. Annie and Adrien are outstanding hosts and that are clearly extremely passionate about their B&B. The room (and the entire property) is spotless and a perfect sanctuary (I cannot remember the last time I had such a blissful and solid amount of sleep!) The hosts are such a lovely couple, and are always mindful to make your stay as comfortable as possible. And Annie's breakfast are out of this world! Their garden is a perfect little sanctuary of greenery amongst the town. This will be my go to B&B whenever I am in the area, its even worth travelling to Ilkeston JUST to stay at their B&B. Thank you Annie & Adrien for being such unforgettable and lovely people ❤

We had to do a unplanned trip to Ilkeston to help a friends Mum. They arranged for us to stay here. We were told how lovely it is but was still pleasantly surprised. It is a beautiful place with top quality fixtures and fittings and owners. I can not recommend this enough. Not just accommodation but a joyful experience especially at breakfast. Thank you Annie xx

From booking our room to saying our goodbye’s, this was one wonderful stay in Annie’s & Adrian’s B&B. The friendliest people running a lovely property in the centre of town, close to the main High St. We stayed one night and the room was lovely, well furnished, and very clean. Breakfast in the morning was sublime and very very filling. Hats off for a truly wonderful stay, very reasonably priced, and going out their way to give a lift to us when the local taxi form was extremely busy. We will be back
