Lyme Bay House is situated within a very short walk to Dawlish Town Centre, Dawlish Railway Station, a National Express bus stop and Stagecoach bus stops. We are within a few minutes walk from Dawlish Beach, Brunel’s famous sea-front railway viaduct, the Black Swans of Dawlish and The Lawn & Gardens. The same Dawlish that was much loved by amongst others, Charles Dickens, Agatha Christie and the poet John Keats. Just a short stroll away there are shops, Tea Rooms, Coffee Shops, the famous Gay’s Creamery and several pubs. Lyme Bay House is an ideal location for train-spotting, golf, cycling, walking and bird watching. It is also very central for exploring the area by car, train or bus including Exeter, Powderham, Starcross, Cockwood, Dawlish Warren, Dawlish, Holcombe, Teignmouth, Shaldon, Newton Abbot, The Teign Valley and Dartmoor. Nikki and Ian made me feel welcome from the get go, I was able to leave my bags in the lobby as I got there so early, so Nikki looked after them for me. Nikki also gave me some maps and ideas of where to go to get sunrise photos or go for walks, very informative! My room was lovely and clean, the bathroom had a lovely shower and I had tea, biscuits, milk etc in my room. I didnt use the TV once but it was big enough to be seen from the bed! Had 4 great sleeps here, head hit the pillow and I was out! I got up at 5am each morning and headed out to get photos (attached) and returned to Lyme bay around 8pm. If Ian was around he would ask me how my day was or what I had planned, the same with Nikki. I had breakfast on my last day there and to be honest I wish I had had it from the get go as it was lovely! vegan sausages, fresh homemade toast, lovely cereals and also Oat Milk was provided (I had asked prior to my stay for some!) I loved my stay, and Dawlish, Teignmouth and Exmouth were my favourite villages/town to visit. I also did the walk from Dawlish to Starcross and beyond, and around the river Ex on the other side to Lmphstone (amazing sunset views!) recommend, and would book to stay there again as there was so much to do in the area and the guest house was gorgeous! thanks Ian and Nikki!

On our way home from a fantastic relaxing stay at this great B and B . Everything about our stay was spot on. Our room was spacious and very clean loved the big TV and the fridge . The bed was very comfy. Nicky and Ian were perfect hosts. There is a fabulous choice at breakfast and Nicky has such a warm cheery manner talking to all guests and really starting your day with laughter and positivity. The B and B is ideally situated to explore the surrounding area . We had a memorable boat trip from Brixham and were fortunate enough to see wild porpoises swimming . We highly recommend this B and B and will definitely be returning in the near future . Thanks for a lovely stay.

First visit here, read some of the reviews on here so we knew it wasn't five star but certainly had a few faults. So we'll start with the bad stuff, there was a hair in the fridge and one in the shower. Maybe the cleaner needs a hair net? The shower was awful, no power at all. The rain outside was stronger. WIFI didn't work in the room, i had some work to do and had to use my data which i didn't think was acceptable as it does state on the website WIFI in rooms. The good stuff, the bed was comfy, it is in a great location for Dawlish, yes you couldn't see the sea from our room but its five minutes walk. The breakfast was superb and Nicky that is joint owner is a force of nature, a lovely lady with a lively personality. The house is clean and well kept, bar downstairs and a large tv in reception.

We stayed for four nights and had a lovely time. The location is perfect for exploring the coast by bus or train or walking. No need to drive. The room was clean and comfy and great breakfasts. Nikki and Ian are great company and make you very welcome. Highly recommended. Book restaurants before you travel as good ones get booked up in high season. Nikki gave great recommendations.

Stayed in Dawlish at the end of a charity challenge; Nikki & Ian kept in contact with us by text as we were late arrivals. Very clean bedroom and large, tasty breakfasts. Both Nikki & Ian were very friendly and did what they could to make us feel very welcome. We used Dawlish as a base to go to other areas in Devon - and didn't spend much time in Dawlish itself. The location of the guest house is good for those who want to spend time in the town.
