Large house with solar heated swimming pool, gardens and terraces set on rural 3 1/2 acres and just 1 kilometre from Berry and 5 minutes to the beach. 5 suites, all with either King or Queen beds and each with a private bathroom - either bath with shower over (4) or shower (1) and own sitting room opening directly on to the garden. Plus 3 have a single bed available as well by arrangement. Air-conditioned in entrance sunroom, lounge / dining and all 5 bedroom suites as well as heated floors in sitting rooms and en-suites. Slow combustion fire in the lounge dining area. Large terraces, covered entertainment area at the pool including BBQ, wood fired pizza oven, refrigerator, sink and bench as well as tables, chairs, sun lounges and sun umbrellas. Great kitchen with 900 gas cooktop and 900 fan forced oven, refrigerator, microwave, coffee machine, dishwasher etc. Guest amenities room with large refrigerator with water and ice in door, coffee machine microwave and crockery.

We were lucky to get a room anywhere on the Shoalhaven coast or southern highlands (where we were heading) on a Saturday night. I booked this place at the last minute two days prior. The manager/owner advised he had opened the bookings for one nighters. However, there was no breakfast the next morning ...there are ample places in Berry, however it is a B&B and understand they were giving the staff the day off, was the reason. The room was clean, warm and inviting, and the place charming, albeit run a little like "Fawlty Towers" as there was a lovely gentleman looking after the place whilst the manager/owner was away. He didn't seem to know much, but was delightfully charming. There was a young lady working in the kitchen, who helped with some fresh milk for an arrival coffee, and to light the fire for us when we returned from dinner - she also helped with some dinner suggestions. It would be a nice touch if there were some cookies or a cup cake waiting for guests on arrival to have with a coffee, as it is described as a B&B or Guesthouse and this is what is expected. It is not an inexpensive place and when breakfast/or welcome morsel is not included in a B&B or Guesthouse package, then its only a room. Anyhow, the lovely fire (which we had to ask to be on) with today's papers were appreciated when we returned from dinner. I had read that there was complimentary muscat and we found some in a decanter in the lounge area .. I must say it was rather special.

It seems that everywhere in Sydney or even Coast areas couple of hours out are just super expensive these days. After viewing places between Wollongong to Nowra we decided on Broughton Mill to be our overnight stop on the way to Bawley Point. I spoke with Rick and advised him my husband was working late so we wouldn’t arrive til late. He had the key waiting for us at the door as he was attending a wedding. We arrived even later as we stopped for dinner and Rick heard us come in and greeted us at the door. He is very friendly. The room was lovely although the tv is tiny and placed in a very odd part of the room unable to be seen from the bed. The bed was big and comfy, the courtyard is cute although having just one chair is unusual. The chocolates and the extra nice toiletries were great. The toiletries are so extensive and nice you’d see them only in some of the top 5 star hotels. There’s a Kitchenette area down the hall with a very large fridge, microwave, water and coffee pod machine. I don’t actually eat breakfast and we slept in so we didn’t have breakfast until McDonalds Nowra. Verdict: Weighing up the costs of hotels and motels within an hours drive away I think it was pretty decent value. We usually love 5 star hotels and apartments but where a little bit over how long impersonal and sterile it can feel at some places. Didn’t really get to see the grounds or anything in Berry on this trip but We would consider staying here for a proper weekend getaway. Thanks Rick.

Being regular visitors of Berry, we came to town for the Fairgrounds festival. Our stay was great, the owner is very friendly as is Billy the cat. The morning view is nice, and the back areas behind each room are nice to relax in.

Booked a night last minute for a get away from Sydney. Outside looked promising, unfortunately once inside we realised this was NOT a 5 star establishment. The girl who greeted us was very nice, but told us as the owner was away there would be no breakfast the next morning... quite odd. The room was run down and in bad need of a revamp, cheap bedside lamps didnt work (a handheld torch was left beside one??), the 'tv' was a small computer monitor tucked into a bookshelf and not visible from the bed. Everything felt cheap and mismatched. In short the room was depressing, so we decided to leave and look around. The grounds are overgrown and uncared for, it could be nice if it was maintained, but it was a long way off. The main lounge area honestly looked like something out of a parochial hall, bare wooden furniture on wooden floors, with no sign of warmth or life, not inviting or comfortable at all. There was also a sort of kitchen for guests to use to make tea and coffee that was also some sort of store room for odd furniture.. apart from the girl who greeted us we only saw one other couple in the place the whole time we were there, the vibe was non-existent. Strange as when we booked it appeared we got the last available room. Honestly I dont know how this place has such good reviews. It is marketed as a luxury accommodation with a luxury price tag, so we expected as such. We were hugely disappointed and couldnt wait to get up and leave the next morning. Would NOT go back if you paid us!

Thank you for your feedback to which we responded in August on Expedia where it also appeared. We always welcome criticism so that we may review and address issues of substance. Our reputation, through our reviews, is very good as you remarked yourself. This review is so out of line with virtually every other review it is difficult to know where to start and not knowing the name of the guest makes it even more difficult to identify the suite to investigate. The TV is not a large, overwhelming one on purpose but is movable to allow viewing from the sitting room area and the bed. I can assure everyone that the lamps in all our suites all function and the torch is for the convenience of guests to use if they choose to walk at night. We are unsure what a "parochial hall" is but the timber floors are scattered with large rugs as well as old style timber furniture to match our décor. It is clearly not to every guests taste, sorry you were let down. The matter of disappointed because there was no breakfast available was clearly identified on Last Minute where you booked "Room with no breakfast". It would be on the booking sheet and if it was a surprise to someone it may be that they did not read the discounted rate we were offering.

A wonderful stay! We were welcomed by a friendly inkeep (Rick) and especially friendly Mr Billy (cat) who loves to greet each of the new guests, be adored and supervise everyone around the fireplace. The room was comfortable with heated tiles, private hedged courtyard and bath tub. Bathroom was fully stocked and wardrobe supplied with slippers and robes. We stayed in Room 1 which was right next to the main sitting/dining room and had a sunken area with a very comfortable day bed, TV, iPod, mini library and tea/coffee tray. There are lovely grounds to wander through, very friendly hens to feed and oranges to pick from the orchard. The BnB is just a 15 minute walk into town and all of the shops that Berry has to offer. We will definitely stay again. Though next time we will try for the room with the spa!
