Lammas Park House is a Bed & Breakfast in Dawlish close to the sea and offering beautiful sea views from all rooms. All rooms are en-suite. There are two extra large rooms, one with a super-king sized bed and the other with a king sized. There is also a twin room and a family suite comprised of a double and a twin bedrooms (both en-suite) and an adjoining private sitting room. Our B & B in the heart of Dawlish, awarded 5 stars and a Gold award by the Tourist Board, is well placed for all local amenities including Dawlish Beach and Dawlish Water with its famous black swans. We offer a fabulous cooked breakfast to set you up for the day. A very short walk will take you to the station which gives national access plus local access to Dawlish Warren and its golden beach, Exeter and Exmouth and in the other direction Teignmouth, Torquay and Paignton where you can catch a steam train to Dartmouth.

Loved our stay here, Fiona was very welcoming and helpful. Breakfast each day was delicious and there was plenty of choice. We stayed in the twin room which had everything we needed and more. Highly recommend and would like to visit again 🙂

As a couple we stayed at Llamas Park for 3 days. The owners Fiona and Rob were very welcoming. Llamas Park is a Georgian building overlooking the town. The rooms are enormous with high ceilings and our bathroom was also very large. The choice of breakfast is extensive and always perfectly cooked. Nice touches are china tea pot and cups, china toast rack, china butter dish ( real butter ). They cook for you in the evenings if required and would also allow takeaways in. In the room are tea making facilities (china cups and mugs ) and home made cookies ! We enjoyed the W hole experience. If anyone wishes to start up a B and B they should visit Llamas Park to see how it should be done !

We stayed for one night at Lammas Park in October 2020 to break our journey on the way down to Cornwall. It sits half way up the hill overlooking Dawlish and has easy parking on the opposite side of Priory Road. Our room was very spacious with a splendid sea view and we were able to see the cruise ships that had dropped anchor nearby. The bathroom was large as well with shower but no tub. We dined at the Rodean in Kenton using the services of a local taxi. Breakfast was very good. Freshly cooked and the black pudding most enjoyable. Cost was £120 and we had a most pleasant stay.
