We were there in February and by the look of the parking lot, the hotel was empty. While we paid for an ocean front room, we were stuffed into a tiny room with a side window water view. The room was so outdated, had stained carpet & felt incredibly dusty. The decor looked like it was from the 70s. The place was so outdated they didn’t even have a phone charger outlet accessible on the nightstand. We had to move the old dirty night table to find an outlet. When we turned the water on in the bathroom sink, it smelled musty. Would not dare step into the dark shower. Bedding was scratchy. Felt like the room hadn’t been occupied since last fall. It was our first time in Newport and it was a special weekend for us. We were supposed to stay two nights, but since we were sneezing like crazy due to the dust and it was so uncomfortable, we had to leave. We cut our visit short by one night — which after much back and forth with the front desk — they finally did refund us the one night. But not both nights as they should have if they were interested in doing the right thing.

Love coming to 41 North! The location is perfect! Love the décor and the rooms are so cozy with gas fireplaces, comfy bedding, sitting area with window view of the harbor. Love to come down for complimentary water or coffee/tea and sit by the fireplace and/or by the window with water views. Warm and friendly staff. Enjoyed the Fermentation class at the beautiful round bar and learned more about wines! We come Fall/Winter and never hesitate to book 41 North.

Samantha Sandoval, was the most welcoming guest serivice manager. She was very accommodating and really cared about our experience. She even went out of her way to make me a delicious iced coffee, first thing in the morning. Very personable!

I had the pleasure of staying at this outstanding hotel this week. I was there for a 3 day business meeting and was blown away by the service of the staff. We had prompt responses to our requests, including adjustments in the timing to our agenda. They pivoted without complaint and delivered food, beverages, and other necessities as needed with a positive attitude. Very customer service focused. My room was beautiful! I had nightly turndown service, the room was spotless, and the amenities were top shelf. I loved the shower with body spray and a nice shower head, and I wished I could have taken advantage of the lovely soaking tub. The fireplace was amazing…I savored it every night and first thing in the AM. The hotel is convenient to multiple restaurants and shops. The water views from the hotel are amazing. Additionally, the partner gym is only a 10 minute walk from the hotel and is well equipped. It is a perfect place to stay during a visit to Newport.

My wife and I had never been to Newport but always wanted to check it out so we went mid-November for an anniversary weekend. We researched a lot of hotels and ultimately decided on this one, and couldn’t have been happier with the choice. Absolutely beautiful hotel, location was amazing as well. The service was top notch- given we were out and about during the day then back to shower before dinners, the standard room servicing twice a day was huge. You rarely see that anywhere these days. Concierge/front desk was very helpful and accommodating weeks prior to going so we had a great lineup of restaurants and things to go. Loved it there, will definitely be back on our next trip. Highly recommend!

We had stayed for the week at another location but wanted to add an extra day (Saturday into Sunday) to our vacation as Newport RI is hard to leave. We went to Forty 1 North and they had two selections to choose from as this was Friday, the day before a beautiful weekend in New England. Guest Services Manager Samantha Sandoval took the time to show us two beautiful options. One was the red barn apartment - super cozy and plenty of space. The second one was at their Christy's building which had a spectacular view of the harbor and was a beautiful contemporary cozy space, which is what we decided on. Check in was at 4 PM (I think I have that right) but she let us check in at noon since the space was ready. Samantha was so helpful in finding us the perfect space for our short overnight vacation extension. She was so friendly and completely accommodating to our requests and needs. We will definitely be returning on our next Newport vacation.

Great room. Shower was terrific. Optional jets of water from behind. Very nice bathroom. Room was comfortable. Very good view. Had breakfast at the restaurant and it was outstanding. Eggs Benedict were great. Terrific sauce. Breakfast potatoes were delicious. Staff needs some work. We arrived after 10 pm. No valet on duty. No bell person. Lobby is up a flight of about 20 stairs. I carried the bags up the stairs. There was an elevator inside a door beneath the stairs that we couldn't see from outside the hotel. Person who checked us in had a thick accent and spoke softly. She was very hard to understand. She didn't explain the parking well. There was no tag to identify the car as being driven by a hotel guest. We just parked, but were concerned we could get towed. We didn't see a valet until our third day. If you going to have a valet, he has to be there and be visible most of the day.

The bed and pillows etc were so comfortable! The view from our room was amazing, a perfect spot in Newport! We stayed in two suites for our daughters wedding, she had the bridal party of 15 do hair and makeup in her suite, we had the brunch downstairs for 130, everything was perfect!

Exceptional service. Friendly staff. Gorgeous views of the marina. Walkable to boutique shopping and restaurants. Loved the inspirational quotes we encountered throughout our stay. We ate at the restaurant twice and the food was fresh and delicious.

This place is situated so perfectly. It is right in the middle of all the goings on in Newport. If walking isn’t your thing they offer complimentary car service to local attractions. The facility is just beautiful. It’s right on the water. The rooms are gorgeous with fireplaces, huge bathrooms, multiple shower heads, wet bars, beautiful furniture and great climate control. My only complaint is that the pillows are down and really really squishy. Other than that, even the attached restaurant we found to be one of the best in the area. A really magical experience.
