My wife and I spent 1 night here in the Rose Room, a queen room with en-suite bathroom and shower over bath. The inn is a listed building, steeped in history and dark wood internally. Wi-Fi worked extremely quickly. Complimentary wine and soft drinks were available. Lackawanna is a 5-10 minute drive from downtown Front Royal and gives easy access to the Shenandoah National Park and Skyline Drive.

While we enjoyed our stay we felt that we were mislead about what to expect. First of all we were expecting to enjoy the beautiful pool shown in the online brochure. It was not operational and we were not warned in advance. Also, we imagined sitting on the front porch overlooking the Shenandoah river. It was not visible at all. This was part of the promotional literature on the brochure. I want to emphasize that we enjoyed our stay but it was not as advertised and had we known what to expect we may have chosen something different.

We are very aware of the unpleasantness of false advertising. Therefore we try to cover all bases and our website does note that the pool is closed for maintenance. We are in the process of updating our webpage and the house does overlook the Shenandoah River, however, because the trees have gotten so big in the front and the River is not visible during the Summer, we are going to rethink how we present the fact that Lackawanna overlooks the Shenandoah River.

The B&B is in a very quiet and secluded area with a campground just below it. The porch is spacious with lots of rockers, a swing, and benches. The inside woodwork is original with the dining room to the left of the front door and a sitting room to the right. Red and white wine with snacks are offered in a small alcove. The dining room was stocked with coffee and tea as well as some biscotti, chocolate chip, and another wafer type cookie. There were some jars of peanuts, snack mix, sodas, waters, and a few beers in the frig upstairs. There are a few stone steps to get up to the porch, about 5, the front entrance step, and then 18 steps to the second level for people who might have concerns about steps. Coffee by the pot is available at 730 with breakfast being served from 830 to 930, come when you want to. The hot foods are on a sideboard in a buffet warmer. We had fruit the first morning and then croissant French toast, scrambled eggs, bacon, and fried potatoes. The second morning was an egg frittata, bacon, a freshly baked blueberry muffin that was huge, fresh orange juice, and iced water in pitchers on the table. Conversation with B&B other guests is always interesting so you tend to linger at the table after eating. Beds were comfy. We stayed in the Rose room which was spacious, had 2 wing chairs, and an old claw foot tub.

We thoroughly enjoyed the hospitality of Sandy and Phil as they provided a relaxing retreat in lovely area. Super breakfast and free wine. In fact only sort of complaint was didn’t have air conditioning on as our upstairs room was warm when temp hit 90 degrees.

After making an on-line reservation for a room at this bed & breakfast I unfortunately had to cancel. I sent the innkeepers an e-mail explaining this, well within the 7 day cancellation period. I sent them a copy of my cancellation email and I was still charged the full rate of the room. The innkeepers responded that because they didn't open the cancellation email they would not refund my money. I recommend not doing business with this B&B if there is any concern about cancelling. I find their decision, extremely unfair!

My response was not that I did not open the cancellation email but that her response was sent on the copy of her room reservation confirmation and the subject line read “your reservation has been confirmed”; so I would not have opened that email as it appeared to be a copy of a reservation confirmation which we already had in our records. I explained to the customer she would have received a cancellation for the reservation had we received her note and if she did not receive a cancellation notice it was her responsibility to follow up on her request. I also explained that we waited up until 11pm for them to arrive, thinking that they had gotten delayed in their travel. That coupled with the fact that it was our busy season and we could have rented the room several times, we did not feel it was our responsibility to refund the charge. We have been in business 20 years and our policy clearly states that there is no charge if room is cancelled up to 7 days before reservation. We do not charge any fee if that is done and room is cancelled. We try to accommodate guests the best we can and with bad weather, family health or crises we often waive the charge if we can rent the room after the 7 days. The customer must be aware that a cancellation is not in effect until they receive a notice of cancellation.
