We booked the bourdo room I went in to pay. Owners live in home which is pretty typical, however it was very cluttered with family photos, aspirin, and other containers. I asked about coffee in the morning and was told it would be set out around 7 I never found any. Owner showed me my room it was nice got...

Friendly Oaks has all the potential and they have been in business for a long time, but it just did not do it for us. My family filled up the place. We reserved every room. The home is great. Find a different B& B it has seen better days, the meals are not gourmet like advertised. In 2015 it is not up to date. It is not a quiet accommodation unless you are deaf. Rooms are not looking like the pictures that are outdated.

We had a very pleasant stay at the Friendly Oaks. The owners are genteel and friendly with lots of local knowledge which they are happy to share. This is a lovely old home in the center of Victoria. The owners were full of good information about the town. Our room, large and decorated in a very romantic style, with a large bathroom/dressing room. The breakfast was the crepes others have mentioned(delicious). A large beautiful porch was delightful for early evening and coffee in the morning.

Overall, enjoyed my stay here. Room was comfortable, although their is major construction going on next door, so no sleeping in. Breakfast were fantastic, and the management was friendly. One big downside is there is no place within the house to sit and relax, so it is rather like using a room in someone's house rather than a typical B&B.

I did not spend a lot of time inside Friendly Oaks, but when I was there I loved every minute of it. The hosts are friendly and know a lot about Victoria and all of its charm. Beautiful old house...The tiles on the fireplace are breathtakingly beautiful...The lovely innkeepers are friendly and helpful....The breakfast was unique and delicious...Victoria is a lovely city with an old-fashioned charm...Who could ask for more? We would definitely stay there again...

A nice old house in downtown Victoria. My husband and I only stayed one night. The room was large and the owners were very nice. Breakfast was good but different then the usually BNB food. Take your own towels, the ones we had were to ruff and old. This is not a BNB to go to if you want alone...
