Our experience completely different than most reviews - room extremely dated and dirty, as was dining room. Definitely More than 20 minute walk to Bexhill on Sea!!! Icing on cake was both Booking.com and the B&B itself (signs on wall when checking out) said they accept credit cards, yet wouldn't when we checked out. No big deal but just resulted...

A very well organised, clean and comfortable abode. Excellent breakfast and blessedly peaceful location. The room I had overlooked the back garden and reminded me of home there was parking off the street and the seafront wasn't too far away. Recommended.

Warm and extremely helpful hosts (Alan and Sam), as were all the staff. Super rooms (8 of us stayed in 3 warm, comfy rooms), Extraordinarily good breakfasts; huge variety of cereals, jams, breads, juices. Excellent cooked individually prepared breakfasts (I'm a hearty eater). Easy parking on forecourt; fantastic garden with numerous fun houses, games and hiding places for children. Everything...

Wonderful b&b. Very familyfriendly, the kids played in the big garden with huge play area while we packed our things. Good breakfast, friendly staff. If we hadn't had a boat to catch we would' ve liked to stay longer.

We had one night in room 2. The description said the room was a bit smaller, which was true, but nonetheless packed with everything you need. The bedroom was clean and comfortable, with a nice en suite. A good breakfast, freshly cooked. Would go again.

Stayed here for 2 nights. Had room 6 which was found after a warren of corridors and doors. The room was of a good size bed ok, but lumpy pillows. The shower was powerful but the head was not secure on its mounting and fell off a couple of times. The towels were good also the bed linen. All furnishings...

I was given room number 4. On the plus side a reasonable quiet room, clean and spacious. Excellent hosts and very good breakfast which was kindly provided 15 mins earlier that the official start time of 7.30am. I suppose it is a bed and breakfast and someone's private house so I wouldn't wish to be too rude in saying that...

This is a great B&B. Comfortable with great breakfast which you order the night before. Nice to find somewhere that can accommodate a family of 5. Clean accommodation and friendly staff. Close to the beach and perfect for our visit to Sarah Ravens garden at Perch Hill, Robertsbridge. Quiet suburban street with great garden play area for the kids.
