Dated, rustic and tiny rooms but indoor plumbing and a friendly place.Across the road from a beach and two bar restaurants.A short ride over the bridge to the city of Northville.There is a small golf coarse 1/2 a mile away also.

Friends and I stayed in 3 rooms recently. All of us had rusty water come out of the tub when we turned it on but it was clear after 5 -6 seconds. Water pressure for the shower was great. Our bathroom door in unit 11 wouldn't latch. The sink and tub are stained. Unit 11 has an incredibly loud AC/heater but the others were more quiet.

Love this place, from the Adirondack furniture, location, to its quietness. There was some sort of bicycle race in town and you'd never know there were other quests here! My friend can always find that perfect room with the atmosphere that's expected for our adventure. Comfy rooms, great hot water. Daily room service. Very clean, sparkling white towels.. Walking distance to a sports bar(noisy on Saturday eve but I thinks it's the acoustics not the crowd...they stop serving at 9p. Remember this is not NYC) and local pub/pub. Everyone is friendly & very happy to help you either at the hotel or in town. Will definitely return again!

We stayed at the Flipp last year and was very happy with the simplicity, location, and price... Went back again this year, this time booking three rooms for a long family weekend with the kids, parents and inlaws... We rather like the rooms, all with cool tree like bed frames, and the manager is very nice and helpful... Again, the location is great, the price affordable, and we'll be happy to go back - yet again - next year...

Oh, my goodness, this is a terrible place. The carpet is stained, the window blinds are filthy, there are huge blue mineral stains in the tub where the water drips, the mattresses pretty much guarantee a backache, the plumbing is poor, and the efficiency setup is a joke. The room is small and crammed with furniture. The sheets and towels were, thankfully, clean and the manager is very nice. I spent 2 nights there and had to leave. I certainly was not expecting a spa experience, but this is just too far on the other end of the spectrum. Never again!

If you're looking for room service and 5 stars this is not the place for you - if you are looking for a quaint little place in the Adirondack mountains that is clean and comfortable with no bells and whistles than this is the place. Within walking distance of two bar/restaurants - across the street from the lake - it is a great place to explore the area. Owner is extremely helpful and attentive. Will definitely be back.

I have been going to the Flip Inn for about 10 years in every season. I've been there on my own, with my dog and with my family. The rooms are very comfortable and it is just a short walk to Great Sacandaga Lake and a good restaurant/bar and about a mile into the village for more restaurants and nice shops. Also the start of the Northville - Placid Trail is right there. There's a great Farm Market store and an outdoor Green Market twice a week. The manager of the motel, Doreen, is an angel ---- always so helpful.

We have stayed at the Flip Inn many times over the years. Each and every time, it has been a wonderful experience all the way around. The rooms have always been clean. Doreen, the Manager, is one of the nicest people we have every met...Going out of her way to make sure our stay is an enjoyable one. Our most recent visit was just last week, for our anniversary. When my wife called and made the reservation with Doreen, she must have mentioned the reason for our stay. When we checked into our room there was a bottle of wine and a beautiful card. Small town hospitality at its best! You can walk across the road and have lunch or dinner at the Sport Island Pub, with a fantastic view of The Great Sacandaga Lake. You also have accesses to a nice clean sandy beach. A short drive over the bridge into the village of Northville…You'll find a number of small shops and eateries along "Main Street." A great mountain getaway!

My husband and I spent a long weekend recently in Northville NY and stayed at The Flip Inn. Not only were the accommodations cozy and clean, the manager of the motel went out of her way to make our stay a totally pleasant experience. She was warm and friendly, and treated us like we were her special guests, even though we weren't her only guests staying there. The manager gave us recommendations for dinner, including her favorite eating establishment across the street, which we loved. A late-night walk on the beach of the beautiful Sacandaga Lake gave us the finishing touch. We both highly recommend The Flip Inn when staying in the Adirondacks, and will definitely be returning there for another stay.

Just spent 2 nights at the Flip Inn after a last minute decision to take a long family weekend on the Great Sacandaga... Rooms are small and to say rustic is probably being a tad generous... But all the main areas (bed, sink, carpet, bathroom, etc) were in good order, clean and neat.. The nooks & crannies probably could be dusted a little more often etc... Hotel is in a good location... quick hop over the bride to Northville for utilities, food, and a Stewart's... Northampton marina only 5 min away... Sports Island Bar/Grill/Beach across the street... Keep in mind there are not many options on the Great Sacandaga... Even with that said we were very happy with the Flip and would go back for another long weekend there...
