The Springwater B & B is newly built to combine the charm of turn-of-the-century Saratoga with all the comforts of a boutique hotel. We are 1.5 miles from exit 14 of the Adirondack Northway (I-87) and only steps from the main entrance of Saratoga's historic thoroughbred race course. A casual stroll to downtown Saratoga with its wonderful shops, restaurants and galleries. Within easy walking distance are the historic Canfield Casino and Congress Park, The National Museum of Racing and Empire State College. We are within a 10 minute drive to the Saratoga Performing Arts Center, Spa State Park, Saratoga Lake and Skidmore College.Run by longtime Saratogians we offer the friendly personal service one enjoys at a cozy, family-run bed and breakfast. Spacious light filled rooms are simply furnished with oriental rugs and antiques mixed with luxurious new beds and mattresses. All rooms have gas fireplaces, flat screen televisions and individual climate control.Marble and tile baths combine an old fashioned style with spa like amenities. Each second floor room has its own private porch. There is a large side porch where breakfast is served weather permitting. The breakfast room and sitting room with wood burning fireplaces are open for guest use and gatherings. If you must work...we have complimentary wireless access throughout, as well as printer and fax availability. For convenience there is an elevator and a fully handicapped accessible guest room.

We just ended a 6-night stay at the Springwater B&B. It was perfect. The proprietors (Lyn, her daughter Leslie, and grandson Matt) were friendly, welcoming, and made us feel as though we were honored guests in their home. The rooms (we stayed in the Empire room in the "Inn") were beautifully decorated, comfortable, and nicely appointed. The breakfast: HOLY COW! I'm not normally a big breakfast eater, but I genuinely looked forward to the breakfast. The pastries each morning were amazing, and each of the different choices for breakfast were delicious. The fact that we had a choice sets the Springwater apart from most B&Bs. The location was also ideal. We weren't there for the races, but you can't get a better location if that's what you're there for. And it was a pleasant and easy walk to Congress Park and all of the restaurants downtown. This is such a gem of a B&B, we're already thinking about a return trip in the Fall.

This elegant, inviting bed and breakfast was one of our best stays. We stayed in the Hathorn Spring Room, which was quite large, with an amazingly comfortable king size bed and a day bed—and a small porch with two comfy chairs and a table. The bathroom was also very large, with a delightful rainwater showerhead. Everything was immaculately clean. Breakfast was delicious. Each night we filled out our order—several menu items—and left it in a small basket in the hall. In the morning, we picked up our assigned room tray, brought it to a table on the screened porch and our breakfast was made to order and served. The blueberry buttermilk pancakes were to die for. The B&B is just around the corner from the horse racing hall of fame, which was very interesting. If you stay during race season, the racetrack is within walking distance. The downtown main drag is within walking distance, with amazing Gilded Age houses to see along the way. I wish we could have stayed for more than two nights. I highly recommend the Springwater Bed & Breakfast.

This was my first visit to Saratoga Springs and I could not have picked a better place to stay. All was wonderful. Leslie, Matthew, Lyn and their staff made me feel immediately welcome. I had the Battenkill room - with a private bathroom across the hall, but it was manageable. The room was pristine, air conditioning comfortable, breakfast is delicious, and having the Brook Tavern just downstairs was super for unwinding after a day at the track. Everyone I met there was pleasant and we never got tired of talking about horses. I can't wait to come back.

My husband I enjoy staying at B & B versus corporate owned hotels, we feel they are so much more personable and usually lovely accommodations. The inn is on a quiet street with onsite parking, but if you come back late in the evening, it is challenging to find a spot. I called the day before and asked if we could check in earlier, and was told to let them know when we arrived. We arrived super early and told the young man we realize the room isn't ready, but we were told we could check in earlier than 3. He assured us he would text us when the room was ready and it wouldn't be a problem. The text never happened, when we went back at 3 I reminded him, and he admitted he was busy and forgot. We didn't know who the innkeepers were, usually you meet them at breakfast or sometime during your stay. The website site indicated there were safes in the room as well as clock radio's, they were no were to be found. When I called about the safe I was told the rooms didn't have safes....So attention to detail which is usually A+ at a B & B was a much lower grade for us. Breakfast had a good variety of choices, but the portions were small, after we received our juice and meal, no one came back. Usually you can get a refill, but again, there were alot of ??...On our last day, we decided to eat on the road and left at 7 am, no one was around in the main house, so we left our keys with a note we misplaced a shirt. I called from the road and asked when they cleaned the room if they could let me know if it was found, and please send my receipt to my email on file...Never found out about the shirt and I never received a receipt for our stay. The inn itself is beautiful and centrally located. We picked this property due to all the glowing reviews, but the attention to detail was a disappointment.

