READ THIS !! This was the WORST hotel i have ever stayed at across the country. I booked a double bed and received a single and was told "sorry that's all we have" after paying for 6 nights in advance over a month ago! The manager Danelle was extremely ignorant and mouthy with the guests. The hotel was beyond disgusting with stains all over the carpets, the bedding in my room had blood stains, and the rooms are REALLY SMALL. I was told spacious, private bath, and lead on to believe it was luxury for the $1100 cost. The rates you see ARE NOT what is charged. There is an 11% fee if you use a credit card which they did not disclose prior to my arrival even tho i asked. DO NOT STAY HERE with covid going on. None of the employees wear a mask, nothing was sanitized the amount of the stay so after a few nights i wanted to leave. She refused to give me a refund, but i could not stay another night in this disaster of a hotel. I will not be staying here ever again. This is the worst option out of all the great hotels on the OC Boardwalk. Take some time to research, as this hotel doesn't offer what they claim. STAY AWAY, STAY AWAY!! If i could give a 0 star review i would .

I had a terrible time at this hotel. It did seem to be clean, without bugs, and convenient as advertised, but I couldn't actually use it as a *hotel*. Before arriving, I was sent a mass email bemoaning tax rate changes (without using BCC) and how customers would be picking up that slack unless they paid in cash. Inconvenient and I then also had to deal with Reply-Alls from other people clogging my business inbox. I arrived and the owner was nice enough, and said that we would need to hunt for the wifi password in the room's "Welcome Guide" that she assembled upstairs, rather than just telling us. Surprise, the page this was written on had been stolen out of the book. I came back to the front desk and used the telephone there to call her (which is old and difficult for me to make out words on) to receive my wifi password. She took near 8 minutes trying to look up the wifi password and then simply giving me some guesses when she couldn't find it. Ok... The Welcome Guide made it very clear that guests *must* be out by 10 am for the cleaning crew to work. Not very hospitable or flexible, but ok. Then, the air conditioner...a window unit with the sides unsealed, it rattled unceasingly all night, so loudly it was difficult to sleep. After a few nights we figured out that if we leaned multiple umbrellas up against the loose sides, the noise could mostly be reduced. Unless they fell over in the night from the vibration of the conditioner. Then it's up at 3 am trying to adjust it again. The door was not a close fit so there was a thick beam of light coming in from the hallway shining directly on my bed and my face. I brought my sleep mask, but I don't like using it...and at 9 am sharp, the cleaning crew arrives to yammer loudly in the hallway and vaccuum directly outside my door! Of course I was woken up, grumpily, from a bad night of sleep, earlier than I wanted to be awake. The blinds on the window did nothing to block out the sun as they are the more decorative wooden type and had a decorative gauzy curtain. It was then I started regretting my choice of hotel. Everything was going wrong and seemed explicitly designed to get me out of bed when *they* wanted me gone. Thankfully, the vaccuuming only happened on weekends, but of course, the following weekend....woken up at 9 by a vaccuum directly outside my door with the wide gap, which blocked no noise. In the middle of the week, we left at 9:55 or so, before room service actually got to us, and still before the stated 10 am. They seemed a bit put out regardless, and when we came back after brunch, we found all our towels had been taken and not replaced. We used the front desk phone to contact the owner and ask for replacements - got the voicemail, left a message. Left for the day, and came back to change for dinner around 6. No towels. Call the owner again. She was surprised! Seems like she never checks her voicemail. Just like my experience with every other small business owner these days. Leave a message, we'll get back to you....when in reality, they never even bother to listen to messages, much less call you back. No service. We got the towels that time, but I was fed up. The service at this hotel is horrible. Everything is designed to get you out of bed when *they* want, and I was sleep deprived every day there. Next time, I'll pay the $50 extra a night to actually be able to sleep at a chain hotel that knows how to do things. I hated my stay and how the people on the shared porch would stare at me every time I came up the stairs like I was some kind of outsider. Maybe if you can sleep like a rock through noise and light, this hotel could be a deal for you, but otherwise I'd pay extra to get a hotel that actually expects me to sleep there.

