The Cottonwood is worth a visit just to see the renovated hotel. It's beautiful! The history of the hotel is very interesting and the architecture is fabulous. They did a great job with the renovations and the City of Omaha should be pleased that the building was rejuvenated. The staff is very friendly and accommodating and we were fortunate to get a quick tour of several areas. While we did not eat at the restaurant or partake in the bars in the hotel, they were busy while we were there and looked clean and nice. The restaurant menu looked to be on the pricey side, but there are other places to eat in the Blackstone district that are within walking distance if you choose. We were offered a free glass of wine during happy hour and coffee in the morning, but a few extra free items in the morning would be appreciated. The bed was very comfortable our standard room was adequate. That all said, the Cottonwood has a lot of the same issues that I find in almost all hotels. The housekeepers fail to use the wand on their vacuum to clean along the edges of the walls and bed and we found several "chunks" of things along the bed and lots of "fuzz" along the walls in the bedroom and bathroom. The bathroom did not have an exhaust fan, so after a hot shower it was like a steam cabinet and you have to wipe down the mirror several times to see yourself. The temperature in our room also seemed to be hard to control, so it went from hot to cold quite a few times. The rooms seem to be very quiet, but the doors slam hard, so that's a common noise in the hallway. The hotel itself does not have a parking lot, but they offer valet parking for $27. We parked in a lot one block away for $5, but it would be nice if the hotel had a dedicated lot and offered free parking. One of the members of our party had a traumatic experience in a parking lot across the street from the hotel, so I would suggest situational awareness in this area of Omaha, even though it looked and felt safe enough to me. All-in-all, we had a nice stay, but their job is not finished. They still need to work out some bugs. Hopefully they are on their way to being a 5 star hotel!

I’m so happy this hotel opened! They are paying excellent tribute to the original while appropriately making the hotel up to date. It’s all about the details, for better or worse.
For better:
* Original tile flooring, architectural elements, pictures, etc in the common areas pay homage to The Blackstone and are a treat
* Swanky and interesting decor in the common areas and bars/restaurants... excellent!
* Friendly and helpful staff
* Overall very good food from breakfast to steak dinners
* Clean!
* Comfortable bed and cush towels

For worse:
* room decor needs a plant, a pop of color, art on large blank walls... has a sterile vibe
* no room service due to covid. Got take out from their restaurant but hard to eat in boxes with plastic silverware
* need a shelf near the freestanding claw foot tub for soap, etc.
* dress code for employees of The Committee Chophouse is too casual considering the upscale pricing of the food (jeans and tennis shoes)
* community bottles of soap, shampoo, and conditioner in the room are a turn off, especially during covid. Bring your own stuff if you don’t want to use an open bottle.

Overall, I give this hotel experience 4.5 stars. We will stay here again and can’t wait to see the pool this summer.

This venue was worth every penny. It was nice to have everything packaged in and not nickeled and dimed for little things like napkins. It made planning a wedding way easier. We had our reception in the Schimmel ballroom and it was so beautiful! We loved that there was built-in coordinator. Gabi helped make our wedding dreams come true, down to the specific type of alcohol we wanted for our "signature drink." Gabi also helped us find some of our vendors and gave amazing recommendations or ideas as to how to make the specifics work. I am also gluten-free and they went out of their way to make sure I could eat a Rueben on my wedding day. The customer service and hospitality this venue provided was incredible. So many guests came up to me and spoke about how awesome the servers/bartenders were. We also loved having a room block at the hotel so all of our guests could walk back to their rooms at the end of the night.

This is a beautiful hotel in a top notch location but the service leaves so much to be desired, especially at such high rates. On our visit there was one person at the valet stand, working very slowly. We noticed multiple drivers getting out of their cars and standing next to their vehicles to have them parked. Then, upon entering the hotel, we waited another five minutes for someone to come to the front desk and check us in. I actually had my phone out about to call the main number when a shockingly unprofessional young man came to check us in. He spoke so quickly we had to keep asking him to repeat himself. When we told him we were celebrating our anniversary he replied “good thing you chose this place and didn’t stay at a Marriott or the Hilton!” Our anniversary was never acknowledged by a single staff member after that. Sadly, there was no turn down service as advertised. The room was minuscule even compared to rooms in larger cities that are notorious for small rooms such as New York or San Francisco. And to cap it off, the windows were so high only my six foot tall husband could adjust the shades. By the following morning we were so disappointed in our stay and regretted the $400 rate plus the $30 parking we left without enjoying breakfast. Next time we will happily stay at the Marriott.

Had the opportunity to stay over at this property in early March 2022. From the moment I arrived and interacted with the polite and well informed valet to check in and dinner at the Committee Choproom with Ashlynn — this property fulfills the brand promise of consistent professional perfection during your stay.

The interior is simply gorgeous and stylish. Well appointed rooms and suites welcome guests with premium bath items and soft, cozy premium linens. The flat screen TVs are high end and crisp with easy Chromecast integration.

