It's an older hotel and it does show some age. However the price was more than fair and it's clean. The owners were very kind and welcoming will come back and stay again. Keep in mind Wellsville is a very old town and this is one of 2 hotels in town this one is just outside the village so it...

This is a low priced hotel, a short distance from the village limits of Wellsville. It is on the highway (non-interstate) going east of town. It was very clean, bright large rooms, very friendly staff. Our family of 3 stayed for 3 nights. We had the 'family' room. It was spacious with a great open space for our 4.5 year old to play. Not much to look at, but big room, clean, and cheap. Wireless available. 2 mi. away from town for anything, but easy in and out. Not many choices around Wellsville. Check in at 1PM is convenient, but checking in late is a pain cuz you gotta wake up family. No record of my on-line reservation. Don't accept AmEx.

Nothing special, but the room was clean. good sized rooms. The motel probably comes from a time when NY Rt 417 was the main road west before NY 17(now I-86) was built in the mid 1960s. Up until maybe 5-8 years ago, this was known as Cook's Motel. Decent price.