Hubby and I spent 5 nights here. Super close to the beach, about 90 feet from the boardwalk. Room was super clean and the bed was comfortable. AC worked well. There was a microwave and fridge, clean towels daily if you want them. There are porches with rocking chairs to watch the ocean. The hotel also provided beach umbrellas to its guests, which is super! A few mentions: our shower was ridiculously small. Neither of us are large people and we had issues. Because of the fixed shower head, hubby, who is tall, couldn't get out of the water and I could hardly get any water, as it shot over my head, but hit the wall. There is NO place to set stuff in the bathroom. Maybe other rooms are different, I'm not sure. Also the room only had one overhead light and a small desk lamp, so it was dark. And while there were well-fitted mini blinds, there were no room darkening curtains, so if you are up at first light, you will be up early. It didn't bother us, but it's probably worth noting. Overall, this is probably one of the cleanest, nicest places we've stayed in OC, and we visit frequently.

Impeccably clean rooms with a superb location. The owner/manager was incredibly nice to us. So close to the boardwalk and beach. Each floor has a relaxing porch with rocking chairs for nighttime conversation.

The woman who runs it is so nice! We went during when all the higshchoolers got out so you could tell she was stressed. I stayed here with my boyfriend and his buddy. Our hotel was perfect condition and looked new! Would stay again!! If any one asks for a recommendation it’s gonna be Beach Walk!

This hotel is in the perfect spot for everything you want to do in OC. Very nice people that own it and even great rates in the off season. Needed a room in November and it was no problem. Very nice rooms and very clean.

The past week three friends and I stayed at the Beach Walk and were pleasantly surprised. We had low expectations considering how affordable it was but we were surprised to find that it's a very nice place with awesome staff! The owners are so kind (even when we lost both of our room keys) Would recommend for anyone!

stayed in room 26 for an extended weekend. i had read other reviews about the rooms being small. our room was small, but adequate. we didnt spend much time in the room anyway. the room was clean. the bed was comfortable. the bed in our room was directly facing the door, which i found a little un-nerving to have a door opening right at my feet. window air conditioner in place. cooled nicely but , like all window units, there were gaps around the unit and window frames. nice water pressure. the hotel was a little stingy with the towels. but housekeeping was happy to give us more when i asked. they smelled nice and a little bleachy. weird to some maybe? but to me bleach smells clean. the microwave oven looked to be as old as i am, but worked well. my only real complaint to the room was the lack of seating. there was a murphy table and 2 metal folding chairs. not very comfortable. the bed was the only place to really sit. there was enough space in the room for a nice side chair, but we didnt have one. the TV was wall mounted, and at first i thought it was too small (maybe 13 inch?) but the picture was good and i found it to be sufficient the building was older, and as we were on the 3rd floor ( the first floor is a private residence) there were a lot of stairs to climb and i would not like to imagine carrying a lot of luggage up all the stairs. the covered balcony was nice and had goof views of the boardwalk. central location and gave a great location to walk on the boardwald. all in all? it was a nice clean basic room without frills. clean, comfortable bed, but lacking comfortable seating otherwise.

