We took our kids to Omaha for a two day visit to the Henry Doorly Zoo. We have done this trip before and have stayed at a few hotels in Omaha, including the one nearest the Zoo and a casino hotel across the river and the Fairfield Inn and Suites is a newer, cleaner hotel that is not too far away from the Zoo, Childrens Museum or Old Market. It is truly a hidden gem. We reserved a room with a Omaha Zoo gift card package and unfortunately they did not have the gift card the night we checked in. We got a call that evening that the GM was going to stop by the Zoo first thing in the morning. We were greeted with an elbow bump (Covid handshake) by the GM the next morning who had stopped by the zoo to stock up on gift cards as they had run out. He was very friendly and apologetic and recommended a slick shortcut down 10th St that took us on a straight shot past downtown right to the Zoo parking lot. There is a McDs a half mile straight down the road for families staying with tired kiddos and the Old Market is not far away if looking for food options. We will be back again for our next Omaha Zoo adventure!

Had an excellent stay while hosting a Zoom event! They allowed me to check in early which was so incredibly helpful for me. Perfect roomy, quiet space with a fridge and microwave, gorgeous king bed, two TVs (yes we used both!), and a spacious and clean bathroom. Also greatly appreciated e hand sanitizers and wipes in the room, as well as the protection on the tv remotes. Being an experienced Marriott traveler I am used to the bare minimum from Fairfields but this property is something special within a few blocks of downtown but in a quiet area. Much much appreciation to Cody at the front desk for facilitating my early check-in and making sure my room was ready! Friendly attitude and eager to help. Very pleased with my stay. :)

Pros- friendly staff, location close to downtown & Creighton University, price, covid style grab & go breakfast was average (cereal cups, yogurt, fruit, microwaveable breakfast sandwiches, milk, juice, muffins, coffee), comfortable firm style mattress
Cons-not the cleanest (windows left open, food in fridge, candy pieces on the floor that weren't ours), small pool which fills up fast, covid style grab and go breakfast, ice machine only on the 2/4 floors (does covid not exist on 2 of the floors? why not just put them on all the floors and clean them?)
If you are concerned with mask wearing about 1/2 the staff wear it over their nose & mouth & the other 1/2 wear it under their chin or not at all. I don't feel like they clean well (even though they advertise that they do. So if you are concerned for health reasons I would skip this one.
Since this was a trip to see the zoo and some of the other attractions in the area, as a mini spring break type trip, I wish I had spent a little extra money & stayed at one of the better hotels in the downtown area, I think it would have made my perspective on Omaha much better.

I stayed at this hotel in July 2020. I was led to believe that the hotel would not be full and that you kept the rooms empty for 72 hours or more in between guests. This was not the case. The entire hotel was booked. There were only two empty parking spots in the lot when I arrived.
Also, with COVID-19, it was my understanding the pool and buffet would be closed, but both were open (and teaming with people). I did not feel secure in my visit at all. I can’t even be sure the light switches and/or remote was cleaned as there was no signage in my room.
On top of that I got charged $4.95 for data service. I have never been charged for this before. I did not log on as I have my own Verizon data package and can use cellular.
This entire visit was an extreme disappointment. I sure won’t stay at this location again.
I even wrote a letter to Marriott customer service and my only reply was that they would talk to the hotel management. How about a partial refund or some type of credit. After this horrible experience I may never use Marriott again.

I stayed for 3 nights. Very large, comfortable and clean room. All worked well. Easily accessible electricity and USB portals. Excellent sleep comfort. Basic but OK breakfast is included in the room rate. Staff is friendly, helpful and efficient. The offer free UBER transportation when you travel within a certain zone; this is a unique and very appreciated service. I had a good stay and can highly recommend this hotel.

We really enjoyed our one night stay here recently. The front desk staff was efficient during both check-in and check-out. We asked about free Uber rides to nearby places such as Old Market that we had read of in a prior review but were in informed they are no longer being offered. Our room on the 4th floor was quiet, clean and well stocked with coffee and tea. The bed was very comfortable, and the bathroom was spacious. The normal breakfast has been changed due to Covid-19, but is still filling. They had bagged English muffins & bagels, microwaveable breakfast sandwiches & wraps along with oatmeal, cold cereal, juice and bananas.

When I booked this hotel, I decided to pay extra because they promote a "hot breakfast" with pictures of a nice breakfast bar. In reality it is not nice at all.
For 2 of the 3 days of my stay, the only "hot" breakfast item was a barely-warm Jimmy Dean store-bought breakfast sandwich that was mainly all biscuit. No cereal. No yogurt. It was pathetic and I was shocked that a Marriott hotel would advertise this as a hot breakfast.
Save yourself the money and book somewhere else.

Thank you ERCoir for the honest review. Marriott has made changes to the rotating menu. Individually wrapped sandwiches and quiches are part of the hot breakfast now. I do apologize for the barely warm sandwich. We came to town for a 3 day Presidents Day volleyball tournament. Easy to check in, great location to CHI for the tournament, food nearby, and the friendliest staff I’ve ever encountered! We appreciated that they put breakfast out a little early as we were the early morning team, so they were ensuring our girls got a healthy breakfast in them. Thoughtful gestures like this were had the entire time. Then, as we checked out, said our goodbyes, we got a genuine “please come back anytime!”. Little did any of us know that would be in about 6 hours as all of our flights into Texas got cancelled. They made room for all of us, gave us a great rate, and continued to be awesome company. Robert and Christine were friendly and approachable despite whatever was going on around them. Because of the rapid temp swings, several hotels had pipes burst. Fairfield was one of these. However, Kate handled a crazy situation with consideration and care. Despite the chaos, they still ensured we had breakfast the next day!
All in all, the hotel was clean & welcoming. The staff made it a stay not soon to be forgotten. The breakfast was generous and delicious. A short walk away were great dining options like Burger Theory. A little further away was the super cute downtown area, where they suggested Spaghetti Works which ended up being our favorite place.
Should we find ourselves in Omaha again, we would be thrilled to see our friends at Fairfield!

We actually left another hotel to come here because the rate was good and they had working laundry machines. Upon check in the two guys at the front desk were very friendly and accommodated our request to be near the laundry room. They also gave us change for the machine. The bed was comfortable and my husband enjoyed breakfast and I enjoyed the morning coffee. Only downside is the $10 parking fee and there are some homeless people around the hotel. Good place for adults.

Fairfield Inn & Suites Omaha Downtown They declined to give us two cribs for our twins, saying that the room can only have one crib. This is after we specifically requested two cribs while booking. The staff was rude to my wife. At that point, we had been driving 12 hrs from Texas, the babies were sleepy.

Hi Brooklyn!
Sorry for the delayed response. There are a few restaurants within walking distance of the hotel: Burger Theory, Old Mattress Factory, Blatt, Beer and Table and Good Night Pizza. We do provide a free shuttle service to the Old Market that has over 40 other restaurants. Our breakfast hours are from 6-9 Monday - Friday and 7-10 on the weekend. We do however have a few things out earlier. Our shuttle service starts at 4am and runs until 12pm daily. When you check in the night before, just ask to be added to the shuttle schedule for the 9/21.
