I cannot agree with the other four reviewers, as I had a totally different experience. I had difficulty finding this "B&B" as there is no sign at the road. When I called for directions I got a very brusque response saying basically: "you're right in front of us", with the "idiot" implied but not said. Not a good beginning. Check-in was hectic as the lady checking me in was trying to deal with me, a dog, and two unruly children. The room was very clean, and the bed excellent. Noisy from cars and trucks on the highway (only 150 metres away) and airplanes using the nearby airport. Very steep stairs to the rooms, so if you are disabled in any way this might be a challenge. Price was cheap, so that was a bit of a mitigating factor.

Booked this place last minute in Fredericton. Right next to Hwy 2, so it was easy off and on. Owners communicated well letting us know the check in process. This place is better than most hotels we have stayed in. Don’t be put off by the B&B designation, it’s very much like staying at a hotel. Rooms were clean and comfortable.

Hosts Larry & Judy were very hospitable, and offered suggestions for restaurants.. Our room was very clean and comfortable. Free WiFi. Basic continental breakfast. This bed-and-breakfast is only .2 mi.(1/3 km.) from the freeway, but is still totally quiet. Judy even gave us two needed safety pins!

This is a relatively new B&B in Lincoln, about 5 min from the Fredericton airport and about 10 min to downtown Fredericton. Easy to find, right off the #2 highway at Nevens road. This is a great value. The situation is interesting as the B&B part of the house is separate from the home with its own door so you really don’t interact with the owner. Judy was there when we arrived but if she is not there is a coded lock box beside the door for the keys. The rooms are immaculately clean and large. We had a very comfortable king size bed with en-suite and two sinks. Breakfast is set up in the hallway and you serve yourself: fruit, yogourt, muffins, cereal, bagels bread and juice with tea or coffee. There is a table you can eat at in your room. Be aware that all rooms are on the second floor and the staircase is relatively steep. Excellent value. …
