My family has been coming to the Boardwalk Villas since 2000. Best resort on WDW property because of the restaurants and entertainment on the boardwalk plus the proximity to Epcot (walk or launch) and Hollywood Studios (very long walk or launch). The Boardwalk is also much closer to Animal Kingdom than most other resorts (~15 minute air-conditioned bus ride). When you walk in, check-in is to the left, keep going on the left to get to the villas. To get to the hotel side, when you walk in turn right. It's nice that the villas aren't completely separate from the hotel like other resorts. We actually like everything being connected. Parking lot is a short walk from the hotel unfortunately, we miss when it was close, but this only matters if you're driving/renting a car and parking. Every night we were there, cast members set up an inflatable movie screen and played Disney movies on the lawn (Hercules, Big Hero Six, etc.). Boardwalk entertainment is not as exciting as it used to be, but we saw a fun trick jump rope trio, a trick hoola-hoop and acrobatics duo, and a magician. On our most recent trip in May 2023, the old ESPN club was torn down and under construction to be a new bake shop. Disappointing to lose a sports bar but Big River Grill is an excellent spot to saddle up to for a beer. They get busy around dinner time so grab a beer at the bar around happy hour when the rest of your family is getting ready for dinner. Staff was nice and accommodating. The new breakfast spot next to the lobby looks nice. We did not try anything as we buy groceries and eat breakfast in the full kitchen in the room. I miss the gift shop that the breakfast cafe replaced, but the bakery on the boardwalk itself always had a huge line and could be a real bummer/time waste int he morning when you're trying to get everyone to a park so it is definitely convenient to have this second option. Abracadabar (speakeasy with "hand crafted" cocktails, whole place is themed to magicians) fills a niche because there is no real full service bar at the resort like a lobby bar or the equivalent at another resort (no Victoria Falls lounge like at Animal Kingdom). There is a "re-imagined" lounge (Ikea/millenial house flip asthestic) on the hotel side with limited wine, spirits, and bottled beer. Trattoria al Forno has an excellent breakfast. Haven't been to Flying Fish Café in a while, but they are an expensive but excellent seafood restaurant.…

First off, I would like to thank the front desk team for their help. Our in room washer and dryer ruined something of sentimental value to us. Front desk worked really hard to try to find a replacement. When that was not able to be found, they found us something very cute. Thank you!!! Ok. Yes, the rooms could stand a refresh. That should NOT prevent you from booking a vacation at Boardwalk! The rooms are still pretty fantastic! If you are a Food and Wine fan, Boardwalk is a must do!!!!! It could not be any easier to just stroll from the hotel into the back of Epcot. Zero and I mean zero stress getting to and from Epcot. Hollywood Studios too. But being able to just stroll home from Epcot is priceless. It is also nice being so close to the Skyliner. Jumped on that and dinner at the top of Riviera. No need for an Uber for an awesome dinner. We were told the breakfast is great there too. Pretty cool to also sit on the Boardwalk and watch fireworks. See photo. All cast members were nice. Everything was clean. Pool and waterside were fun. Went with my husband and 9-year-old son. 4th family trip to Disney World. Split stay with 5 nights at Bay Lake, one night BWV. Its a bit of a long boring story, but Bay Lake Tower was booked with our own DVC points and BWV was booked renting someone else's points- plug for DVC Rental Store. I have now used them for both sides-renting out my points and renting others.' But BWV is actually our home resort and this was our first time staying there. We made the right choice! ROOM: Absolutely beautiful. Gorgeous, luxurious, spacious, comfortable. We've stayed now in the Art of a Animation family suite, Bay Lake Tower Studio and Beach Club Villa Studio. This was by far the nicest of those and possibly the nicest room I've ever stayed in. POOLS. Main pool was awesome. My son was absolutely floored with awe and excitement at the pool. He participated in and lived all the pool games as well. It was also nice and comfortable for the adults. But definitely noisy. The leisure pool by the community room was a nice alternative when the main pool was closed. The hidden gem for adults is the quiet pool on the inn side-always empty. And tucked in the beautiful, peaceful quiet courtyard. LOCATION: Quick walk to Epcot. We've never walked to Hollywood Studios from there. I think in the future we might walk there in the morning but our feet might hurt too much to trek back. But the Boardwalk area itself is what we absolutely fell in love with on previous trips and motivated us to buy there. The vibe at night in particular-the performers, ice cream shop, beautiful water, Epcot fireworks... FOOD: For casual I recommend the pizza window (mobile order early!) or for more substantial casual Ale-and-compass to go at the Yacht Club. We ordered from there thus trip and got great burgers. And I recall ordering from there several times when we stayed at Beach Club and always getting good food.…

