The beaches guest house is such a beautiful b&b. The two owners are so welcoming and amazing at communication prior to arrival. The rooms are well equipped with really comfortable beds and luxury en suites. The breakfast is perfect! Thank you again!

We were warmly welcomed by Buzz. There was a discrepancy between what we had booked the room for, via Booking.com, (£89) and what Buzz had on his printed check-in form (£104 I believe), but Buzz said he would sort that out with Booking.com. We paid an extra £7.50 each for breakfast, which we knew about in advance. The room was lovely and airy, very well maintained, clean and comfortable, with nice shampoos and what-nots, tea and coffee facilities etc., so we were very happy with that. Breakfast is served in the lovely conservatory. It had a "healthy" feel to it all, which is fine by me, but maybe traditional English lovers would miss the bacon! Jo made us some nice scrambled eggs and omelettes, there was fresh fruit, yoghurts, pastries, cereals, juices, so a good range/display. As others have remarked, there is no private parking, but parking spaces are available on the surrounding roads. Beaches is right opposite the beach/sea, so nice views. It is 1.2 miles from Southend Pier, so not in the centre of Southend and it is about 1.5 miles from the railway station... something to be borne in mind if you are on foot. Buzz and Jo only took over this b&b a few months ago and we wish them every success. They are a lovely couple, very welcoming and friendly/helpful.

My husband and I recently returned from an overnight stay at Beaches guest house to celebrate our anniversary. Buzz and Jo were the most wonderful hosts and literally went above and beyond for us which was very much appreciated. The guest house itself was lovely and our room was gorgeous, beautifully decorated with nice little touches and a lovely balcony overlooking the sea. I would highly recommend a stay here to anyone looking for a well priced lovely clean little hotel with gorgeous rooms and wonderful hosts. Thank you so much Buzz and Jo and we will definitely be back again soon!

We travelled down for the football. We were warmly welcomed by Jo and Buzz , who were very helpful and accommodating, lovely spotless room and enjoyable breakfast, would highly recommend a stay here . Great location too

We were warmly welcomed by Ian and his wife. The whole stay was relaxing as all our hospitality needs had been thought of! The room was bright and airy and we enjoyed the Balcony seating. Lovely breakfast. Well done guys! Good luck with your new venture👌
