We loved our stay at the Nelson Avenue B&B. Great breakfast with a family atmosphere. Penney and her helper Phyllis treated us like family. This was our third stay at this B&B and will return again in a couple of years. Well within walking distance of Baseball Hall of Fame.

Bedrooms are large, air-conditioned and scrupulously clean. Large bathrooms with both tub and shower. Nicely furnished in grand old home. We've stayed in several B and Bs in Cooperstown. Some may be fancier, but Nelson Ave Pines is now my favorite. It's small,only 2 rooms plus an attic suite of 2 bedrooms and kitchenette--I didn't see that one. Our room and it's bathroom were comfortable and roomy. Breakfast delicious and plentiful. Nelson Avenue Pines was the best B&B on our recent seven-state road trip. Not only are the rooms spacious and pretty, but the host, Penney, & her assistant, Phyllis went out of their way for us. This was our first trip to Cooperstown and our first time staying at a Bed and Breakfast. We had a wonderful experience, and felt very much at home. Location is close to downtown Cooperstown - less than 10 minute walk to the Baseball Hall of Fame. Tennis courts across the street (they provide rackets & balls). Rooms are clean & comfortable. The Breakfast is outstanding. Penney was very flexible on when to serve breakfast based on my schedule. Eating on the front porch is highly recommended.

After spending a few days in the barracks at Dreams Park Nelson Avenue Pines was the next best thing to home, and brought a once-in-a-lifetime, three-generation trip to Cooperstown to a terrific end. Nice, comfortable room, delicious breakfast each morning, very friendly staff, and an easy walk into town and the Hall of Fame... great place!

I just returned from a two night stay at this perfectly located Cooperstown B&B. I travelled with my husband and 16 yr. old daughter. Our family stayed in the two bedroom suite located in the attic. What a lovely experience we had at tNelson Pines. The location could not be more perfect - a 5 minute walk to downtown, and across the street from the lake .
