Could it get better each time?? Yes it can!!!!!! Just the two of us but would be a wonderful retreat or family reunion destination ! Highly recommend .. You will not be disappointed ! All the comforts of home and not your run-of-the-mill hotel!!!!

This place is wonderful! Antiques everywhere, beautiful bedding on the most comfortable bed, everything you might need! Then step outside to a grove of 100+ year old live oaks! The front porch might be the calmest place I have ever had my coffee! The Koffee Cup restaurant for breakfast was on our list of to do's as well and guess...

I looked forward to the ld Roc House B&B for a few days of relaxation. It is a lovely old house filled with lots of antiques. But it needs a good dusting and has an old musty smell that no amount of febrezze would eliminate. There were flies in every room lots of cobwebs and a dead roach and live...

Great property, both inside and out...Well stocked with essentials and necessities...Extremely comfortable and clean. Coming from the Washington D.C. area, we enjoyed the slow and comfortable pace. Started to miss the property as I was leaving....Will return!

This B&B is perfect in so many ways! It has the flexibility of accommodating a large family and as a getaway for a couple. My son and I went to play golf in Stephenville and visit Dinosaur Valley State Park and the location was ideal. The Koffee Kup restaurant is a great option for breakfast (included in price of B&B)...
