Good location, but... Needs some maintenance attention. Threadbare towels need to be replaced. No elevator. Had to exchange our own towels. Room was not serviced once during 4 night stay. Light breakfast is ok, seating for max 4.

Stayed at this hotel overnight after a concert at a nearby venue. The room was very basic and clean, although there was some water infiltration on the floor near the window. Situated right in the middle of downtown Phoenixville. Location is great, everything is within walking distance. Rooms are a bit small but it's good for a one or 2 night stay if with family. This inn has a fantastic location and excellent staff but the hotel itself seems to have been mostly forgotten. Like others have said, this is a bare bones type of hotel but it was clean and the price was half of what I usually pay just 4 miles down the road. Breakfast was adequate -- bagels, muffins, several types of fruit, and coffee. The location is close to many restaurants, cafes, and nice bars. I would definitely stay here...

Many Hotels have overstated rooms, few amenities and cost through the roof. This place is bare bones, best location in the world and the Friendliest Staff in the world. Cost is low, room has few frills but all the needed amenities. Highly recommend if you need a great bed, decent TV, lots of places to go including great walking places.