I would like to start out by saying that each room is completely different, you will have a different experience in each room. I got a room on the top floor, a family room. When I was walking by other rooms that were open during cleaning, there was another family room but it was a much bigger room. And that room wasn't even the room I saw on the photo's of the website. So each room is completely different, this is my experience in my room. Pros and cons will be at the end. I'll go through each day of my vacation to keep it organized. Day 1: Check in I woke up in the morning to a text message at around 9:30am saying my room is ready and they need an ETA. I was surprised because check in is at 3pm. I assume the reason for this is because it's the off season. When I arrived at the hotel I ran up to the second floor to check in, there was no one there. You have to pick up a red phone which auto connects you to the manager so she can run up and check you in. She was very nice and kind. Up front I told her very nicely and clearly that we do NOT want room service, or anyone coming into our room this weekend. My friend and I have issues with anyone going into our room where we keep our medication, money, ect. without us knowing. She said "That's fine, as long as you can take out the trash every day" I said absolutely. When we first walked into our room, it looked nothing like the photo's provided on their website or the ones sent to me upon paying for the room. I was pleasantly surprised to find this room was much more....well, the best way to put it is "updated" than the photo's I saw with the tiny TV. Day 2: House Keeping and Wetness My friend was half asleep in the early morning when coffee was being made, so he clumsily asked where the sugar is, the manager looked at him, then walked away with no response. So he left and walked somewhere else for coffee. In the morning after breakfast we walked out of our room and noticed the maid/person who cleans rooms. She asked if we needed room service and I said no, and please do not do it all weekend for our room (gave our room number). She said that's ok and we left. It rained the first day so some of our cloths were wet, so I tried hanging them on the cloths line they have in the parking lot all day. They did not dry, I think the reason is the sun doesn't shine very long against the wall of the hotel. Once the floor of our all-tile room was wet, it stayed that way and never dried. Everything in our room was always damp and wet. We couldn't open our windows because there was no screens in them. When we came back for a drink of water we noticed our room had been cleaned. Beds were made, trash taken out, towels and soaps replaced, and our things moved around. This made both of us upset because we clearly told the manager and I believe the only maid NOT to come into our room. Of course nothing might be missing, but we both have issues with anyone near our personal belongings. I'd like to repeat, NOTHING might be missing, but we clearly told them not to do this. We didn't notice until later that one of our towels went missing. It was white like the hotels but had a different pattern. We looked hard but couldn't find it anywhere. We were going to complain that house keeping must have taken it, but it was a paper thin beach towel, plus it would waste our time and theirs looking for it among the whole hotels towels. (Update: We searched the whole room and all of our belongings after leaving the hotel, the towel is still missing) Day 3 was fine, check out was easy, just had to drop the hotel keys into the drop box. Quick info about the room: - The bathroom is the size of a small walk-in closet. My friend fell twice in the shower, hitting his head on the wall because he couldn't kneel down to wash his lower half - No screens in the window so you cannot open the windows for fresh air - Beds are pretty comfortable but a little hard - Sink for bathroom is outside of bathroom, so you have to touch the door knob with dirty hands before washing your hands - Blinds were plastic/wood (couldn't tell), perfect for keeping the sun out - Big screen TV was great - Dining table was not in the best place, glad they had fold-able chairs to put there - Keep in mind there were no plates, paper towels, spoons and forks, bowls, anything like that, they provide toilet paper, towels, and soaps - Towels were pretty soft - Air conditioner had great temperature control - Doors and walls were very thin, you can hear almost everything outside your room - The balcony were almost always crowded with people smoking, making it hard to stand and enjoy the view (one pair literally spent 2 days on that balcony doing nothing else but smoking) - There is a outside shower that actually works as a normal shower to get sand off - Balcony and steps were always wet so it's almost impossible to not get your all-tile room floor wet Pros: - Comfortable beds - Clean room - Nice staff - Soft towels - Semi-amazing view (small view of ocean) - Big screen TV - (when no one else is there) Great view on shared balcony - Fantastic location, right next to the boardwalk and beach Cons: - Very clearly told all staff not to come into our room but did anyway, making us feel uneasy - Room always damp - Can't open windows on good days due to the lack of screens - Almost impossible to dry cloths due to the humidity and lack of space for other peoples cloths All and all it was a great vacation, we plan on hopefully going to this place again next year! Room Tips: Ask for a room on the top floor facing the ocean, or pretty much anywhere on the top floor. Be very clear your room does not want room service if you don't want it.

In july 2016 we spent a week at this Hotel in Ocean City Md, Just steps Away from the Boardwalk. Its a Very Clean Family Type Hotel. very Clean and Feels very much Like Home. Owners will go out of their way to insure Your Stay is the Best. The Board Walk is 3 Miles long and the Beach is Beautiful. Hotel is Walking Distance to Everything. This was our second stay at this Hotel and Hope to Visit again next Year. We Thank the Owners For all they did for Us and We had a Great Time. Beautiful Place to Stay.Great Family Type Hotel and a Quit place to Stay, Bill and Marie Carr