I stayed here with my wife, my 2 daughters, and my mother-and-father-in law for 2 nights after a cruise on the Disney Wish. We got to the hotel at around 2 PM after a morning visit to the Kennedy Space Center and were able to check in to one of our rooms early and the other at 4 pm. We were using our Disney Band+'s and had a few issues initially getting them linked (as we had stayed at the Animal Kingdom Villas before our cruise) but once they were set up they worked great to unlock our doors. We really loved the design of the hotel and the colors in the room. My daughters and my wife also absolutely loved the Dumbo artwork on the pull-out bed underneath the TV. The room was a bit dated and the bathroom was a bit too dark but those are minor quibbles. We were given adjoining rooms and each had a view of the bay. With the main bed, the sofa bed, and the pull-out bed it gave us plenty of space to sleep. We chose the hotel because of its proximity to EPCOT and that worked out perfectly as we had a great day at the park but then when lightning and thunder showed up around 8 pm we were able to make the quick walk back to the hotel before it started raining. We also took advantage of getting into the park early as it was a 7 minute walk from the hotel to the back gate. It worked perfectly and we were on the Ratatouille ride within 10 minutes of arriving to the park. The pool at the hotel was nice and big and the waterslide was much better and longer than the one at Animal Kingdom Villas - Jambo House. My daughters loved the pool and they spent hours there on a Friday afternoon and it wasn't too crowded and they barely had to wait for the waterslide. While the hotel for sure isn't the newest kid on the block it has a ton of character and we made some wonderful memories here. I'm really glad we chose Disney's Boardwalk Villas.…

While we enjoyed the parks and the boardwalk location (walking distance to Epcot and Hollywood Studios), the Villas was a major disappointment. 1) There was mold in the shower ceiling and leaking from the shower door 2) housekeeping did not accommodate request for morning cleaning and did not show up on a couple occasions so I had to clean myself. 3) no pullout bed like there was at Sarasota Springs and Art of Animation. There’s more but I will stop there. For $1K a night I would expect the villas and service to be top notch, not what we experienced. We love Disneyworld but this may be the last time we visit.

Deluxe studio. Limited dining options. Worn out bed. Mold in the bathroom. No clock in the room. Requested a clock, was told one would be delivered, it never came. Only one table by the bed. Room was not ready at check in time. Dirty chairs on our "porch". When we sat in the chairs we saw...a wooden wall. Paid for a view and definitely did not have a view while sitting in our chairs. All rooms are checked daily even if you do not request house keeping and have a do not disturb sign on your door. We did not know this and had nothing locked in our safe. The coffee shop opens at the same time the parks open. Too bad. The plus- boat transportation and proximity to Epcot. We are constantly approached about DVC. After staying in one of their timeshare rooms, there is no way we would ever consider buying into that. Sad room in dire need of updating. We have stayed at many Disney Resorts in the past. This room was the worst by far.…

Celebrating our 50th Anniversary (we honeymooned at WDW in 1973 and have returned many times), we decided to stay at a different Resort. We’ve stayed at many over the years. We rented a one bedroom Villa at Disneys Boardwalk Villa, with a full kitchen to accommodate our needs as an elderly couple with some limitations. Location, location, location! The best for our needs. Nestled between HS and Epcot made transporting with a scooter much easier. The Friendship Boat can take the scooter on board, and so our trip to HS was just a few minutes from our resort. It also carried us to the other Resorts in the Epcot area for meals and shopping. I walked, and DH rode on his scooter to Epcot. Epcot is Easy walking distance from the unit. Again, super easy transport to these 2 parks for us. Our trip to MK was accomplished by using the Accessible Minnie Van “lifts the scooter and my DH right on up and into the vehicle” (loved it). We had unit 1088, first floor, close to exit doors to the pool and The Boardwalk. Location could not have been better. The Cast Members were very warm and welcoming from check in to check out, including cleaning staff, valet etc. The lobby, grounds and Boardwalk venues were great. The good stops there. The unit was supposed to be Handicapped Accessible, it was not. My DH had some difficulties navigating the shower and bathroom without the needed safety bars. That aside, the unit needs some serious updating for the price they charge. Carpets need replacement, curtains are worn and general appearance does not meet WDW Luxury accommodations IMHO. The washing machine in the unit made noises loud enough to rival a Seal at Seaworld when hungry! To add insult to injury on our check out day a large roach (or palmetto bug) scurried across our LR floor and took up camp under the sofa. I hate bugs. Will not stay there again at those prices.…

I love this resort and location. Walk to Epcot and Hollywood Studios. Got groceries and food delivered to resort but have to pick up in lobby. There is no delivery to your room except for bell services.

Pool slide, check. Proximity to Disney parks, check. Clean and well appointed, check. One bedroom Garden view villa with kitchen, washer and dryer, Two families of three and we each had one of these. Enough space for all 6 to be social. Staff was amazing. So many options at Disney but i think we would just go back here.......

I stayed at the One bedroom Boardwalk Villas and I can honestly tell you it has all the luxuries of home. Right now it is very expensive but if it is on your buck list, I would highly recommend this hotel. Staff is very friendly, I would like to give a shout out to one of the bell services gentlemen for being extremely caring, polite, and not expecting anything for caring my luggage to my room. A truly wonderful man. Now about the hotel...I loved the thought of a jacuzzi soak every night was heavenly. Then knowing I can wash my clothes and dry them too while soaking is a blessing as well. The rooms are quiet, you can not hear your neighbors at all plus knowing you have a full kitchen is nice as well. What can I say...I am glad I did it.
