My girlfriend and I experienced an absolutely wonderful BnB! Mary Ellen was very accommodating, especially after my better half, determined she liked another room even more! Warmer weather, fall colors and a 'tucked away' room added to the privacy we desired and a room we fell in love with. We'll be back!

We stayed at the Phipps the first time on our wedding night in 2003 and recently returned to stay to celebrate our 12th anniversary. We live in town, but find the Phipps a great quick get away. The Inn is close to downtown so we could walk where we wanted to go and around town at the end of the... More

We have been staying at the Phipps Inn annually for several years now and always enjoy our experience thoroughly. It's our home away from home. Great food, wonderful accommodations and we always enjoy seeing the owners. We just recently stayed for our 40th wedding anniversary. We have stayed at several B&B's over the years and no place else compares in... More

My husband and I stayed here for the first time on our wedding weekend in 1994, and have returned here for 21 consecutive anniversaries, a milestone birthday, and once with out-of-town visitors - a grand total of 24 times! We are by no means bragging, just stating the obvious: this is a very special place and well worth multiple trips.... More

I was an invited guest of my sister and when we arrived we were not made welcome whatsoever. She made us feel as though we were troubling her for staying at her establishment. Upon this treatment by the inn keeper, we left for another hotel. My negative rating of this B&B was deleted by the owner as she felt it... More

The owner cannot delete a bad review however TripAdvisor can and does when the person has reviewed something they did not experience such as sleep quality. This person was not a registered guest. He arrived with his sister and demanded that we give him a key to bring others back very late in the evening. For the safety of our... More

This B&B is conveniently located one block off of the main street through downtown Hudson. It is within walking distance to the river front, the downtown area, and it is across the street from the Octagon House. They do have some off street parking. The property is well maintained and beautifully decorated. There is a breakfast served in the morning... More

Thank you for the review. Hudson is a great little city and we're happy to inform guests about all it has to offer. We do enjoy serving breakfast in the Dining Room however guests also have the option of having breakfast brought to their room: private, romantic, elegant! More

This is a fantastic B&B. The breakfasts were so good, I started liking omelets. The rooms are fantastic and it is probably the cleanest place I've ever stayed at! The host was gracious and by the end, we were family. I can't wait to visit again.

My husband and I stayed here for two nights over the 4th of July holiday. Mary Ellen greeted us and gave us a quick tour of the property. There are several common areas and thoughtful amenities around the Inn to enjoy including local artisan chocolates. The location of the Inn is perfect for easy access to Hudson's downtown area. It's... More

Stayed two nights while attending a friends wedding. Historic beautiful home. I would have liked to just tour the home and for the money stayed at a more reasonably priced hotel. The rooms were all large and themed different. They were decorated too dark for my tastes.

Thank you for the review. We value the opinion of all the traveling public even though this review is nearly a year past the date stayed. Our inn has airy, bright rooms and we usually hear "amazing" regarding our breakfasts. Guests wanting an excellent lodging experience find our rates appropriate.
