Tumble out of bed and enjoy a morning ocean walk, returning to breakfast on your Italian tiled lanai overlooking the ocean. The view of the ocean is wonderful. Tastefully renovated dream kitchen with granite countertops, two flat screen TV's, five appliances (including washer/dryer) and romantic bedroom with four poster bed, two new memory foam mattress and beautiful Egyptian bedding. Alii Villas is a popular, well maintained resort located on scenic Alii Drive, with nothing between it and the ocean except palm trees and lush gardens. Everything provided, including custom bath robes and aloha welcome basket.

Our condo really fitted to purpose. Spacious rooms, kitchen, bed, bath, so you can easily stay there with 3-4 people during Ironman season. The little „jungle“ terrace was cosy and we really enjoyed our breakfast there every morning. Our villa provided all sorts of outdoor facilities like sun chairs, coolers to make your beach trip to e.g. Hapuna beach as easy as possible. We also used the huge barbecue deck by the pool where we enjoyed the classic Kona sunset. The washing machine and dryer were also quite heplful during our stay. Location wise this condo also best, as Alii Villas is as the name suggests, on central Alii drive. Walking distance to Kona downtown 20 minutes and to „city“ beaches like Magic Beach (sandy with huge waves) or Kahaluu Beach (rocky for snorkling) 60 minutes. The residents and management DO NOT like children and the regular noise children make. We had several “noise complaints”, and the owner received a fine. My children were not noisy above a normal 3 year old and 13 month old. I did everything I could to appease my children after the first complaint. It made it a very stressful situation

Despite rules about quiet hours, Alii Villas has a resident (or very frequent on-island visitor) with a HUGE 18 Wheeler Truck. It wakes people up on this property and surrounding properties at 5:30 AM- OFTEN. If you want to wake up at 5:30 AM on your vacation, stay here. The management here needs to correct this issue ASAP. Either this person needs to move out, stop visiting his girlfriend, or park that truck somewhere else. Otherwise he is violating the rules for quiet hours. This area of the island is high density population and it's not fair to other people, residents, guests, and tourists to have to listen to this at 5:30 AM. We were reasonable about this for a while, and thought it might go away, but now it's been going on for almost a year, so it's time to say something. Perhaps this review will motivate the residents or managers to speak to this person about his truck. When the truck goes away, I'll remove my review. It's BAD. I don't want any unsuspecting person to waste your hard earned vacation money. Otherwise, this is complex is in a great location. It is not a resort, so it's misnamed. It's a condo complex. It has a mix of residents and tourists.…

Aloha, The truck is no longer there. We have put in new carpet, newer hide-a-bed, new blinds, new slider and louver windows that really block any outside noise, keep it cooler and look great. We put in an awesome a/c and are putting in new DC fans throughout with LED lighting. We also got a new smart TV that is 65." We are looking at new lanai furniture and possibly a new sink.

We stayed in condo 340. It was spacious but VERY hot. There is no air conditioning, only ceiling fans. Beware as there no lifts, only narrow stairs to negotiate suitcases up. We would compliment the booking realtor on the communication leading up to our stay. We found accessing the apartment easy. Walking into the main part of Alii Drive for shops and restaurants takes about a half hour each way. Doubt we would book this again.

This apartment was absolutely fantastic, from the moment of first booking right to the end. We booked the apartment via booking.com so not sure if this impacts the apartment we got, but we went through Susie at Alii Breeze apartment #606 and she was fantastic in giving us all the information we needed for check in plenty in advance. On check in, we were able to find the apartment easily and the first thing you notice is the view... the view from the lanai / balcony is incredible so we made sure to eat breakfast out here every morning, and the apartment was much more spacious than I had anticipated. The apartment was fully kitted with appliances, cooking utensils and even some snacks which was a really nice surprise. The bathrooms were fantastic also and again came fully stocked. We had zero complaints about the apartment itself and even the pool was really nice. We perhaps went at a more off-peak time of year but everytime we used the pool we were the only ones there, including even on the sun loungers so was super relaxing. It's a decent size pool meaning you can have a really good swim! The location was brilliant, it was so close to the beach and the local area, and we really enjoyed all the local restaurants. It made walking to the local town so easy as well as the nearby beach (Honl's beach). The free parking was also very handy for the car we hired, as we used the apartment as a hub to explore Big Island overall. ALOHA!!!! Our family stayed here for a week and unfortunately have to check out today. :(. If you want try ocean FRONT, this should be on the top of your list. Hopefully you like hearing the surf because that is what you will here all day and night! Thank you to Dawn at Clark Realty for assisting in the stay, and the owners for renting out such a wonderful place. Keep in mind, it can get warm with no A/C but with open windows and fans it was quite comfortable. As we have only stayed at hotels in the past, this will be our path from now on. Mahalo, A hui hou kakou!!!

Spend our anniversary at the alii resorts. Staff was very quick to answer and questions or concerns promptly via email. Condo was exceptionally clean with just enough supplies. Beautiful and well kept property extremely close to the beach with amazing ocean views. Very well situated location. Will be traveling back and using this resort!

We stayed here for 10 days and we were so sad to leave. The view from the Lanai is amazing! We saw dolphins almost every morning! The place was clean and comfortable, with absolutely everything you could have wanted in it! We made good use of the beach umbrellas and coolers. We had 2 little kids with us, 3 years old and 8 months old, plus my husband and I and my father. It was a perfect amount of room! Although it does not have airconditioning, the breeze from the ocean whips through at night! It was a great place to stay! Highly recommended!

Our stay at #205 Alii Villas was wonderful. We loved the common areas and how well maintained they were. Everything in the condo was clean & bright! We loved how at sunset people gathered at the ocean edge and enjoyed the view. It is also a quick drive into Kona which was great for restaurants and a little bit of shopping. We would stay here again! Thanks.

This quiet ocean view condo development is located within minutes of the bustling Kailua-Kona village area with easy access to shopping, bars & restaurants, but far enough down Alli Drive to not be impacted by the noise. The development landscaping is well manicured & all the common areas, including pool & BBQ area are clean & well maintained. We rented a 2-bed, 2-bath unit in Bldg D, closest to the ocean with a large lanai & great view. We always prefer condo living when traveling and Alli Villas did not disappoint.