Thank you for taking the time to let us know about your stay with us. We are very sorry that we did not meet your expectations. Not an excuse, but an explaingtion, this Opening Weekend was a bit hectic with two of our key staff unable to work and I'm afraid that while we are usually able to get rooms ready and guests checked in early it may not have been possible that day. My appologies for incorrect information on our website, we are working on a new one with updated information which will include the many upgrades since our current one was launched.

We really enjoyed our 3 night stay in the Springwater Bed and Breakfast. Stayed in the Cottage room and while it was one of the smaller rooms, the bathroom/shower were larger and room was arranged well with a nice closet with built in. Breakfast had a nice offering of choices and comfortable setting and was delicious each morning. Perfect location for walking through Congress Park to downtown. We have enjoyed Saratoga many times over the years and this stay was no exception. Hopefully this pandemic crisis will be over soon however they took precautions and measures to help ensure the guests and their staffs safety.

We spent lovely 3 night at this very well cared for B&B. The property is conveniently located, near all the attractions in Saratoga Springs, we were able to walk to most of the places in town. Our room was very clean, very well appointed, with a very nice bathroom. The breakfast was really good, made to order and served with a smile. The owners were very accomodating and a pleasure to interract with. We highly reccomend this place to stay in SS.

My boyfriend and I found this place last year and decided to go for our anniversary. The owners were so nice and the room we stayed in was above the tavern. The staff make you feel right at home and even let you do a late checkout. The creme brulee at the tavern is so good. The waitress said people can even get it ordered right to the room if you want. Downtown is only a 10 minute walk away and the track is right across the street. It's a perfect hidden gem of saratoga.

Lovely inn, rooms, and innkeepers! The grounds aren’t large with a garden or similar, but it’s a really nice property in a quiet, residential area.
The rooms are lovely. We stayed at Polaris and had a gas fireplace, balcony, a nice little writing desk nook with a mini fridge and a large closet. The bathroom was huge and fancy. The shower had body jets, just awesome, and there was a tub and heated towel racks. They had a hair dryer. Comfortable bed. Could use a couple more softer pillows, but we slept well.
Notable is that there’s an elevator - no more carrying bags up and down!
It’s a small building but really well kept. The innkeepers were lovely and super accommodating with everything including check-in and check-out times.
The breakfast was delicious and plentiful.
We will absolutely come back and just became our new favorite stay in Saratoga over the Adelphi, Saratoga Arms, and Union Gables inn. Lovely place!!

I scheduled an overnight stay at the Springwater Inn. It was described as adjacent to the lovely (and related) Springwater B&B. I thought this meant on the same grounds or next door. It was only a short walk away but, foolishly, I did not understand that the Inn is basically rooms over a sizable restaurant with a LOUD bar area. There were a number of steep steps to reach the second floor rooms. Very clumsy when lugging suitcases. Further, the bed was comfy but so high that small stools were needed to climb in. Anyone with limited mobility might never have reached the room (or utilized the bed if they did make it up the stairs).
Finally, the room overlooked a very busy and very noisy 4-lane road. Thankfully, traffic noise decreased significantly after 11 pm.
Be aware of the considerable differences between the Springwater Inn versus B&B.

Can't say enough about this bed and breakfast. Our room was spacious with its own bathroom, the location is perfect! Although not right in the middle of the city, its a 10 minute walk to alot of the fun restaurants and shops. 20 minutes drive to Lake George which we did a fun 2 hour boat ride (10 miles up and down lake george) in the frigid weather. Great hiking nearby and 10 minute drive to Saratoga Springs National Park. Oh and the best part, the breakfasts were amazing, the breakfast room is beautiful, and the innkeepers are wonderful. We have traveled all over the country and just loved this place.
