I feel conflicted writing this review. On the one hand, I feel a certain amount of pity for the innkeeper, Phil, and therefore feel bad writing a review that could harm his business, but on the other hand, I feel an obligation to warn people of what you're getting into if you stay at Caledonia Farm/BnB-1812. Since I am a sole proprietor, reserving guests are asked to predict an approximate arrival time and if more than an hour early or late to please call. Appropriate welcome hospitality awaits all those showing such basic courtesy. Caledonia Farm-1812 does not have a front desk. Guests expecting a delightful farmstay at an historic 200 year old landmark are invited.

Caledonia Farm was a true delight.My gentleman friend, Wim, and I spent this past weekend at the farm along with Wim's brother and sister-in-law. What a beautiful and genuine country B&B! My fiance and I stayed at Caledonia Farm this past January upon celebration of our engagement. Though the weather was cold, the atmosphere in the house was warm, and the surroundings breathtaking. The house itself has a cozy kitchen, with letter magnets on the fridge, and the odd newspaper clipping here and there....

Absolutely authentic experience of a 19th century living. Almost like living in a museum. The house which is 200 years old is very well maintained and beautifully decorated. A charming host, Phil, at a very historic 1812 farm. More than 2 miles of stone fence surround a beautiful setting. I recommend this B&B because Phil goes out above the call of duty to make your stay a great one.

Much like another reviewer, we had a bad stay at Caledonia Farm. The main reason was the rudeness of the owner, Phil. We did not feel comfortable interacting with him upon arrival or at breakfast. Our apology to this reviewer and to our MANY guests over the past 27 years for tolerating a substandard bathroom. In January 2010, a totally modern bathroom replaced the old one. Also a new system was installed for our regularly inspected and approved well water. The overdue renovations were done without harming the authenticity of the over 200 year old...
