Such a wonderful bed and breakfast with bar, pool table and darts on offer. Breakfast was quick and super tasty. We were served by a lovely lady who made us feel welcomed and was more then happy to answer any queries we had about Bognor. Rooms are clean and very spacious. I would definitely stay here again! 10/10

Stayed for 1 night in October. Room was lovely we had a double bed ensuite. There was tea and coffee facilites and tolietries available along with TV etc If you require storage space for a longer stay there was ample. Bed was comfortable and the room very pleasant. Hosts are very welcoming There is large dining room and bar along with a pool table

We wanted to extend our stay from Butlins in Bognor Regis and explore Bognor Regis. We reviewed  reviews before going to Selwood lodge and reviews were good to excellent. I contacted Doreen regarding getting Twin room and she give us family room. Butlins check out was early and we went Selwood Lodge. Doreen greet us and gave us keys to our room and we were pleased that our room was cleaned before we came that was nice of her. Also what's good is the Centre,Cinema and station are close by. The owner has a small dog at lodge nothing in description stating this. They seems to be musty smell when going upstairs to our room.  I had to take my time to go upstairs as I am disabled and dog would bark at me and was on my way.  I was afraid of falling. The room was standard but spacious with ensuite. I experienced so many issues while staying Selwood Lodge. Curtains were stiff to shut and shower had low pressure so you can only stand underneath it but you can't rinse your body. When went down breakfast room was bit scarely as there were allot of clowns. It looked like old fashioned dining area at around 1970 style. When we got breakfast and my friend asked for jug of water and she looked at him crazly and took a while to understand but then she got him pint glass. I also reported broken tap that was leaking and at time water pressure was low she was going to blame us for it.  Doreen mentioned the tap again when my friend asked for fresh milk. Before having our take way I asked her to get me plates and cutlery she shouted at me and told me to wait as she having her lunch. The only reason we wanted to eat dining area as we didn't want mess duvet. She had sign in room and she also advised my friend as well. When our take Way arrived she made such fuss about having heat proof mat and she was talking to us like children. My friend asked 2 cans of coke she charged £2.50 crazy. I mentioned why she was hot tampered and having a go at me and she stated that we asked to many questions. We from London and this is strange place and we were out of our comforts. This my first trip out of London and we both anxiety. We were trying to help. These are genuine questions and we not asking stupid question.  All above happened in one day. I was so upset I wanted to stay in another hotel but check in was late and they had allot more stair. I couldn't  use stairs because I am disabled and they were steep I was told. The only reason I went guest house is because I wanted homely feel but this was very big mistake and never again will I use bnb of less then 4 stars or use premier inn or Hotel next time when travelling We reviewed  reviews before going to Selwood lodge and reviews were good to excellent. Booked to stay here for 1 night after reading the reviews we thought looking at the pictures it appeared very nice. The owner seemed very nice when we spoke to her on phone, we explained that we weren’t sure what time we would be arriving as unsure of our plans for the day. Day of arrival, she asked what time we were planning on arriving. We texted back immediately and said we could be there within half an hour. We were greeted with a musty smell and with a most irate women explaining she couldn’t do what she wanted to do as we arrived early, (sorry but you are running a business), she then proceeded to show us to our bedroom. We had our children with us, and under her breath she rudely muttered that they could have waited downstairs for us. Bed was uncomfortable and we woke up at 6.30am, as no blackout curtains. Welcome tray consists of 2 t-bags, 2 coffee and 1 bottle of water, why not 2? Bit mean. So if you do need to stay here I would bring extra t-bags. Went for breakfast in morning and oh my god, the room was a shrine to clowns very creepy and scary. This is stuck in the 1970s and really does need updating. . Me and my husband liked the breakfast though.

Lovely house with a fabulous host. Our family room was spacious and clean. The double bed was a little hard and the shower water pressure could be better. The breakfast was amazing. Very clean and not a long wait at all. Doreen even managed to get me some gluten free toast! We had a couple of games of pool and our boys played football in the beautiful garden :) We were very sad to say goodbye to petal the owners cute little dog 🐶

Proprietor nice enough however shower either boiling hot, ie kettle hot or icy cold Proprietor unable to fix hence no shower in the morning, bad bad start to our day! Bed seen better days £85 for the night Way too expensive for this b&b

A really nice hotel. Doreen was very welcoming and in fact picked me up and dropped me off at the station as i had a very heavy case. Not many other guests as it was February 2019. My room was nice,plenty of draw and wardrobe space.My single bed was nice enough to sleep on,freeview Tv and tea/coffee facilities. Breakfast was good,i only had cereal and toast,as i dont do fry ups in the early morning.There are lots of clowns in the dining room so if you dont like them, this is perhaps not the place for you. Stayed here 5 nights.Would certainly stay again.No dogs allowed

VERY friendly and VERY helpful Proprietors. stayed one night to attend party at local football club. Very clean indeed with really nice soft towels and excellent shower. Easy to find and plenty of parking with a central location. Breakfast was excellent..!! Would definitely stay again...!!

We received a warm welcome when we arrived. The room was very clean and the bed was very comfortable. The bathroom was tiny and the basin to wash your hands is in the main room. The shower worked very well and was very clean. The towels were fluffy and soft. The bar area had big squishy sofas to relax on. The pool table was a great addition as we love to play. All bedrooms are on the first floor, so not suitable if you don't like stairs. The breakfast was excellent. There was an array of cereals, fresh fruit salad and yogurts. Then we had the cooked breakfast which was really well cooked. We felt very well looked after and would thoroughly recommend this B&B.

Stayed at the selwood lodge for one night in July the place was very clean and family who run it very welcoming can't wait to go back which we will do very soon hopefully 10 minutes to the beach and 15 minutes to the pier and restaurants
