No, there is really no central area on Sanibel. It’s more like there are “pockets” around the island. Huge estates in one area, many different small shopping centers that contain restaurants and then a couple of different public beach areas. It’s all flat with a designated bike trail that follows the road if you’d like. We went in July and did not feel crowded in any way. I understand that the spring is when it gets tremendously busy. For us, we were able to get anywhere in the island within just a few minutes by car from the hotel. It’s a great spot because the visible property next door is set way back from the beach so you get a feeling of a private beach. We are a beach family and this was our favorite. There’s not a ton of night life and really no traditional kids activities like mini-golf, etc., but we are lucky to have a teen who was just fine with that. All the rooms have a Gulf view, however none are"directly " on the water. This is mostly because there is a protected barrier of beach vegetation; grasses, sea oats, various other native plants. This is true of the entire area, so you won't find anything directly on the beach. I live on the east coast where there are a lot of places right on the the beach. The Island Inn is on the beach and the views are great from the Kimble Gulf view suite 2nd floor.
