Detailed Reviews
The Hawes Inn is situated almost directly under the iconic Forth Railway Bridge and is therefore in a prime location to explore the lovely wee town of South Queensferry. The hotel has good private parking, which is a boon here, and is the main reason we booked to stay.
To be honest, the standard of accommodation is distinctly average, and our room (number 7) had drab old furniture that you would probably ignore at a car boot sale, and the paint and decor are way overdue refreshment and look rather scruffy. Similarly, the en-suite is distinctly old-fashioned and feels well past its sell-by date.
The continental breakfast included in the room rate is now, understandably, served in a bag, but you can eat it in the restaurant where they will also serve you with juice and hot drinks. You can pay to upgrade to a cooked breakfast but as we have had several cooked breakfasts in a row we didn’t bother on this occasion.
This hotel fulfilled a purpose and we were perfectly comfortable. The staff were also very warm and welcoming.
I have no doubts that my comments the decor won’t come as any surprise to the management and I’m sure that they would also share my view that when funds are eventually available for a refurb of the rooms, this could be a really top hotel. At the moment however, it falls a long way short of being so.

Inn keeper lodge aka The Hawes Inn. Great location directly next to the Forth road bridge and within walking distance of many quality eateries. They do have a restaurant themselves like most these days need to be booked. The only down side to this place is the noise factor, being right next to the bridge, obviously means there will be trains at regular intervals. Thankfully they do not run all night, stopping around 11pm and beginning again at 5.15. The rooms are comfortable clean, and spacious. Room 7 has excellent views across the forth. There is plenty of free parking to the rear of the property. Breakfast is not included in the standard room rate and will need to be bought on the day. This is the only hotel/BB on our trip out of 19 places not to include breakfast. That said breakfast was well cooked and plentiful. Whilst the room was well appointed and maintained some of the furnishings throughout the remainder of the Hotel, were a little tread bear.

We stayed here the evening before an early morning flight out of Edinburgh airport. We noticed immediately that the rooms have been recently updated, offering an extremely pleasant experience!
We had a lovely room that looked out on the Forth Rail Bridge. The bed was king sized, and very comfortable. The room included a hospitality tray with tea/coffee/hot chocolate and a small biscuit.
The bathroom was large with a real shower (not electric) that offered hot water immediately with great flow. The towels were very large and there was a towel warmer on the wall to heat them if you preferred.
Scottish Soap Company dispensers were positioned for use in the shower that included shampoo and body wash. There was a hand soap pump at the sink as well. No bar soaps. No wash cloths.
There was a television in the room, but we never turned it on. The light switches included USB ports for charging devices so you didn't need an adapter.
The check in went smoothly. We were given a fob to open security doors to the floor, and a room key as well. The fob also opens the exterior door should you come in late in the evening.
Complimentary parking is in the rear of the building. One needs to only register the vehicle in their system.
There is a handy key drop near the stairs as you exit the building.
There is no elevator, so you will need to carry your luggage up a flight of stairs.
Our room rate did not include breakfast, but since we had such an early flight, we would not have been able to enjoy that option had it been available.
I'm not sure if I requested a harbor view, but I must say, it was amazing!
With the obvious newly finished interior, I would highly recommend staying here as the experience is really lovely.

From the first moment of entering the friendly bar and restaurant I felt that this was going to be a great stay.
Very comfortable and very spacious room. Straightaway, a table set for us by the fire in the restaurant. Delicious steak and excellent wine.
Next morning, a very extensive buffet for breakfast and a chef ready to cook a full Scottish breakfast. Perfect.
The location is right on the John Muir Way so a perfect start to our day of walking.
I have visited the restaurant before, after being out in horribly wet weather. Both the humans and the dog were completely looked after, beside another roaring fire, with lovely hot food for us and treats and water for the dog. I’ll be back.

Our problems began right from check in. Arriving after a long drive we were left waiting at reception while staff stood nearby chatting among themselves and ignoring us. Despite the fact that there were four staff on duty on the bar, not one acknowledged us or went to get someone to serve us. When finally someone did come to serve us his attitude was about as dismissive and as rude as it was possible to be.
Everything at the time suggested that he was simply too busy to do the task of checking in. I think that he was annoyed with the other staff but what came across was someone who had no time for us and had much more important things to do than checking guests in. During the check in I was careful to register my car so as to avoid any issues. Unfortunately it appears that the man on reception only registered the vehicle for one night of our stay not two. Because of his lack of care we now have received several parking fines and threatening letters from agents of the Hawes Inn.
I have tried to contact the Hawes Inn to contest this however they have simply ignored my emails. I sent them an image of a parking ticket that we have received showing the date the ticket was issued, as well as a copy of our receipt highlighting the fact that the checkout time as stated on their receipt was an hour and a half AFTER our car was photographed leaving their car park. We were well within our time. However instead of cancelling the ticket the Hawes Inn has issued us with a subsequent fine for not paying on time.
What used to be a friendly and well run place to stay has sadly changed. I would avoid this place if you want to have a stress free happy break.

