We stayed in the cottage, which was beautiful, comfortable and private with nice views of the property. The delicious breakfast was delivered to our door by the innkeeper, Theresa, who was so kind and accommodating. We look forward to going back.

First time Bed and Breakfast experience and could not have been better. Showed up without a reservation which wasn't a problem. Beautiful historic home on gorgeous property. Theresa our inn keeper was great. Perfect all around experience.

Last winter we spent a few days at the Rocky Springs B&B "Cottage", which is not part of the mansion, but very beautiful and cozy and romantic. We had an excellent experience. So much so that we started craving the trip again. Only this time (In June), there was a different innkeeper. She was not Mennonite, nor was she Amish....

Our stay at Rocky Springs was just fantastic. We loved the cottage. It was adorable, very open, the Jacuzzi was awesome, and our breakfast was just delicious! I would recommend this stay for anyone. Also, the history of the bed n breakfast is really neat; it used to be an amusement park! The rich history made it even more fun...

Beautiful quiet setting located beside the Conestoga river. Will definitely visit again. Delicious breakfast served right to our door. Relaxing and rejuvenating stay. Only downside was the weak wifi signal in the cottage.

Two friends and I booked a weekend getaway at Rocky Springs in May 2015, and really enjoyed the stay. (Lancaster is somewhere in the middle between DC and NYC, off the I-95 corridor) Features that made this place a nice fit for us: The guest house is spotlessly clean, including the bathrooms. Our stay at Rocky Springs was our first bed and breakfast experience and it was fantabulous (yes, we mean it was fantastic and fabulous at the same time)! The inkeeper, Theresa, is wonderfully hospitable and also makes great breakfasts. If you choose Rocky Springs you will have a comfortable stay and feel like part of the family.

Had a great stay at Rocky Springs B&B, my husband & I stayed in the cottage which is behind the main house. Very spacious, comfortable king bed and luxurious bathroom, the shower is great! Only stayed over night and the next morning Theresa brought us a delicious home made breakfast. She was the best! Will definitely be returning!

What a wonderful time we had at Rocky Springs Bed & Breakfast. The room was beautiful, the breakfast delicious, and the home full of antiques and history. We walked around the property and read of how important this place has been to Lancaster, how it has changed over time, and what plans are in store for the place.

Not only was this a very peaceful and enjoyable weekend- but also a most wonderful learning experience in our local history. The grounds are are so well kept and it's exciting to see some of the old buildings come to life. Theresa and Sally were so heart warming and made us feel so at home right away. The mansion is...