Dinner at The Committee Choproom was exquisite. Ashlynn the server was among the most personable, helpful and polished servers I’ve had the pleasure to share time with in years. Her recommendations across the menus were spot on. The whiskey strip was done perfectly to my requested donneness. It had magnificent layered and nuanced flavors and a fantastic texture and temperature. Even the fat trimming was melt in your mouth perfect.

The cases at salad was a study in culinary excellence. The texture and lightness of the croutons were a welcome change from the often soggy or overly hard and stale versions so frequently encountered. The dressing was tangy and a hint of anchovy peeled through. Magnificent all around.

I’ve definitely found my new roost here in Omaha whenever I am in town. If you come, prepare to be pampered and treated very well.

Fabulous find - great hotel and a first rate team

From the moment of arriving and being greeted at the door, through to reception, the early morning breakfast crew, the bars and restaurant staff are all friendly, informative, engaging and a pleasure to connect with.

Food is imaginative, well prepared and served well.

Joey is a true front of house manager - knows and is genuinely interested in the guests and the bar staff are fun and comfortable to just sit an chill after a long day.

A few nights I arrived v late at almost midnight. The reception team quickly guided me to which local restaurants would still be available and deliver food.

The rooms are nice quality with marble bathrooms, High quality linen and housekeeping does a first rate job keeping the rooms spotless.

We arrived at the Kimpton at about 6:00 p.m. on a Friday night. We used valet parking which was very quick during our whole stay (there is an extra cost charged to your room of about $27/day). Be sure to allow extra time to check in, there were only two areas where we could check in and the wait was about 15 minutes but around 7:00 p.m. the wait was much longer. Each person is given personalized instructions about the hotel and, since it was our first visit, we appreciated the directions. We visited The Orleans Lounge (on the main lobby level) and The Cottonwood Lounge (on the lower level) while we were there. The hotel is newly refurbished and full of history (be sure to check out all of the pictures and memorabilia on display in the lower level hallway. We had a corner suite and loved it. Overall our stay was excellent and we will be back.

I was very much looking forward to staying at this hotel. The location is great and it is beautifully decorated. The bed was also very comfortable. My husband and I booked a two-night stay and upon waking after the first night, there was no hot water and no water pressure in the shower. The lady at the front desk offered to rectify the issue by giving us enough rewards points for a free night stay that we could use at any IHG hotel, which we were okay with. We had also hoped they would fix the issue with the shower, but instead, we were accidentally checked out of our room (we didn’t realize this until the next day). Somehow our key card still worked because we were able to get back in our room, but we awoke the next morning to a stranger entering our room, TERRIFYING!! And still no hot water to shower with. Definitely bummed how this stay turned out.

I have had 3 nights at the hotel and the property is gorgeous and very upscale. The rooms are really nice, clean, and the food and drinks are fantastic. My concerns with the hotel are the management, particularly regarding billing and speed of service.

I ended up being charged way more than I expected and the charges are for things we did not get or order. Additionally, we were told we would get $50 food/beverage credit as part of our reservation package but it ended up still being charged to my card. It's hard to get accurate information about what the charges are for since the itemized receipt only lists general categories (liquor, food, parking, etc.) Additionally, weekend parking is limited only to $27/overnight valet or neighborhood street parking. A place this nice should have more parking options.

The check-in process takes a long time. I waited 10-15 min in line behind 2 or 3 groups of people to check in and the lobby was freezing cold during the wait because of cold air blowing in from the front doors. The restaurant in the hotel had very slow service because they were grossly understaffed and the waitstaff was clearly new to the job. The food was really good though. Finally, the prices on the menus were often wrong and the charges on your bill were different than what the menu and website say.

In summary, this place has a lot of kinks to work out and lots of room for improvement. It definitely has the potential to earn a 5-star review but I have been frustrated with their billing and service.

I wanted to give the Kimpton Cottonwood 4 1/2 stars but couldn’t figure it out. Our family used the Kimpton Cottonwood for our daughter’s wedding. When we toured the hotel it was still under construction back in early October 2020. But after meeting with Gabi, the senior event manager and seeing the ballroom we knew it would be a perfect fit for our needs. From start to finish we had our questions answered and our requests met. Being from out of town I thought it would hard to plan the wedding, but Gabi and her staff made it easy. And our daughter’s wedding day turned out to be a dream come true. We couldn’t have asked for a more perfect day. The food that was served and the staff that worked that evening were excellent!
The reason I am giving the Cottonwood a 4 1/2 star rating and not a 5 is because they still have some kinks to work out, which it seems like they are trying to do. My husband and I stayed 5 nights and our room could have used an extra towel bar, maybe another hook, and a small dresser. They have a big armoire but we filled it with our wedding attire so we had to live out of our suitcases. The Cottonwood did provide extra luggage racks but that filled our room which was not exactly what we had in mind.
There is a beautiful pool on site but it was packed each day. Not just by hotel guests. The apartment building across the street has access to the pool too, at least that is what I’ve been told, so it filled up fast. This needs to be addressed because if you are paying top dollar for a relaxing stay at a hotel you probably want to be able to sit by the pool. I hear the Cottonwood is working on this situation which is a good thing.
Other than that, I would go back to the Cottonwood. The staff were excellent, the rooms comfortable and clean. And our daughter’s wedding day was perfect!