We stayed here for a night whilst visiting friends, and found it to be fabulous! We stayed in room 1 and the room was spacious and ideal for a short trip, however the water in the shower could have been a wee bit hotter. We had lunch and breakfast here and the food was delicious; home cooked, fresh and tasty! and was very good value for money . The bar's draft beers and cider were excellent. The overall hotel and the public areas were spotless and they are dog friendly offering wee treats and water bowls; a nice touch for those with furry friends. The staff were friendly and efficient and we would definitely stay here again! The location is perfect with spectacular views across the Forth and its magnificent bridges.

We spent 6 nights in one of the rooms. A double bed and a sofa bed. A wardrobe, tea/coffee making facilities. En suite bathroom. Very clean. Only 2 out of 4 windows opened but it was a minor inconvenience. Breakfast was not included in the deal. Poor choice for kids in the menu (e'g' the only cereal option was rice krispies). Apart from that the food was delicious and the staff were very friendly. Neither expensive nor affordable which seems to be common for the area.
The location is good but not too good. It is 10-15 minutes away from Dalmeny station (direct connection with Edinburgh) but the Inn is located very close to the rail bridge. Every time a train passes it sounds like a jet engine or a thunderstorm.
Free parking is a big bonus. The inn is very busy during weekends and so the car park is full most of the day.
Last but not least, I messed up the dates and in consequence we were late with checking out but the management was very understanding. Thank you.
All in all it was what we expected for the price, and judging from the pictures. We enjoyed our stay.

We had two rooms booked, which I had done through booking.com. This should have been the first night of a cycling trip, so when I booked the rooms, I phoned the hotel to make sure that they had room to put the bikes overnight, which they said they did.
On the evening beforehand, I had an email from the hotel "We are looking forward to seeing you." etc. All well and good.
So we arrived at the hotel about 6pm, to find that they did not have rooms for us.
They said that they had had a flood, so they didn't have the rooms, and that they had told booking.com this about 8:30 that morning.
Checking my email, I could see that booking.com had mailed me to tell me this at 16:50.
Se there we were, gone 6 on a Saturday evening, having cycled to the hotel from Edinburgh, and they said they didn't have the rooms and that was that.
They had no interest in helping us (and booking.com were only marginally better). The lady on reception said didn't know anything about other accommodation locally, no suggestions, or phone numbers or anything. It seemed that because they had told booking.com about the problem that morning, it was no longer anything to do with them.
The hotel had a phone number for me. If I'd had a call at 8:30 that morning I would have had a lot more time to find somewhere else.
I won't book to stay here again, because on this experience, there is a possibility of being let down really badly.

I booked one night at the Hawes Inn for the final night of a 12-day tour of northern Scotland on my way back south, so foolishly agreed to the £144 price tag thinking I'd get something special for my money. How wrong could I be. Nothing was good at all. I found the room to be very sub-standard for the amount paid. I was not forewarned that it had a disabled bathroom, the carpet was worn and needed replacing, the (very basic) tea & coffee facilities should have had decent biscuits and there was nowhere to sit comfortably other than the bed. There was a large space where there could have been two armchairs instead of the ONE small upright chair by the table - where was any second person in the room supposed to sit? There were no drawers in which to place personal clothes or belongings. All in all, a terrible place to stay and I will never be back. I didn't have any food or drink on this occasion, so can't comment on the bar or restaurant. What a sad finish to my holiday. Interesting that, when you leave, nobody seems to ask "did you enjoy your stay with us?"

A big thank you to Michelle the Duty Manager who managed to squeeze us into the restaurant tonight despite staff shortages, a large group and a certain person who had forgotten to book a table for himself and his wife!!!! She also resolved a problem with the Loyalty App ensuring we still received the correct discount; all in all an excellent experience as a customer.
We’ve always found the food in The Hawes Inn to be excellent, the setting by the Forth Bridge to be superb and like all the Vintage Inn chain of pubs, the value for money is good especially when using the loyalty app.
Tasty meal, good value, great location and excellent customer service.
